
Glasgow student housing plan includes shops and gym
The project, which includes the demolition of existing buildings on the site, aims to create purpose-built student accommodation along with short-stay accommodation for non-term time.
The development will also feature ground floor shops, a snooker hall, and a gym, as well as associated landscaping, amenities, and access work.
The proposal is set to be discussed with the public at a consultation event on May 22, from 2pm to 7pm at Woodside Library on St George's Rd.
This will be the first opportunity for members of the public to ask questions, give feedback, and learn more about the plans from the project team.

The consultation comes under the Town and Country Planning (Development Management Procedure) (Scotland) Regulations 2013, which was amended in 2021.
Further information about the project can be obtained from Iceni Projects, and those who wish to make comments on the proposals can do so at the event or by emailing stgeorgesroad@iceniprojects.com by June 13.
This consultation is the first of two planned events for the project.
It is important to note that this process does not relate to a formal planning application.
If a planning application is submitted to Glasgow City Council, a statutory neighbour notification and publicity will be undertaken, and the public will have the opportunity to make formal representations regarding the proposal.

In April 2024 we reported how the development, on Ratcliffe Terrace, was recommended to be refused by planning officers as the application was subsequently withdrawn by SDR Property Developments Ltd. The firm has since returned with a new application covering 27-29 and 31 Ratcliffe Terrace as well as 4 South Gray Street. The development would see existing buildings, including a motor repair shop and a laser imaging equipment shop, demolished to make way for three blocks of student flats. It also includes associated cycle parking, landscaping and access arrangements as the three blocks would be linked through a series of communal outdoor courtyards, providing a pedestrian link between South Gray Street and Ratcliffe Terrace. The previous application proposed a block of 59 student beds. However, planning officers said the development would "fail to accord with the Development Plan and associated guidance." The site consists of four industrial buildings and a stonemasons yard to the rear. The two and a half-storey building on Ratcliffe Terrace is currently used as office space and three others are industrial, occupied by Causeways Garage. The newly submitted plans include a total of 66 student flats comprising a mix of 8 per cent studios and 92 per cent cluster units. The existing buildings on the site would be demolished and a five storey block fronting Ratcliffe Terrace would be built. The block to the rear would be four-storeys in height. The main entrance would be located on Ratcliffe Terrace and the proposed development consists of external and internal shared amenity space on ground floor level. An external roof terrace is also proposed at site B, located on the rear block. Amenity space indoors would include a reception and student lounge, with another area located to the rear of the site facing onto an external courtyard acting as a games hub and lounge. A detailed planning statement concludes: "With the aid of a suite of supporting documents the Planning Statement has assessed the application against the Development Plan in accordance with Section 25 of the Town and Country Planning (Scotland) Act 1997 (as amended) and found the application to be in accordance. "The Design Statement submitted with this application addresses the design narrative and solution and should be read in conjunction with this Statement.6.4 The proposed development represents a high quality, innovative and respectful proposal for the redevelopment of a brownfield site which is compliant both with the Development Plan and other material considerations." 25-storey student tower near River Clyde gets green light
Representing £70m investment, the new complex at 138 Hydepark Street will transform a disused brownfield site into a 25-storey student residence, providing 410 beds in a mix of 236 studio apartments and 174 cluster flats. GRAHAM said the development will "address the demand for student homes across the city whilst contributing to wider regeneration efforts in the Anderston area". A range of modern amenities tailored to student lifestyles will feature across the development, including rooftop terraces, social lounges, group study areas, cinema and games rooms, karaoke and e-gaming spaces, a fitness studio and quiet study zones. The wider project team also includes Iceni Projects as planning consultant and Etive Engineers as structural and civil engineers. Newport outbuilding can be used as wellness centre
The outbuilding of the property on Allt-Yr-Yn Road, Newport, will be transformed into a Reiki healing and yoga centre. The decision was made under application 25/0242, a Lawful Development Certificate for proposed use. The applicant can now officially operate the centre, which has been deemed suitable for the residential area. The outbuilding, located in the rear garden of the semi-detached property, has been in existence since at least 2006, as confirmed by aerial images. The centre will be open from Monday to Thursday, offering sessions between 9.30am and 6pm. Each session typically hosts one client and lasts for one hour and 15 minutes, with a maximum of two sessions per day. On rare occasions, up to four clients may be present at the same time. The clients are mostly local and are expected to walk to the sessions, with alternative parking areas identified for those who drive. Councillor Fouweather raised concerns about operating a business in a residential area, but no other objections were recorded. The planning consideration concluded that the proposed use of the outbuilding does not constitute a material change of use because of the limited and infrequent numbers of clients. The centre's operations are expected to have minimal noise and traffic impacts, consistent with the norms for a residential area. The proposed activities have been deemed consistent with the residential context. The decision was made under the Town and Country Planning (General Permitted Development)(Amendment)(Wales) Order 2013. The decision includes reference to specific documents: Building Plans V2.0, Application Form, and a confirming email received on May 8, 2025. The proposal is consistent with Newport's Well-Being Plan 2018–23 objectives.
