Dubai Holding to list its residential Reit on DFM

Dubai Holding, a diversified global investment company, is listing its Dubai Residential Reit, a sharia compliant income generating real estate investment trust on the Dubai bourse, amid a continued boom in the emirate's property market.
Dham Reit Management, a wholly owned subsidiary of Dubai Holding, is offering 1.625 billion units to investors in an initial public offering on the Dubai Financial Market, the company said in a statement on Monday.
The IPO subscription period is set to run from May 13 to May 20, with the Reit expected to begin trading on the bourse around May 28.
'The decision to launch the IPO of Dubai Residential Reit marks a natural evolution in our story, offering investors a unique opportunity to participate in the GCC's largest and first pure-play listed residential leasing-focused Reit,' Malek Al Malek, group chief executive of Dubai Holding Asset Management and chairman of the investment committee of Dham Reit Management, said.
'With a diversified portfolio valued at over Dh21 billion, this milestone enables us to expand our impact, deliver sustainable unit holder returns, and continue shaping the future of urban living in Dubai.'

The initial public offering (IPO) activity in the Gulf Cooperation Council (GCC) companies grew in the first half of 2025 despite volatile market conditions driven by shifts in US trade policies, according to the latest S&P Global Market Intelligence data & analysis. The company data revealed that 27 firms across the GCC raised $4.1 billion (Dh 15 billion) through IPOs during the January-June 2025 period, compared to 23 firms raising $3.57 billion (Dh13.1 billion) during the same period last year. The stock markets witnessed volatility during the first half of the year due to US President Donald Trump's announcement to impose higher tariffs on China, the European Union and other trading partners. This had a severe impact on the global equity markets, including the UAE and GCC countries. The Israel-Iran conflict also briefly impacted GCC markets in June, though not by much, as most of the region's equity markets are dominated by companies in the banking and industrial sectors, which are usually less exposed to the direct effects of geopolitical turmoil, Marmore Mena Intelligence wrote in a July market report. Saudi Arabia led the GCC region's IPO activity, hosting seven of the 10 largest IPO transactions in the first half. Budget carrier Flynas Co. had the highest gross amount offered, raising $1.09 billion from the free float of 30 per cent of its share capital on the Saudi Exchange. Dubai Holding's Dubai Residential REIT was the second largest IPO in the GCC, raising $584 million (Dh2.14 billion). Listed on the Dubai Financial Market, the IPO was oversubscribed 26 times in May. Earlier, Alpha Data raised $163.36 million and listed on the Abu Dhabi Securities Exchange. Three listings from the real estate sector were among the 10 largest IPOs in the region, led by Dubai Residential REIT. The GCC region's IPO pipeline is expected to remain strong, according to the EY Global IPO Pulse Survey conducted with institutional investors in June. However, for the broader global IPO market, the outlook for the rest of the year remains cautiously optimistic. A potential rebound "hinges on more cooperative trade frameworks, accommodative monetary policy, controlled inflation and geopolitical de-escalation," EY said. While geopolitical turbulence tempered early optimism for the global IPO market for 2025, the long-term outlook is "promising," Stuart Newman, Global IPO Centre Leader at PwC UK, wrote in a July report. "We have seen signs of a selective reopening of IPO markets in the US and China/Hong Kong and a continued supply of IPOs in India and the Middle East," Newman noted, cautioning that a market recovery will highly depend on global macroeconomic and geopolitical stability.

Cairo – CI Capital Holding for Financial Investments has executed the EGP 1.80 billion initial public offering (IPO) of Bonyan for Development and Trade on the Egyptian Exchange (EGX), according to a press release. CI Capital acted as joint global coordinator and bookrunner, advising Bonyan on the transaction, which represented 22% of Bonyan's shares, amounting to 362.90 million shares. The offering was completed at EGP 4.96 per share, implying a market capitalization of EGP 8.20 billion at the opening bell. A total of 344.75 million shares were allocated to qualified institutional and high-net-worth investors in Egypt and abroad, with the remaining 18.14 million shares allocated to retail investors in Egypt. The Institutional book building closed on 13 July, generating around EGP 12 billion of demand, representing a coverage ratio of 6.88x. Meanwhile, the retail offering closed on 16 July, recording a coverage ratio of 33.7x. Total orders for the private and public offering of Bonyan crossed 2.98 billion shares, or EGP 15 billion in aggregate demand, implying a blended coverage ratio of 8.2x1. Amr Helal, CEO of the Investment Bank at CI Capital, commented: 'This latest transaction further strengthens CI Capital leadership role in raising capital across market cycles, having successfully concluded similar transactions with a total value exceeding EGP 14 billion in the past five years.'

Saudi Arabia's Dar AlMajed plans to list 30% stake via IPO

Saudi Arabia's Dar AlMajed Real Estate Company is planning to list a 30% stake on the Gulf country's main bourse through an initial public offering, it said on Tuesday, as more firms in the kingdom pursue a public listing. The company is offering 90 million shares to investors and the final price for the offering will be determined through a book-building period running from July 29 to August 4, it said in a statement.
