Construction costs to spiral up as sand prices increase by 1,000 per unit

Coimbatore: The Tamil Nadu Stone Quarry, Crusher and Lorry Owners Association increased the prices of M-sand, P-sand and jalli by Rs1,000 per unit from Tuesday.
The association had launched an indefinite strike on April 16, urging the govt to withdraw the newly imposed
mineral-bearing land tax
. The Mines Department began levying this tax - Rs90 per tonne of rough boulder - starting April 4.
With the introduction of this tax, quarry owners are now required to pay an additional Rs700 per unit of rough boulder. In addition, the seigniorage fee was revised from cubic metres to one tonne, resulting in an additional payment of Rs554 per unit to the Mines Department, compared to the earlier Rs254.
K Chinnasamy, president, Tamil Nadu Stone Quarry, Crusher and Lorry Owners Association, said a meeting was held with water resources minister Duraimurugan and senior govt officials on Monday to discuss the new tax, seigniorage fee hike and other demands. "However, the govt refused to roll back the new tax and fee hike. Instead, the govt permitted us to increase the cost of materials. We withdraw the strike, as the govt agreed to consider 22 of our 24 demands."
Arvind Kumar, president, the district chapter of the Confederation of Real Estate Developers' Associations of India, said the price hike would affect the construction sector. "The prices of M-sand, P-sand and jalli were hiked thrice in the past six months. M-sand, which cost Rs4,900 per unit in November, now costs Rs6,450. The price of P-sand has increased from Rs5,800 to Rs7,552 per unit. Similarly, the price of jalli has gone up from Rs3,900 to Rs5,523 per unit. These steep increases will directly impact the ongoing projects and contractors by escalating overall
construction costs
."
He said they were planning to represent this issue to the govt and urge the state to regulate and control the price hike.
Coimbatore Builders and Contractors Association president Ramyaa R Senthil said the price hike over the past year was abnormal. Instead of controlling it, the state govt has allowed the increase in building material prices, he said.

He further revealed that several other industries are poised to enter the Orvakal Industrial Hub. These include a drone manufacturing unit over 300 acres with Rs.7,000 crore investment, expected to create 1,000 jobs; a solar cell manufacturing facility by Agastya Solar over 111.66 acres, also with Rs 7,000 crore investment and 1,000 job opportunities; and a battery production plant under e-Mobility across 245.66 acres with Rs 1,000 crore investment aiming to employ 1,000 people. Sensorem Photonics India Pvt. Ltd is planning to manufacture image and infrared modules on 25 acres with Rs 1,057.92 crore investment, generating 622 jobs. Furthermore, Sigachi Industries is moving forward to set up a synthetic organic chemicals unit on 100 acres with Rs.1,500 crore investment, expected to create employment for 980 individuals. These developments are poised to significantly strengthen the industrial landscape of Kurnool district, he concluded.

