Rapid Growth Brings Host Of Civic Issues To Aundh

Pune: The locality of Aundh has many faces, from a quiet, upscale residential neighbourhood to a rapidly developing commercial zone and a designated Smart City area.
Development has brought to Aundh an influx of constructions, with a growing demographic of cosmopolitan residents paving the way for eateries, malls and an abundance of traffic.
Bottlenecks and traffic violations abound

Encroachment, haphazard parking and the traffic chaos arising from the former are the biggest issues plaguing Aundh these days, said residents — both those living here for decades and even the more recent entrants.
A resident of Sylvan Heights in the Sanewadi area of Aundh, Chirag Baxi, told TOI that traffic flow through the area has probably tripled over the last few decades.
"No one follows the rules. They park wherever they want, without any attention to P1/P2 signs. On some streets, shopowners have allegedly even pulled down some no-parking signs to ensure that their customers can park. This is a big problem in the lane where I live.
I am not able to take my car out every day as a result," he said.
"Footpaths throughout Aundh have been taken over either by shops or vehicles. There is just no space to walk anymore.

Late at night the Seasons Road, which is a three-lane route off ITI Road, becomes a one-way lane for traffic coming from both sides because of double parking," he added.
Baxi is not alone in his disillusionment. Another Aundh resident, Siddharth, had similar views. "I have been a local of the area for many years and I increasingly find navigating the roads, especially Seasons Road, a tough task. Double-parking blocks traffic flow here entirely, especially from 11pm to well past midnight.
If one parks illegally on ITI Road, the vehicle almost immediately gets towed. Ironically, just one lane away on Seasons Road, it is the opposite case," he said.
Another issue on the same road is the medians, pointed out Siddharth. He said, "Someone almost always bumps into one of the medians and accidents have become a common occurrence here. A large reason for this is the increasing numbers of vehicles jostling for space while using this stretch, either because the population residing in the area has gone up or because of the Metro works, which are diverting a lot of traffic through Aundh.
"
The junction between Aundh-Baner Road and Nagras Road has also witnessed a great deal of traffic flow in recent months. "This spot is almost always jam-packed and yet, devoid of police presence. Snarls stretch for kilometres on end. Encroachments narrow the carriageway width and increase commuters' stress. Haphazard parking adds to the chaos," said resident Vaishali Patkar.
When TOI contacted the area's traffic police in-charge, the officer said that the police have been coordinating with Pune Municipal Corporation (PMC) to open up the road near Medipoint junction to ease traffic movement.
"Since Aundh is a connecting neighbourhood, vehicles coming from the big open streets of Pimpri Chinchwad to Pune get stuck, as the roads get narrower. We are also finding other ways to decongest the area," the senior police officer said.
Cleanliness goes down the drain
The rise in encroachments and commercial establishments is also contributing massively to waste generation in the area, continued Patkar. "There has to be some active regularisation when it comes to fines levied on illegal vendors.
They must also be fined for encroaching on traffic blind spots, which makes it difficult for motorists as well as pedestrians to navigate turns," she said.
Rupesh Junawane, a committee member of citizens' forum Aundh Vikas Mandal, said, "We have been requesting the ward office to start a ghanta gadi (trash collection van) service in the evening, so that all waste generated by hawkers can be collected. But this has not happened yet.
There is a lot of garbage lying on the streets wherever there is high encroachment, such as ITI Road, near DAV School junction, Nagras Road and around Ambedkar Chowk near Gaikwad petrol pump.
"
Burning waste is another problem, especially on Spicer Road. "PMC officials must also conduct regular checks and prevent the burning to keep air pollution in check," added Patkar.
Pockets of this neighbourhood face drainage issues, too, said residents.
They added that although these get repaired temporarily, a short spell of rain leads to a resurgence of the problem.
Junawane said, "There are open plots and halted construction projects in the area because of ongoing litigation — some that have been stagnant for a decade. These areas collect water, especially in the monsoon, and become breeding grounds for mosquitoes. This is a serious health hazard for those living in nearby buildings."
