Asking prices for UK homes have smallest spring rise since 2016

LONDON: Asking prices for homes put up for sale in Britain have risen by the least for the late spring period since 2016, according to data published on Monday that added to signs of a slowdown in the country's housing market after a tax break ended in April.
The average price for houses and apartments advertised between April 6 and May 10 rose by 0.6 per cent from a month earlier and prices were up by 1.2 per cent from the same period last year, property website Rightmove said.
The price increase pushed the average price to a new record high of just under 380,000 pounds (US$505,000). But it represented the slowest monthly rise for the time of year in nine years.
These relatively subdued price increases - which are well below the pace of average wage growth and consumer price inflation over the past year - contributed to a 5 per cent annual rise in completed sales for the latest period, Rightmove said.
The price weakness reflected the highest number of homes for sale in a decade, while demand in April was down 4 per cent compared with April 2024, hit by the end of the tax incentive for purchases of cheaper homes and for first-time buyers on April 1.
The year-on-year fall in demand was the first so far in 2025. But there were signs that April's lull would prove temporary as interest among buyers picked up in early May.
The Royal Institution of Chartered Surveyors has previously said Britain's housing market slowed in April after the end of the tax break which pushed up demand earlier in 2025.

KUALA LUMPUR: Johor's share of Malaysia's gross domestic product (GDP) could surpass 12 per cent by 2030 if investments in the Johor–Singapore Special Economic Zone (JS-SEZ) proceed as planned, according to CIMB Securities Sdn Bhd. Its senior economist, Vincent Loo, said this would be accompanied by a significant rise in GDP per capita to US$15,817,compared to US$9,179 in 2023. He said that while such an ambitious pace may be difficult to sustain, even achieving half the acceleration — bringing growth to 6.1 per cent annually — could deliver meaningful benefits. "Based on our estimates, this would raise Johor's GDP per capita to US$13,932 by 2030 and increase Johor's share of Singapore's GDP per capita to 11.6 per cent from 10.7 per cent in 2023, compared to 13.2 per cent if Johor's economy grows 8.4 per cent annually. "Over the longer term, continued convergence between the two economies could lift Johor's GDP per capita to 12.1 per cent of Singapore's by 2035 and 15.2 per cent should Johor's economy grow at an annual 8.4 per cent from 2025 to 2035," he added. Johor secured RM30.1 billion in approved investments in the first quarter of this year, of which RM26.9 billion came from foreign direct investment. Singapore emerged as the largest foreign investor, contributing RM28.3 billion across 65 projects, surpassing other major sources such as the United States (US$9.9billion) and China (US$7.9 billion). The JS-SEZ is a central pillar of Johor's Maju Johor 2030 plan, which targets RM260 billion in GDP by 2030, nearly double the state's 2023 output of RM148.2 billion. Loo said achieving this would require a compound annual growth rate of around 8.4 per cent annually, more than double its 3.8 per cent yearly growth between 2016 and 2023. He added that the growth strategy focuses on high-value sectors such as electrical and electronics, life sciences, the digital economy, green energy, electric vehicles, aerospace and logistics. "These sectors align with JS-SEZ priorities and signal a move up the value chain from Johor's traditional manufacturing base," he said. The Economy Ministry projects that the JS-SEZ could contribute RM117.1 billion to the country's GDP by 2030, representing an average annual uplift of RM19.5 billion, equivalent to 0.6 to one per cent of GDP per year from 2025 to 2030. Loo said the estimation assumes steady growth and a national GDP growth rate of 6 per cent. "Key growth drivers include rising domestic and foreign investment in sectors like logistics, healthcare, tourism and the digital economy, as well as enhanced labour mobility, improved cross-border trade facilitation and major infrastructure upgrades such as Customs, Immigration and Quarantine facilities and rail links. "Although Singapore has not issued a formal estimate, it is expected to benefit indirectly through increased offshoring to Johor, greater demand for Singapore-based services and improved access to Malaysian talent," he added.

