Mall group's 10th facility to open in PJ this September

Petaling Jaya will see a new shopping destination – Sunway Square Mall – opening in September in Bandar Sunway, Selangor.
Spanning 300,000sq ft of net lettable area across four retail floors, it is Sunway Malls' 10th facility in the country.
Sunway Square Mall emphasises leisure and entertainment.
Key tenants include Village Grocer, Bump Bouldering, TGV Cinemas, The Library by Book­Xcess, Count, KKV, Tutu Toe Dance Academy and GoFit.
With over 150 shops, the mall aims to blend lifestyle with leisure to cultivate learning, it said in a press statement.
It will feature a wide array of F&B outlets to cater to the surrounding office, student and residential communities.
It also has 3,000 integrated parking bays.
Sunway Square is the latest development in Sunway City Kuala Lumpur, comprising twin commercial towers, a 1,200-seater performing arts centre and a 24-hour library with several million books.
'Sunway Square Mall is part of Sunway Square, a development designed to integrate a multi- faceted range of spaces, catering to the arts, commerce, education and business,' said Sunway Malls chief executive officer HC Chan.
He said leisure, food and entertainment offerings had become increasingly important drivers.
'Across our malls, we saw a robust F&B performance persisting after the (Covid-19) pandemic.
'Today, F&B outlets have increased to above 25% of total mall tenants. A decade ago, F&B only took up 15% of a mall.'
Sunway Malls reported a full-year growth of 5% in 2024 year-on-year.
The year-end festivities saw December's sales performance growing by 5.6% despite a shorter school holiday season.
The momentum continued to the first quarter of 2025, with Chinese New Year and school holidays.
Sunway Malls' strongest hold is over the Klang Valley, forming 67.2% of the mall group's total net lettable area.
The southern region currently forms 15.8% and the northern region, 17%.
Sunway is also building another two malls, slated to complete in 2027 – Sunway Pier with a retail space of 400,000 sq ft in Port Klang and Sunway Ipoh Mall with a retail space of 1.2 million sq ft in Sunway City Ipoh.
Another RM3bil mixed-used development located adjacent to the Bukit Chagar Rapid Transit System (RTS) Link station in Johor, will also feature a 400,000 sq ft retail space in 2028.
The mall group is primed to own 13 malls with 8.2 million sq ft of net lettable area.