Altered sense of safety takes over locality
Aundh was very different three decades ago, recollected resident Devendra Anjikar. While development is crucial, he said, the altered fabric of the neighbourhood is an issue of concern. "We used to have cultural spaces that hosted sports activities, plays and even musical gatherings, but those seem like things of the past now. We do have some cultural events, but it is much rarer," Anjikar told TOI.
A year ago, in June 2024, a 77-year-old man was brutally attacked while out on his morning walk around Parihar Chowk by a group of minors attempting to rob him. He later succumbed to his injuries, sparking widespread outrage and backlash against lax law enforcement.
Anjikar added, "Primarily, what has changed is the ability to walk safely through the neighbourhood. There are no continuous walkways and that is a big hassle.
In several parts, parking or shops have taken over footpaths, and continuous traffic is detrimental to pedestrians. Public spaces have become more dangerous in the light of weak security measures and non-functional CCTV surveillance."
Baxi echoed, "Late at night, we see many people just sitting on the roadside along Seasons Road and consuming liquor out in the open. Police vigilance is required."
Junawane summed up, "Each month at the mohalla committee meeting, when we ask for some improvement in the neighbourhood, we are told that the ward office has no funds.
Considering that we have not had corporators for the last few years, there is a shortage of funds and a lot of local issues remain unresolved. In such a scenario, corporator funds should be given to the ward office so that necessary improvements can continue to be made.
Aundh is facing a lot of problems today and despite repeated complaints, nothing has changed on ground."
Residents Speak:
Aundh is not the same as before. The loss of green cover here is massive. The condition of roads improved over time, but since vehicles also tripled, it does not make much of a difference. Traffic flow at Parihar Chowk is incessant and so are bottlenecks at various spots. A lot changed for the better with the Smart City initiative, but it is all falling apart now. A major reason is because it was all carried out without taking citizens' opinions into consideration — Kunal Chordia | Businessman
Even though we coordinated with Smart City officials since the beginning, nothing that was promised was done. We were told there would be two gardens at Medipoint junction, but they were never built. Dedicated hawker zones were also never built and so streets are lined with unauthorised vendors. Footpaths in some areas are non-existent and in others they are in a poor state. The width of roads was also to be increased as Aundh is a connecting route between Pune and Pimpri Chinchwad — Rupesh Junawane | Committee member, Aundh Vikas Mandal
Official Says:
We have an additional garbage vehicle and I will try to arrange for it to be assigned to an evening collection route. As far as encroachments are concerned, we conduct regular drives. There are sanctioned hawker zones on ITI Road for example and drives are conducted even in this locality to ensure that only licensed hawkers operate in the zones. When it comes to footpaths, they come under the main PMC road department as roads here are over 12m in width.
I will coordinate with the main department and see what can be done to get the uneven footpaths fixed — Girish Dapkekar | Asst municipal commissioner, Aundh-Baner ward office

ICAI CA September 2025: 7 effective ways to prepare after May exam result
ICAI CA results May 2025 final: Check the ICAI CA Results May 2025 for Final, Intermediate, and Foundation exams to be declared on July 6, 2025. Results announced today at 2 PM (Final & Inter) and 5 PM (Foundation) IST. With the ICAI CA May 2025 results now declared, aspirants across the country are taking stock of their performances. For some, the outcome marks the successful culmination of months of hard work. For others, it is a moment of reflection — a pause that demands recalibration rather than retreat. For candidates eyeing the CA September 2025 examination cycle, this period offers a narrow but crucial window to reorient their preparation with precision. In a high-stakes professional examination that leaves little room for error, strategic clarity, academic discipline, and psychological readiness must now take center stage. Here is a professionally curated roadmap outlining seven effective strategies to approach the September 2025 attempt with renewed purpose and elevated execution. Conduct a detailed post-result diagnostic review Before embarking on any new preparation cycle, it is essential to evaluate past performance with intellectual honesty. Go beyond surface-level observations. Identify: Topics where conceptual understanding was weak. Subjects where time management broke down. Patterns in errors — were they technical, interpretive, or presentation-related? Use