Indian developers' premium shift puts homes out of reach for many

MUMBAI -- A move by Indian developers into premium homes has contributed to a near halving of the supply of new homes that cost less than 5 million rupees ($58,000) over the last two years, deepening India's urban housing crisis by pushing properties out of the reach of even its burgeoning ranks of salaried workers.
The supply of such properties fell 43% between 2022 and 2024 in India's 13 biggest urban areas, according to data from real estate analytics specialist PropEquity shared with Nikkei Asia, as builders moved toward upscale offerings with bigger margins. Supply of new properties that cost between 5 million and 10 million rupees fell 29% over the same period.

"India reserves the right to suspend concessions or other obligations ... that are substantially equivalent to the adverse effects of the measure to India's trade," the statement said. According to the notification, the duty collected by the U.S. would amount to $725 million and New Delhi will impose an "equivalent amount of duty collected from products originating in the United States". India did not specify the tariff rate or which goods it would levy duties on. India is trying to clinch a trade war with Washington before a July 9 deadline set by U.S. President Donald Trump, after which he has threatened to impose a 26% tariff on all imported Indian goods. India has signaled it is ready to slash its high tariff rates for the U.S. but has not conceded on Washington's demands for opening up the agriculture and dairy sectors.

The development could help India avoid a steep tariff escalation. It follows a U.S.-Vietnam deal announced on Wednesday in which the U.S. will impose 20% tariffs on Vietnamese goods, lower than the previously threatened 46%.

The deadline for the 90-day pause on additional "reciprocal" tariffs unilaterally imposed by the administration of U.S. President Donald Trump is fast approaching this coming Wednesday. While many countries have been negotiating with Washington to reduce the tariffs that exceed the baseline 10% rate already in place, the outlook remains uncertain -- except for the U.K., which has secured a deal, and Vietnam, which unexpectedly announced an agreement with the U.S. on Wednesday. As the tariff implementation nears, President Trump has intensified his criticism, especially toward Japan. Earlier this week, he declared, "I'm not sure we're going to make a deal," and accused Japan of having "ripped us off for 30, 40 years." The additional 25% tariff on automobiles is already affecting Japanese automakers. With the cost burden becoming harder to absorb, companies such as Toyota Motor and Mitsubishi Motors have decided to raise prices in the U.S. market.