KUALA LUMPUR: India is keen to deepen its already robust business linkages with Malaysia in the fast-growing semiconductor industry and digital economy. India's High Commissioner to Malaysia, B N Reddy, said Malaysia has long been recognised as a leader in the semiconductor sector. Besides this, Malaysia had expressed keen interest in partnering with India in the semiconductor sector. 'We welcome more Malaysian companies to collaborate with Indian firms through joint ventures,' he told Bernama after appearing on Bernama TV's The Nation programme on 'Malaysia-India Relations: Then, Now, Next'. Reddy said the potential for bilateral partnership was promising, given India's increasing focus on semiconductors through its India Semiconductor Mission (ISM), which aims to develop a domestic chip and display manufacturing ecosystem. The mission targets chip production in the 28-nanometre to 90-nanometre range. 'It will be a significant development, as over 60 per cent of the industry falls within this range under the ISM. We aim to triple our semiconductor market size to US$109 billion by 2030, up from US$38 billion in 2023,' he said. Currently, India has approved six major semiconductor manufacturing facilities under the initiative. Reddy also said trade between India and Malaysia had continued to strengthen despite global economic headwinds and geopolitical uncertainties, reaching about US$20 billion (US$1 = RM4.19) in 2024. In June 2024, India exported US$765 million to Malaysia and imported US$1.23 billion. India's exports to Malaysia surged by 93.9 per cent compared to the same month last year, while imports grew by 14.5 per cent. He said the ongoing review of the ASEAN-India Trade in Goods Agreement (AITIGA), which began in 2023 and is expected to conclude by year-end, is set to further enhance regional trade and investment, particularly in the digital economy. 'One of the key objectives is to make trade more effective, user-friendly and simpler for businesses,' he said, adding that recent talks in Kuala Lumpur between an Indian delegation and Malaysia, in its role as ASEAN coordinator, marked significant progress. India has been a full dialogue partner of ASEAN since December 1995, with the partnership elevated to summit level in 2002. He also acknowledged several challenges to two-way trade, including persistent asymmetries in market access and issues surrounding rules of origin, which need to be addressed through the AITIGA review. 'We need to find solutions and align the agreement with evolving global trading practices,' he said. Reddy also highlighted the potential for cooperation in digital payments, expressing hope that India's unified payments interface could soon be accepted in Malaysia and that both countries would develop interoperable QR code networks to enable seamless cross-border transactions. 'This would greatly benefit users from both nations, including tourists, and improve digital connectivity between our economies,' he said. As India deepens its engagement with ASEAN, its expanding trade and technology ties with Malaysia are expected to play a key role in shaping regional economic integration, Reddy said.

PETALING JAYA: Omni Victory (L) Inc, an indirect, fully owned subsidiary of Lianson Fleet Group Bhd (LFG), has entered into a memorandum of agreement (MoA) to sell the vessel Omni Victory to Huashun Shipping (Liberia) Inc for a cash sum of US$7.6mil or about RM32.02mil. Omni Victory is a Malaysian-flagged anchor handling and supply tug built in 2010 with a deadweight tonnage of 2,524 tonnes and a static bollard pull of 108 tonnes. Acquired by LFG in March 2011 for RM65.8mil, the vessel's net book value stood at RM22.57mil as of May 31. The purchaser, Huashun Shipping (Liberia) Inc, operates as a wholly owned unit of Shenzhen Huawei Offshore Shipping Transport Co Ltd. In a filing with Bursa Malaysia yesterday, LFG said it will retain no liabilities or provide any guarantees following the transaction. The sale price was negotiated on a willing-buyer, willing-seller basis, with the vessel valued at US$5.7mil by an independent valuer last December. The proposed disposal is part of LFG's ongoing fleet rejuvenation efforts to modernise and replace its fleet in line with the evolving market demands of the oil and gas industry. 'This also aligns with LFG's rebranding and long-term strategy to diversify from being a pure offshore support vessel player into other vessel asset classes, supporting our pivot towards new markets and strengthening our long-term growth and operational flexibility,' the group said in its filing. Proceeds from the sale will be directed toward general corporate purposes and to fuel LFG's growth initiatives. While the transaction will not impact LFG's issued share capital or the shareholdings of its major shareholders, it is expected to yield a net gain of approximately RM8.15mil, positively affecting LFG's earnings, net assets and gearing for this year.
