Telangana to put up long-vacant Rajiv Swagruha flats for sale, expects to raise Rs 1,000 crore

The Telangana government is selling Rajiv Swagruha Corporation flats in Bandlaguda, Pocharam, and Gajularamaram to generate over ₹1,000 crore, offering affordable housing built 15 years ago. With prices ranging from ₹2,500 to ₹4,000 per sq ft, allotment will be decided by a draw.
HYDERABAD: As the real estate market in and around the city picks up, the state govt has put the Rajiv Swagruha Corporation flats in Bandlaguda, Pocharam and Gajularamaram townships up for sale, expecting to raise over ₹1,000 crore.
As many as 159 flats in Sahabhavana township in Bandlaguda, 601 flats in Sadbhavana township in Pocharam and 418 flats in unfinished 9- to 14-storey towers - all of which are located within Medchal-Malkajgiri district - were put up for sale.
Interested parties must submit their applications, with allotment to be decided by a draw on July 30, Aug 1, 2 and 20, if there are multiple bids for each property. For details, people and builders can visit www.swagruha.telangana.gov.in/ais/.

These flats and towers were built 15 years ago, but many remained unsold and have now been put up for sale. The flats range in size from 520 sq ft to over 1,600 sq ft, with an upfront price ranging from 2,500 to 4,000 per sq ft.
These constructions were undertaken with the objective of offering affordable housing to the middle classes in urban areas and on the outskirts of cities under the Rajiv Swagruha scheme. However, hundreds of flats and thousands of plots remained unsold during the last six phases of the auction since the scheme was launched in 2007 in the combined state.

Having already raised ₹142.78 crore from the sale of 18 open plots in Phase-7 of Kukatpally Housing Board Colony, which saw one plot fetch a record 2.98 lakh per sq yd, and earning 65.02 crore through the auction of open plots and flats in Gachibowli, Chintal, and Nizampet, the Housing Board has now notified a fresh auction of its commercial plots-KPHB commercial plots, and Nampally commercial plot.
Telangana Housing Board Vice-Chairman V OP Gautham said all sales will be conducted through a transparent e-auction process, ensuring a level playing field for all bidders.
The final e-auction is scheduled for July 30.

In an interview to TOI, Memani says the overall health of businesses is not bad and he expects a reasonably strong bounce-back in growth. Excerpts: Some numbers point to a slowdown in Q1. What is your assessment of current economic situation? There are some sectors where the growth has been good. Some sectors have been impacted in terms of profitability due to the geopolitical situation, the global trade-related uncertainty and the earlier onset of monsoons. But the overall health of businesses is not bad. Overall GST collection in the first quarter is still 11-12%, it's not bad. In the low-to-middle income segments in urban areas, there is some pressure. But outside of that it's okay. Rural consumption is becoming more robust. With lower interest rates, lower inflation, more crop sowing, there is expectation that the bounce-back should be reasonably strong and we should be looking at the GDP numbers that we had estimated. Tax incentives were announced in Budget. Is there evidence of higher spends by consumers, especially middle class? So, sometimes traditional measures don't fully indicate where consumption is happening. People are spending much more on technology, much more on experiences than in traditional areas. But I am sure that in some form or shape consumption will increase whether it's in travel technology or in the traditional areas. What about private investment? Private investment has been growing. There's a general myth that private investments are not happening. It is happening. If you look at every data, after 2020, for a year or two before Covid and for a year or two after that it was slow. But from 2022-23 onwards private sector investments have picked up. There are three or four things, which are impacting decisions. One is global uncertainty; second, demand in some areas has not been as strong as anticipated, time taken for approvals for land, environmental clearances in states and lack of skilled manpower for large projects in newer areas. If I was planning a capex of, say, Rs 1,000 crore, given the uncertainty, I will probably reduce it to Rs 600-700 crore. But, the fundamental focus on growth, fundamental belief in India, strength in the balance sheet, seeing what's happening in the capital markets, lower interest rates, that will make investments come through. What is your expectation on US tariffs? Do you expect a deal? The engagement has been very intense. The level of detailing is very high. Not everyone is going to probably get the best deal. At an overall level, the industry would benefit and is keen to ensure that India enters into a bilateral trade agreement and not wait for 26% duty to come through. How is industry bracing for tariff cuts as govt is working on multiple FTAs? We are trying to see how we can mitigate the non-tariff barriers as part of the FTA talks. There are a lot of complementarities with the current set of countries with which FTAs are being signed. Indian industry is very clear that on an average duties could come down by 5-20%. If that is the gap, there has to be much more focus on competitiveness, including internal competitiveness through investment in R&D and other areas. The other is in terms of factors of production such as land, or energy, logistics and cost of capital. CII has set up a committee to address the issue of competitiveness. Mysuru: The Mysuru City Corporation (MCC) announced an e-Khata abhiyan every Friday between 3pm and 6pm to ensure that the public do not face any challenges in obtaining the services. This comes amid public outrage over the delay in issuing the e-Khatas due to various technical glitches, especially server and login-related issues, from the first week of June. There are around 1.7 lakh properties in the MCC limits, and till June 3, around 45,000 e-Khatas were issued. "We have set a target of issuing at least 1 lakh e-Khatas by the end of this financial year," explained Shaikh Tanveer Asif, MCC commissioner. He informed that the city corporation is working towards ensuring that citizens get e-Khatas hassle-free. "Complaints against delay in the delivery of services are taken seriously," he said. Meanwhile, the public and real estate stakeholders are upset with the delay in the issuing of e-Khatas, citing technical issues by the civic agencies in and around Mysuru for the last four weeks. "The statements by the officials at Bengaluru are not reaching the officials working at the revenue offices. They are clueless about the modifications in the rules. If we pressurise them to issue the e-Khata in a time-bound manner, they cite server issues as the reason for the delay," said Sundar Rajan, a resident from Basaveshwara Road. "The situation is even more problematic in other urban bodies around the city. The state govt must train the employees about the rules. Govt must ensure that all the changes in the rule reach the officials on the ground," he said. Confederation of Real Estate Developers' Associations of India (CREDAI) Mysuru chapter president Shrihari D, and BS Prashanth, president of Federation of Organisations and Associations of Mysuru (FOAM), said getting an e-Khata for a property has become a herculean task, and they raised the issue with the agencies concerned. "Those who want to sell their properties urgently are facing a lot of challenges in getting the e-Khata. The real estate sector virtually became standstill due to the delay in the issuing of the e-Khatas," said Prashanth.
