
I-Berhad kicks off FY25 with 150% surge in Q1 earnings
The performance was driven by steady contributions from the group's three core business segments – property development, property investment, and leisure and hospitality.
The group's results validate its strategic pivot over the past year towards building a more resilient and sustainable asset-backed business model – an approach increasingly relevant in a volatile global environment marked with the rising importance of stable cash flows.
Leisure and hospitality generated RM26.4 million in revenue during the quarter, remaining the group's leading revenue segment. The newly rebranded Wyndham Garden i-City (formerly Best Western Hotel) recorded healthy occupancy in its first full quarter of operations, contributing alongside DoubleTree by Hilton i-City and Wyndham Suites KLCC.
I-Berhad in a statement said that these assets continue to underpin the company's strategy of yield optimisation and premiumisation within its hospitality portfolio.
The property development segment recorded a turnaround, posting RM28.36 million in revenue and RM4.62 million in PBT, compared to a loss of RM2.23 million in the same period last year. This was driven by sustained demand for units at BeCentral, as well as a soon-to-be-launched branded residence within i-City Finance Avenue.
As at March 31, 2025, unbilled sales stood at RM89.2 million, providing earnings visibility into the quarters ahead.
Executive chairman Tan Sri Lim Kim Hong said the results reflected the company's evolution into a more balanced, asset-driven business.
'Over the past year, we've restructured our growth engine to ensure we create an ecosystem that generates recurring income across our existing assets. The performance we are seeing today shows that our strategy is working – our earnings are broad-based, resilient, and supported by both recurring income and market-responsive development,' he added.
The property investment segment contributed RM6.66 million in revenue and RM5.28 million in PBT – a 42% increase from the previous year. High occupancy levels at Mercu Maybank Premium Corporate Tower and Central i-City Mall, together with active rental management strategies, helped anchor this recurring income stream.
The leisure and hospitality segment's PBT eased to RM2.97 million from RM4.16 million a year ago, mainly due to Ramadan seasonality and initial costs from new offerings. The group expects a stronger second quarter, supported by school holiday tourism and yield optimisation, especially with Visit Selangor 2025 and Visit Malaysia 2026 gaining momentum.
Lim said that the group's diversified income sources place it in a strong position to manage changing market cycles. 'We are focused on quality over speed. Each business vertical plays a specific role – some offer growth, others provide stability. This balance allows us to reinvest selectively and protect long-term value.'
Looking ahead, I-Berhad will focus on phased development, operational efficiency, and strengthening its commercial leasing. With RM5 billion in remaining GDV at i-City, the group will time future launches to maximise value and align with market conditions.
'With a stabilised earnings base and significant GDV held in reserve, we are entering a new phase – one where disciplined execution, yield optimisation, and long-term ecosystem value will define our performance. We are building more than just structures but a destination, while we are curating experiences, enabling connectivity, and cultivating a future-forward lifestyle hub,' Lim said.

No registration for RM100 cash aid, beware of scams, warns govt

(Bernama pic) PETALING JAYA : The government has urged the public to be cautious of scams and other fraud attempts over the one-off RM100 cash assistance under the Sumbangan Asas Rahmah (SARA). Speaking at an event in George Town, Penang, today, deputy finance minister Lim Hui Ying said the assistance does not require any application or registration whatsoever, Bernama reported. She said the amount will be credited directly into the MyKad of all Malaysians aged 18 and above starting Aug 31. 'We have received numerous inquiries about how to register for the RM100 SARA assistance. There have also been complaints about fake links and messages claiming that registration is required to receive the aid. 'These claims are false and dangerous. Do not click on any such links, they are scams. 'I want to stress that there is no need to apply or register for the RM100 cash aid, as it will be automatically credited to the recipients' MyKad,' she said. Lim, who is the MP for Tanjung, reassured the public that there is no cause for concern as everyone aged 18 and above will receive the cash aid. 'Only if they do not receive it after Aug 31 will we take further action and inform them accordingly,' she said. On July 23, Prime Minister Anwar Ibrahim announced several major initiatives by the government, including the one-off RM100 cash aid, the postponement of toll rate hikes on 10 highways, and a drop in the price of RON95 fuel to RM1.99 per litre. Lim also said the government is open to considering the inclusion of wet goods such as chicken, meat and fish under SARA. 'We continue to listen to feedback and suggestions regarding the list of items under SARA. There have been proposals to include wet items such as fish, meat and chicken. We will consider expanding the list when the time is right,' she told reporters. She said the government expanded the SARA initiative on May 1 to include household cleaning products, such as laundry detergent and dishwashing liquid. These are in addition to the existing categories covering basic food items, medicines, school supplies, and personal hygiene products. Their inclusion increased the number of product categories from 13 to 14, covering 90,000 types of goods. This decision was based on feedback received during the implementation of SARA earlier this year, she said.