this self-assessment to draft a revised study plan that addresses not just academic gaps but also behavioural and psychological patterns that may have hindered performance in May. by Taboola by Taboola Sponsored Links Sponsored Links Promoted Links Promoted Links You May Like Secure Your Child's Future with Strong English Fluency Planet Spark Learn More Undo Prioritise ICAI amendments and updated RTPs Given the evolving nature of subjects such as Direct Tax, GST, and Law, ICAI regularly issues amendments and clarification notes. These are not peripheral updates — they are often core components of the paper. Your first academic step should be to: Review the most recent ICAI RTPs for September 2025. Study all relevant notifications, circulars, and case laws issued post-May 2025. Track any syllabus realignments under the New Scheme of Education and Training. Mastering updated content is non-negotiable, particularly in subjects where accuracy depends on current applicability. Build a compressed but realistic study calendar Time is limited. Students must now abandon open-ended study cycles and operate within a 60- to 75-day plan, with clear academic and revision goals. Structure your plan as follows: 40–45 days for targeted content revision and high-priority chapters. 15–20 days dedicated to mock examinations, timed practice, and analysis. 10 days for second-layer revision and reinforcement of weak areas. The objective is to maintain academic depth without sacrificing breadth. Avoid overambition. Stick to what can be mastered and reproduced confidently in an exam setting. Focus on high-yield and frequently tested areas Data from previous ICAI exams, including May 2025, shows that certain topics tend to carry higher weightage and recur frequently. These include: Key Accounting Standards and Ind AS Strategic Costing concepts with real-life application Corporate Law provisions linked to recent amendments Capital Gains and International Taxation in DT Invest more time in topics with both high scoring potential and conceptual complexity. Solving past ICAI questions, especially from the most recent exam cycles, is strongly recommended. Embrace active recall and application-based learning Passive revision, reading, and rereading notes, is largely ineffective at this stage. Adopt active methods: Solve MCQs and descriptive questions without looking at notes. Attempt concept summaries from memory. Use verbal recall techniques to explain sections to peers or mentors. This approach is aligned with ICAI's increasing preference for case-based, analytical questions that reward application over rote learning. Simulate exam conditions through mock tests Your ability to perform under time pressure is as critical as your academic knowledge. Integrate mock tests into your weekly schedule, simulating the exact conditions of the actual exam. Each test should be: Timed to ICAI standards (3 hours per paper). Followed by objective self-assessment using ICAI's suggested answers. Analysed for both technical accuracy and presentation style. Avoid viewing mock tests as mere practice — treat them as full-dress rehearsals where mindset, clarity, and execution are refined. Sustain psychological readiness and mental clarity Students often overlook the role of mental conditioning in CA preparation. With only a few months remaining, fatigue, anxiety, and self-doubt can be just as damaging as academic weaknesses. To manage this: Maintain a consistent routine with scheduled breaks and adequate sleep. Limit unnecessary exposure to competitive peer discussions or exam forums. Focus on incremental improvement rather than perfection. You must approach September 2025 not as a reattempt but as a strategic continuation of your professional journey, calm, deliberate, and focused. Ready to navigate global policies? Mutual fund SIP guide: How to invest for the rest of 2025
As the second half of the year kicks off, mutual fund investors using the SIP route may be thinking about their next move — whether to continue as is, increase their investments, or adjust their strategy — especially with markets showing strength but also some short-term volatility , to which experts recommends that investors should stick to their SIPs regardless of market levels. 