KUALA LUMPUR - Bank Negara Malaysia's (BNM) recent overnight policy rate (OPR) cut could create a more favourable lending environment and reinforce confidence for property buyers, according to PropertyGuru and iProperty Malaysia country manager Kenneth Soh.
He said that while this rate adjustment is a promising step, shifts in consumer behaviour and market response typically take time to unfold. "This adjustment could mark the beginning of a more accommodating phase to support Malaysia's economic resilience.
"With transaction volumes holding steady and buyer confidence gradually strengthening, the latest monetary move will likely help sustain positive momentum across the property sector,' he said in a statement.
Soh said the lower OPR would directly alleviate financial pressures, making home loans more accessible and repayments more manageable.
"Coupled with other measures, such as the Housing Credit Guarantee Scheme, the rate cut may coax hesitant buyers back into the market. Buyers who were on the fence due to steep mortgage costs may now see a realistic path to owning a home,' he said.
He highlighted that the rate cut is an opportunity to rekindle sales efforts, especially in the mid-range and affordable segments where demand is expected to be most responsive.
"Improved buyer sentiment and financing conditions may lead to an uptick in bookings and sales, encouraging developers to gradually roll out new launches or reintroduce existing offerings with more attractive financing incentives tailored to current market conditions,' he said.

BUTTERWORTH, July 19 (Bernama) -- The Rumah Bakat MADANI initiative, Malaysia's largest affordable housing project to date, symbolises the strong commitment and leadership of the Prime Minister in prioritising the wellbeing of the people and improving access to home ownership. Housing and Local Government Minister Nga Kor Ming said the project will deliver 37,368 housing units, with 6,368 units planned for Seberang Jaya and 31,000 in Batu Kawan. The project is being developed by SkyWorld as the implementing company. 'Under the 12th Malaysia Plan (RMK-12), the government set a target of delivering 500,000 affordable housing units by 2025. As of March 31, a total of 492,360 units have been provided, or 98.5 per cent of the target,' he said. 'Of that total, 179,769 units have been completed, 235,862 are under construction, while 76,729 are in the planning stage,' he added. He was speaking at the groundbreaking and launch ceremony of Rumah Bakat MADANI at Seberang Jaya, today. The event was officiated by Prime Minister Datuk Seri Anwar Ibrahim and attended by Penang Chief Minister Chow Kon Yeow. Nga said the Rumah Bakat MADANI project will consist of 900-square-foot freehold condominiums, priced between RM225,000 and RM420,000. Each unit will be equipped with modern facilities and access to shared amenities, including a swimming pool, gymnasium, sports courts, multipurpose hall, surau, kindergarten, food stalls, a children's playground, a Central Park and a Vertical School. As part of upcoming reforms under the RMK-13, Nga said the Housing and Local Government Ministry and SkyWorld have agreed to implement three key features, including a 10-year construction warranty covering water leakage and plumbing, a fixed maintenance fee of RM0.18 per square foot (equivalent to RM162 per month) and a targeted QLASSIC construction quality score of 85 per cent. Clubhouse facilities such as the gym, pool, and sports courts will operate on a pay-per-use basis, he added.

According to Shahrilnizam Mohamed, 54, based on the original kuih bakar recipe of his mother, he and his wife, Mahanum Abdul Rahman, 52, allowed themselves to reimagine the traditional cake with contemporary tastes. "We want to change the perception that kuih bakar is only meant to be sweet. It can also be savoury and come in a variety of flavours…The idea to create sardine-flavoured kuih bakar was inspired by both my wife and me, as we enjoy sardine dishes,' said Shahrilnizam when met by Bernama at his outlet in Larkin Sentral here recently. Kangar smart parking system to resume smoothly from Aug 1
KANGAR: The Kangar Municipal Council (MPKangar) has guaranteed that all concerns regarding the Smart Parking system will be fully addressed before its resumption on August 1.