Hyderabad has recorded a decline of 11 per cent drop in number of housing units sold at 30,000 units during January-June (H1) of 2025 as per Confederation of Real Estate Developers' Associations of India (Credai) India Housing Report, in collaboration with CRE Matrix. However, the report observed a modest 2 per cent increase in the housing sales' value, as well as a sharp rise in new launches and a shift towards luxury housing in the city during H1 2025. New launches have almost doubled from 23,000 in H1 2024 to 42,000 units in 2025, indicating developer optimism despite slower absorption. The report has recorded Rs 3.6 lakh crore in primary housing sales across tier-1 cities in H1 2025, marking a 9 per cent increase from Rs. 3.3 lakh crore in H1 2024. Despite a 4 per cent decline in units sold (from 2.7 lakh to 2.54 lakh), a 14 per cent rise in average ticket size from Rs. 1.24 crore to Rs. 1.42 crore underscores a growing consumer preference for premium and luxury homes. Shekhar Patel, president, Credai, said, 'We are witnessing a decisive shift in homebuyer preferences across India. The demand is clearly moving towards larger, better-located, and more premium homes—reflecting rising aspirations and improved purchasing power.' The report highlighted significant regional variations, with the National Capital Region (NCR) leading the market with a 26 per cent revenue share, fueled by a 21 per cent increase in sales value and a 32 per cent surge in average ticket size. Luxury flats priced above Rs. 3 crore accounted for 73 per cent of NCR's sales value, despite a modest volume of 25,000 units sold. The Mumbai Metropolitan Region (MMR) followed closely with a 23 per cent revenue share, recording a 9 per cent growth in sales value and 75,000 units sold, with a 16 per cent increase in average ticket size. The share of homes priced above Rs. 3.5 crore in MMR rose from 29 per cent to 34 per cent, reflecting a strong tilt toward ultra-premium housing. Chennai emerged as a standout performer in South, achieving a 23 per cent increase in sales value with 11,000 units sold and a 12 per cent rise in average ticket size. New launches in Chennai grew from 14,000 to 19,000 units, though the market share of homes below Rs. 70 lakh dropped from 23% to 17 per cent. Bengaluru maintained steady growth with a 4 per cent increase in sales value and 30,000 units sold, supported by a 17 per cent rise in ticket size. However, the share of homes priced between Rs. 70 lakh and Rs. 1.5 crore declined from 38 per cent to 32 per cent. Ahmedabad matched NCR's unit sales with approximately 25,000 units sold, posting a 10 per cent increase in sales value and a 7 per cent rise in ticket size. The city saw a sharp decline in new launches, from 31,000 to 11,000 units, yet affordable homes under Rs.70 lakh gained a 2 per cent market share, rising from 27 per cent to 29 per cent. The decline in new launches across most cities, from 98,000 in H2 CY24 to 82,000 in H1 CY25, signals a cautious approach by developers amid rising costs. However, the robust growth in transaction values highlights the sector's resilience and the increasing premiumisation of the market. 'Despite lower volumes, 21 per cent growth in NCR's housing value is a clear indicator that quality and location are now more important than quantity. This trend is visible in markets like Kolkata and Chennai as well, where value growth outpaces unit sales. It marks a defining moment for Indian real estate—one shaped by ambition, confidence, and long-term vision,' Abhishek Kiran Gupta, CEO & Co-Founder, CRE Matrix, said, 'India's tier 1 housing markets have entered a new phase of value-driven growth. While unit sales saw a marginal dip in H1 CY'25, the `3.6 lakh crore in revenue—an all-time high—signals a clear consumer pivot toward larger, more premium homes. The 14 per cent rise in average ticket size reflects this structural shift in buyer sentiment.'

NMC to spend Rs2,100cr on resurfacing 61 major roads

Nashik: The Nashik Municipal Corporation (NMC) has decided to undertake a Rs2,100 crore initiative to resurface as many as 61 major roads throughout the city. This large-scale infrastructure project is for the upcoming Kumbh Mela , which the city is set to host between 2026 and 2028. The road development will happen in three phases. The first phase will cover 23 major roads, including sections of Nashik's existing inner, middle, and outer ring roads. They are vital as they connect to national and state highways, particularly in the Panchavati, Nashik Road, and Nashik East divisions. The civic body also plans to widen some of these roads where possible. The second phase will see development of 29 roads, including the significant Shahi Marg. And the third phase will involve re-laying of nine roads. This extensive upgrade of the road network aims to significantly improve connectivity and infrastructure, preparing the city for the large number of devotees expected for the Kumbh Mela. Nashik is one of four cities that hosts Kumbh Mela every 12 years. The last Mela was held in 2015. "We will require around Rs373 crore for developing the road network by March 2026. The remaining amount will be required in phases during the next financial year," the official said. "The civic administration has prepared a Rs15,000-crore plan for the upcoming Simhastha Kumbh Mela and submitted it to state govt for approval. Of the total amount, the public works department has proposed Rs4,000 crore for road works, construction of nine bridges, and other works," the official added. During the recent meetings, chief minister Devendra Fadnavis instructed the NMC and other authorities concerned to undertake those works which will need around two years for completion. Accordingly, the NMC completed the tender process and finalised a private agency for the construction of sewage treatment plants, sewage pumping stations and diversion of sewage from the 22 nullahs towards nearby STPs. The total cost of these sewage management works is around Rs1,475 crore. The civic body also started the tender process for the construction of the five bridges and strengthening of the Gadge Maharaj bridge. Apart from the STPs and bridges, the NMC has also prioritised road works.