TAK Group founder and chairman Teo Ah Khing and MPC chief operating officer Fazilah Yassin met up for a two-hour session, which also involved officials from the Brunei Economic Development Board (BEDB). In the meeting, Teo highlighted TAK Group's flagship project, Kenyalang Smart City, currently being developed here through its subsidiary, IMASA Dinasti Sdn Bhd. 'This project aligns with Sarawak's Post-Covid-19 Development Strategy (PCDS) 2030, which aims to create jobs and grow the economy through innovation, sustainability, and digital transformation. 'Kenyalang Smart City is a smart idea built in Miri City. 'As Miri and Brunei economies become more connected, especially in the oil and gas sector, Muara Port will play a bigger role in moving goods and people between both sides,' he said. After the meeting, MPC brought the TAK Group delegation on a guided tour of its port facilities to showcase its operations and explore how future trade and logistics might run through the port. The MPC is Brunei's main port operator. It is a joint venture between Darussalam Assets Sdn Bhd and Beibu Gulf Holding (Hong Kong) Co Ltd. The company took over full management of Muara Port in July 2018, and has since played a central role in the sultanate's import-export and logistics systems. The Kenyalang Smart City is an ambitious new township in Miri designed to be sustainable, green and technology-driven. It will feature smart infrastructure like intelligent transport systems, renewable energy, and digital public services. The government has issued a revised tax list, following public concern and feedback, to cushion the impact of the tax on the people and small businesses. In a broader move to manage cost-of-living pressures, the government will also exempt selected imported fruits – apples, oranges, mandarin oranges and dates – from the sales tax. The Finance Ministry said the decision was made by Prime Minister Datuk Seri Anwar Ibrahim, who also holds the finance portfolio, after taking into account widespread sentiment ahead of the SST expansion from July 1. The ministry, in a statement, reaffirmed that essential food items such as rice, chicken, beef, vegetables, eggs and various local fish – including selar (yellowtail scad), tongkol (longtail tuna) and cencaru (torpedo scad) – whether fresh, chilled or frozen, remain exempt from the tax. These types of fish are staple protein sources for many households due to their affordability and accessibility. The SST will also not be imposed on the purchase of gold, said Treasury secretary-general Datuk Johan Mahmood Merican. He said the government decided not to tax gold purchases as it is a medium of investment, and for cultural and economic reasons, too. 'Gold bars and jewellery are often considered investment tools or savings. 'From a cultural perspective, gold plays an important role in various communities, often given as symbolic gifts or blessings during significant life events such as the birth of a child or weddings. 'Even if you walk into a jewellery shop to buy a gold necklace or similar items, no tax will be imposed,' he said in a Finance Ministry TikTok live session titled 'SST Naik, Semua Harga Pun Naik?' (SST Gone Up, All Prices Going Up Too?). Johan noted that some businesses also use gold as collateral to obtain operational funds or loans. On the fruits getting exemption, he said although apples and oranges are not cultivated in Malaysia, they are integral to daily life. He also pointed out that during Chinese New Year or Hari Raya, the demand for these fruits – including mandarin oranges and dates – are particularly high, justifying the tax exemption. Johan noted that fruits like locally-grown banana will not be taxed, while imported fruits like strawberries, blueberries and avocados are considered 'selective items', and will continue to be taxed. 'The cost of our 'pisang goreng' will not increase. But if imported bananas are used, they will be taxed,' he said. Hairdressers and beauty salon operators had voiced concern that taxing their services would unfairly burden small businesses and lower-income consumers. To reduce the burden on small businesses, the annual sales threshold for mandatory service tax registration has been raised from RM500,000 to RM1mil for leasing, rental and financial services. This means only companies generating over RM1mil in yearly sales from such services will be required to charge the 8% tax. For financial services, the tax applies specifically to fee- or commission-based activities. The ministry also reminded the public and stakeholders to refer only to verified information on the SST rollout, including official announcements, guidelines, FAQs and subsidiary legislation available through the Finance Ministry and Customs Department websites. World Bank urges aid for conflict-hit economies amid US aid cuts

THE goal of ending extreme poverty around the globe remains elusive partly due to compounding challenges faced by economies in fragile and conflict-affected situations (FCS) including food insecurity and weak government capacity, a report from the World Bank showed. The report released on Friday by the Washington-based lender calls on a scaling up of international support, debt relief and technical assistance at a time when the United States, the world's largest aid donor of the past decades, steps back. Extreme poverty is rising fast in economies hit by conflict and instability, according to the World Bank's first comprehensive report on FCS economies since the COVID-19 pandemic. Over 420 million people in conflict-ridden economies survive on less than $3 a day, more than the rest of the world combined, even as they are home to under 15% of the global population. The number is projected to rise to 435 million, or nearly 60% of the world's extreme poor, by 2030. 'FCS economies have become the epicenter of global poverty and food insecurity, a situation increasingly shaped by the frequency and intensity of conflict,' the World Bank report said. Economic output in FCS nations could stall or weaken further as conflict and violence have surged and intensified over the past years. The most high-intensity conflicts can shrink per capita GDP by some 20% after five years, according to the report. Conflict and war economies are home to 1 billion people and their populations average only six years of schooling, with life expectancy seven years shorter than in other developing countries. Since 2020, the per capita GDP in these economies has shrunk by an average of 1.8% per year, while it has expanded by 2.9% in other developing economies, the report said. 'Progress on poverty reduction has stalled since the mid-2010s, reflecting the compounded effects of intensifying conflict, economic fragility, and subdued growth,' it said. Targeted domestic reforms and coordinated, long-term global engagement are needed to lift those populations out of poverty, according to the World Bank. Measures need to focus on addressing root causes of conflict such as injustice and exclusion, as well as expanding access to education and healthcare, and improving infrastructure. Investment in tourism and agriculture could help create jobs for a growing working-age population. 'With sound policies and sustained global engagement, FCS economies can chart a better path toward development,' said the World Bank.
