
ISP Group kicks off RM80mil industrial project in Senai
This marks the group's first purpose-built logistics and manufacturing hub in southern Malaysia.
The project, to be constructed by SLG Construction Sdn Bhd, is expected to be completed by the second quarter of 2027.
"Having grown its industrial portfolio primarily through brownfield acquisitions, the company is now moving decisively into greenfield development to shape the future of industrial real estate.
"This reflects our values of sustainability, operational excellence, and long-term vision," ISP founder and group chief executive officer Eric Ng said in a statement today.
Spanning 4.1 hectares, the facility will feature a dual-storey logistics warehouse and manufacturing unit with a total built-up area of about 263,000 square feet.
ISP said the building will incorporate energy-efficient lighting, flexible configurations and wide column spacing to serve both multinational and local businesses aiming to meet modern performance and environmental standards.
Senai falls within the Johor-Singapore Special Economic Zone (SEZ), a cross-border initiative aimed at boosting trade and industry.
"The construction phase is expected to stimulate local economic activity, creating opportunities for contractors, consultants, engineers and material suppliers.
"Upon completion, the development will support new businesses and drive job creation, reinforcing Johor's positioning as a key economic hub in Malaysia," the company said.

KUALA LUMPUR: Axis Real Estate Investment Trust (Axis-REIT) shares rose during early trade following its proposed acquisition of warehouses and ancillary buildings in Port Klang, Selangor, for RM80 million. At 9.58 am, the counter was two sen higher at RM2.03 with a total of 311,300 shares traded. In a filing with Bursa Malaysia on Friday, Axis-REIT via Axis REIT Managers Bhd stated that RHB Trustees Bhd, the trustee for Axis-REIT, has signed an agreement with the vendor TS Worldwide Warehousing Sdn Bhd for the purchase. It said TS Worldwide will undertake to subdivide the master land and deliver to RHB Trustees a final land area of about 41,248 square metres (4.12 hectares), along with the buildings on it. Meanwhile, RHB Investment Bank said it anticipates a positive outcome from the acquisition as it supports the REIT's ongoing strategy of delivering consistent inorganic growth. "The purchase price implies a decent gross yield of 6.4 per cent, which is reasonable, since the asset is fully leased under a six-year term and is strategically located within a key logistics hub,' it said in a note today. Cross-border RTS 2 to spur development in Iskandar Puteri: HLIB
KUALA LUMPUR: The proposed RTS 2 link between Tuas and Iskandar Puteri, could be a major catalyst for Iskandar Puteri region, especially amid rising cross-border activity under Johor-Singapore Speciali Economic Zone (JS-SEZ). Hong Leong Investment Bank Bhd (HLIB) said while still at an early discussion stage, the RTS 2 proposal was timely and strategically important. HLIB said the JS-SEZ is expected to drive substantial cross-border economic activity and workforce mobility, and a second RTS link would play a key role in easing congestion, improving connectivity and supporting sustained growth in cross-border commuting. However, no specific details on alignment, stop locations or implementation timelines have been disclosed at this juncture. "If realised, RTS 2 could be a major catalyst for Iskandar Puteri, similar to the impact seen around the existing RTS link in JB. "Residential property prices near the current RTS station surged significantly, doubling in just a few years prior to operations commencement, highlighting the powerful value uplift potential of cross-border transit infrastructure," it said. HLIB believe RTS 2 could replicate this trend in Iskandar Puteri, benefitting developers with strategic landbank exposure in the area, notably Sunway Group and UEM Sunrise Bhd. Meanwhile, the firm said for perspective, new high-rise launches near the existing RTS corridor are now commanding prices of RM1,000 to RM1,500 per square foot. In contrast, there have been few recent high-rise launches in Iskandar Puteri. For comparison, it said Sunway's Maple Residences, a landed project launched in late 2024, was priced at just RM550 per square foot. HLIB added that the introduction of RTS 2 would not only uplift property prices in the region but also shift development dynamics. It noted that improved accessibility would justify a move from low-density landed homes to higher-density high-rise developments, improving land efficiency and allowing developers to extract greater value from their landbank.

Johor, Singapore must embrace strengths, not compete
SINGAPORE: Johor and Singapore must stop viewing each other through a lens of rivalry and instead embrace their complementary strengths to forge a powerful regional partnership, said Johor Menteri Besar Datuk Onn Hafiz Ghazi. Speaking at the Lee Kuan Yew Exchange Fellowship dinner here last night, Onn Hafiz said Singapore's capital and connectivity, paired with Johor's land and labour advantages, make the two neighbours natural allies. "Let's stop thinking in terms of rivalry and focus on shared strategy. Together, we can build regional supply chains, renewable energy projects, data infrastructure and food security frameworks," he said. The menteri besar praised Singapore's transformation under its founding father, calling Lee Kuan Yew "a statesman whose vision uplifted not only Singapore, but leadership standards across the region." "It's not always easy being Singapore's neighbour when your people constantly compare roads, airports and customer service! But the truth is, we admire Singapore deeply," Onn Hafiz said, acknowledging the often inevitable comparisons between Johor and its neighbour.