'Rather than reacting to highs or corrections, the focus should be on time horizon and goals. SIPs work best when held over the long term, allowing rupee cost averaging to play out. Adding a step-up every year—say by 10–15%—can significantly boost corpus over time without relying on market timing,' Sagar Shinde, VP of Research at Fisdom, shared with ETMutualFunds. Also Read | Mid and small cap allocation rises across equity and hybrid funds, buying opportunity in 7 sectors: Quant Mutual Fund Best MF to invest Looking for the best mutual funds to invest? Another expert, while mentioning what SIP is, said that in past corrections—such as the 2020 market fall—investors who continued their SIPs ended up buying more units at lower NAVs, which lowered their average cost per unit and when markets recovered by 2021, this led to higher portfolio growth. Live Events 'In contrast, during high valuation periods (like Jan 2022 or May 2025), the same SIP amount buys fewer units, but historical data shows the value of previously accumulated units rises. Despite market volatility, SIP inflows in India touched Rs 26,688 crore in May 2025, reflecting continued participation across market phases,' Chakravarthy V, co-founder and Executive Director of Prime Wealth Finserv told ETMutualFunds. In the first half of the current calendar year, sectoral and thematic funds have ruled the return chart and offered upto 32% return in the same period. The first 46 funds were sectoral and thematic funds. Looking at the average return offered by the equity categories, banks & financial services funds have offered the highest average return of 12.29% followed by international funds which gave 9.03% average return. Large cap funds outperformed mid caps and small caps and gave an average return of 4.87% whereas mid cap funds gave an average return of 1.44% and small cap funds lost 2.13% in the first half of the current calendar year. Also Read | Arbitrage Funds vs. Liquid Funds: Which one is right for you? Out of 21 categories, 16 gave positive returns whereas five gave negative average returns. Technology funds lost the most of around 4.44% followed by pharma & health care funds which lost 3.54% in the same period. Post analysing the performance by equity mutual fund categories in the first half of CY2025, Shinde advises flexi cap, large cap, and focused equity funds as the strong SIP candidates today due to their ability to navigate market cycles. For more conservative investors, hybrid and multi-asset funds offer diversification across asset classes and help manage short-term volatility, he added. Chakravarthy V said that after looking at AMFI data as of May 2025, small-cap and mid-cap categories have shown the highest 10-year SIP CAGR—ranging between 22% to 26% and a Rs 10,000 SIP in certain small-cap funds has grown to Rs 49 lakh in 10 years but these categories also showed larger drawdowns during volatile periods. 'Sectoral and thematic categories, like infrastructure and manufacturing, have also seen strong short-term growth but are known to follow cyclical patterns. In contrast, multi-asset and hybrid categories have delivered 12–16% CAGR over the past 10 years, with historically lower volatility and drawdowns compared to pure equity categories,' Chakravarthy V further explained. According to the monthly SIP contribution data by AMFI (Jan- May), in the current calendar year so far, the total SIP contribution has been nearly Rs 1.31 lakh crore against Rs 98,571 crore in the same period a year ago. Till the last available data, the SIP contribution has surged from Rs 26,400 crore in January to Rs 26,688 crore in May. In the current financial year so far, the total SIP contribution by the investors have been approximately Rs 53,320 crore. Many experts recommend that step-up SIP allow investors to incrementally raise their contributions, adapting to increasing income and changing financial goals. With gold, silver, and equity market rallying and investors confused about which one to choose for investment, the market experts are recommending that given the current geopolitical backdrop, political uncertainty, and global inflationary pressures, investors should prioritize a multi asset strategy as diversification helps in mitigating risk during turbulent times. Also Read | Best mutual funds to invest through SIPs in July 2025 So, considering these factors, the important thing to know is whether step-up SIP is wise now and whether investors should consider hybrid or multi-asset funds. While addressing this, Chakravarthy V says that from a purely mathematical perspective, increasing SIP contributions each year tends to result in a higher final corpus, suppose a Rs 10,000 monthly SIP for 10 years at 12% CAGR results in a corpus of around Rs 23 lakh but if the SIP amount is increased by 10% annually, the final amount crosses Rs 35 lakh—a 50%+ increase driven entirely by rising contributions. 'Separately, funds that follow hybrid or dynamic asset allocation strategies have historically adjusted their equity exposure during high-valuation periods. For example, in early 2018 and late 2021, some of these funds reduced equity to as low as 30–40%, aiming to limit downside during subsequent corrections,' he added. Believing that step-up SIP is a smart move for the second half of 2025 especially if income has grown, Shinde advices that for new SIPs, hybrid or multi-asset funds are a good starting point, offering a balanced approach to growth and stability in uncertain markets. One should always invest based on their risk appetite, investment horizon, and goals. ( Disclaimer : Recommendations, suggestions, views and opinions given by the experts are their own.
