Newcastle reject Liverpool opening bid to sign striker Isak, say reports

Newcastle have rejected Liverpool's opening bid to sign unsettled Sweden striker Alexander Isak, according to reports on Friday. Isak has been training at his old club Real Sociedad this week after reportedly telling Newcastle he wants to leave St James' Park. The 25-year-old has been linked with Liverpool since the end of last season and the Premier League champions are now believed to have formalised their interest with an offer of around £110 million ($159 million) plus potential add-ons. But Newcastle, who reportedly value Isak at £150 million, remain keen to hold onto their prize asset and have rebuffed Liverpool's initial bid. Isak, who joined Newcastle in a £60 million move from Real Sociedad in 2022, scored 23 Premier League goals last season to help Newcastle qualify for the Champions League. He has three years left on his Newcastle contract, but did not travel to Asia for the Magpies' ongoing pre-season tour, with the club saying he had a minor thigh injury. On Thursday, Real Sociedad confirmed he was at their Zubieta facility with his own trainers. It was reported on Friday that Newcastle had told Isak he could agree a new deal containing a get-out clause for next year, but he responded by insisting he wants to move now. Liverpool manager Arne Slot has already bolstered his attacking options by signing Eintracht Frankfurt striker Hugo Ekitike and Bayer Leverkusen playmaker Florian Wirtz during the current transfer window. But the Reds are keen to make their forward line even more formidable by adding Isak as they look to win back to back English titles for the first time since the 1980s. Newcastle boss Eddie Howe struck a defiant note earlier this week when he said: 'He is still our player. He's contracted to us. 'We, to a degree, control what is next for him. I would love to believe all possibilities are still available to us. 'My wish is that he stays, but that's not in my full control.' Liverpool have spent over £250 million so far in the summer window, with Milos Kerkez, Jeremie Frimpong and Giorgi Mamardashvili joining Wirtz and Ekitike at Anfield. Meanwhile, Premier League side Chelsea loaned teenage defender Mamadou Sarr back to sister club Strasbourg on Friday for the upcoming Ligue 1 season. The French club confirmed the loan move on its website, having sold the highly rated Sarr to Chelsea in June. Strasbourg is owned by the consortium led by Todd Boehly and Clearlake Capital that bought Chelsea in 2022. The 19-year-old Sarr is a France under-20 international. He was a regular last season, playing 27 league games as Alsace-based Strasbourg finished in seventh place to seal a place in the Conference League playoffs. He previously played briefly for Lyon. Chelsea won the Conference League last season and will play in the Champions League after finishing in fourth place in the Premier League. Strasbourg was bought by Chelsea's ownership group, BlueCo, in 2023. Chelsea said Sarr had signed a contract until 2033 but didn't disclose the transfer fee. Strasbourg opens their league campaign at Metz on Aug. 17. Elsewhere, West Ham midfielder Lucas Paqueta has been cleared of spot-fixing charges by an independent regulatory commission, the club announced on Thursday. Agencies

Why Dubai's off-plan real estate market is gaining global investor attention

Dubai has emerged as a global real estate hotspot, with off-plan properties leading the charge in attracting international investors. These developments are becoming the preferred investment choice. But what exactly is driving this interest? Let's dive into the key reasons why Dubai's off-plan real estate market is gaining global investor attention. 1. Attractive Prices & Flexible Payments Off-plan properties in Dubai are priced lower than ready homes, with initial booking amounts as low as 5-10%. Developers offer flexible post-handover payment plans, making it easier for first-time buyers and seasoned investors to enter the market. 2. High ROI & Capital Growth Off-plan properties promise significant capital appreciation by handover. With high rental yields and demand in key areas, early-stage investments can deliver strong ROI. 3. 100% Foreign Ownership & Strong Regulation Designated freehold areas allow full foreign ownership. Buyer protection is enhanced through escrow laws, the Real Estate Regulatory Agency (RERA), and oversight by the Dubai Land Department (DLD). 4. Strategic Global Hub Dubai's location between East and West, along with top-tier infrastructure and international airports, continues to draw expats and entrepreneurs, boosting housing demand. 5. Tax-Free Returns No income tax or capital gains tax is levied on residential real estate, maximizing returns for investors. Off-plan residential sales are largely VAT-exempt. 6. Mega Developments & Iconic Projects New projects in areas like Dubai Creek Harbour and Mohammed Bin Rashid City feature modern amenities and integrated communities. Investors can explore the latest Emaar new projects with retail and transport links. 7. Sustainable & Smart Living Dubai developers are integrating green building standards, solar energy, and IoT technology. Interested buyers can check out the latest DAMAC new projects on Bayut, a leading property portal in the UAE, to see how luxury and sustainability go hand-in-hand. 8. Long-Term Residency Incentives Investing AED 2 million+ qualifies buyers for a 10-year Golden Visa, supporting long-term living and family sponsorship. 9. Digital Buying & Global Access From virtual tours to online payments, Dubai's digital-first market allows global investors to buy with ease, without visiting in person. 10. Master-Planned Communities & Diverse Options Popular destinations like Dubai Hills Estate, Emaar Beachfront, and DAMAC Hills 2 offer walkable, lifestyle-focused communities. With a wide range of projects from developers like Sobha Realty and Nakheel, options suit various budgets and goals. Final Thoughts From flexible payment terms and strong ROI to digital accessibility and visa benefits, Dubai's off-plan market blends opportunity with long-term potential, making it a global favorite for real estate investment.

Chelsea's Portugal forward Joao Felix joins Al Nassr

Portugal forward Joao Felix has joined Saudi Pro League side Al-Nassr from Club World Cup winners Chelsea on a two-year contract, the two teams said on Tuesday. "Let's win together ... Joao Felix is a Nasraoui," Al-Nassr wrote on X, along with a short video of the striker. "I'm here to have fun and win together," the 25-year-old said. Neither club disclosed any financial details of the deal, but Sky Sports said the transfer could cost up to 43.7 million pounds ($58.17 million), consisting of an initial 26.2 million fee plus 17.5 million in potential add-ons. Felix moved from Benfica to Atletico Madrid in 2019 when he was only 19 and then joined Chelsea on loan for the 2022-2023 campaign before being loaned to Barcelona the following season. He made a permanent move to Chelsea in August 2024. After just six months, Chelsea loaned the forward to AC Milan before his latest transfer to Saudi Arabia. Felix will play alongside Portugal captain Cristiano Ronaldo at Al Nassr, who are coached by compatriot Jorge Jesus. They face Al Ittihad in the Saudi Super Cup semifinals on August 19.