KUALA LUMPUR: The incoming Consumer Credit Act will foster trust, transparency and more responsible credit usage, said Atome Malaysia's head of BNPL (buy now, pay later), Danny Lim. The legislation will also help enhance confidence in BNPL services and the industry, he added. 'In terms of what we focus on, in the short term, we want to make sure that we are supporting the regulators as they finalise the Bill. That's our commitment, working with the regulators, seeking their advice, and also doing what's required,' he told SunBiz. Lim said Atome fully supports the introduction of the Act as many still don't have access to bank credit. There are still underserved segments without access to regulated financial services, and we're bridging that gap by supporting their short-term financing needs.' Lim stressed that Atome aims to improve financial literacy and ensure users understand how to use BNPL as a budgeting tool and not for overspending. He pointed to a survey by the Consumer Credit Oversight Board, which found that 73% of BNPL users earn less than RM5,000 per month and of which 69% say that this is their only source of financing as they don't have access to or are not served by any bank. However, Lim acknowledged that public perception of BNPL is negative, largely due to regulatory gaps and lack of awareness. 'And, of this, I think it's important to ensure that we give public confidence, so these regulators' view coming up to us is a good positive move, so that users are more confident in using this. That's how we see it.' Atome compliance lead Inderjit Singh said its internal frameworks are modelled on regulatory standards from other countries where BNPL is already supervised, such as Singapore and the Philippines. 'We've got no regulation here (Malaysia) now. Internally, whatever we develop, our risk management frameworks, our business strategies, compliance framework, is based on what we've done in other markets.' Inderjit said when Malaysia's Consumer Credit Act comes into force, only minor adjustments will be needed. 'We already have something in place that should be sufficient from a regulatory perspective. Operationally, regulation won't impact us too much.' According to news reports, Deputy Finance Minister Lim Hui Ying said BNPL transaction volumes rose from RM83.8 million in the second half of 2024 to RM102.6 million in the first half of this year. During the second reading of the Consumer Credit Bill 2025 in the Dewan Rakyat on July 21, Hui Ying said the surge in BNPL activity poses risks to consumers, especially low-income groups and those with poor financial literacy, who are vulnerable to unmanageable debt. The total value of BNPL transactions increased 31%, from RM7.1 billion in second-half 2024 (H2'24) to RM9.3 billion in H1'25. The number of active BNPL accounts rose from 5.1 million at the end of last year to 6.5 million as of end-June. To address this and protect the interests of credit consumers, the government will establish a statutory body known as the Consumer Credit Commission (CCC) under the Consumer Credit Act. The commission, under the Ministry of Finance, will regulate currently unregulated sectors through a licensing and registration framework. Hui Ying said the Bill is part of the government's broader effort to introduce comprehensive consumer credit legislation and restructure Malaysia's credit landscape. It is designed to address two major challenges – the presence of unregulated industry players and the fragmented oversight of the credit sector by multiple authorities. 'The Bill's core aim is to protect consumer interests by ensuring proper conduct and responsible lending by all credit-related businesses, while promoting a fair, efficient, and transparent credit ecosystem,' she said. The Bill outlines the CCC's responsibilities, including advising the government on national consumer credit policy, promoting fair and responsible market practices and granting licences based on a 'fit and proper' evaluation. 'With this Bill, the government affirms its commitment to creating a safer credit ecosystem for the rakyat,' said Hui Ying. The deputy finance minister tabled the Bill for its first reading in the Dewan Rakyat on March 4. It was passed during the second reading through a majority voice vote on July 21. The Consumer Credit Bill 2025 paves the way for regulating non-bank credit and credit service providers amid rising concerns over BNPL scheme proliferation. Under the Bill, six types of businesses will come under the commission's oversight. Three will require licences from the CCC to operate – BNPL providers, leasing companies and factoring services providers (including syariah-compliant offerings). In financial terms, factoring involves a business selling its unpaid invoices to a third party, or 'factor', at a discount to raise working capital. The other three – debt collection, acquisition of non-performing loans or financing, and debt counselling or management services – must register with the CCC. In total, 253 businesses across these six categories will be regulated. Additionally, under the new law, the Ministry of Housing and Local Government will be responsible for licensing syariah-compliant pawnbroking (Ar-Rahnu) and syariah-compliant credit facilities.

MOF Warns of RM100 SARA Aid Scam Links
The Finance Ministry (MOF) has clarified that recipients of the one-off RM100 SARA aid do not need to register, amid growing concerns over scam links and misinformation spreading online. Deputy Finance Minister Lim Hui Ying said the aid will be automatically credited to all eligible MyKad holders aged 18 and above starting Aug 31, and any claims that users must sign up through online portals are false and potentially dangerous. 'We've received numerous inquiries and complaints about fake websites and links related to RM100 Sumbangan Asas Rahmah (SARA) aid registration. 'Let me be clear, these are scams. Do not click on or share them,' Lim emphasised, while stressing that no application is needed as the aid will be directly credited to recipients' MyKad. On July 23, Prime Minister Datuk Seri Anwar Ibrahim announced that a one-off RM100 SARA cash aid that will be credited via MyKad to all Malaysians aged 18 and above. This part of broader Madani government initiatives, which also include toll hike postponements and a RON95 fuel price cut to RM1.99 per litre later this year. Lim added that in the event eligible individuals do not receive the payment by Aug 31, the government will provide follow-up information and guidance. Meanwhile, Lim also revealed that the government is reviewing proposals to include wet goods such as chicken, fish and meat under the SARA programme. 'The consideration is part of ongoing efforts to align the programme with real consumer needs, especially among lower-income households. 'We're open to feedback. Any expansion will be thoroughly studied in consultation with relevant stakeholders, including the recipients themselves,' she said. As of May 1, the SARA programme covers 14 categories of essential goods, including food, medicine, hygiene products, school supplies and household cleaning items, amounting to over 90,000 eligible products nationwide. The MOF urges Malaysians to rely only on official government channels for accurate updates and to report suspicious messages or websites related to the aid. Related
