
LBS Bina, Oriental Holdings sign RM7bil MOU for industrial project in Melaka
The landmark development will comprise primarily industrial and commercial components, strategically located within the Straits of Melaka Waterfront Economic Zone (SM-WEZ).
Klebang was chosen for its advantageous coastal location, expanding infrastructure, and alignment with Melaka's long-term economic transformation goals.
The MOU was signed by LBS executive director Datuk Sri Daniel Lim and OHB group executive chairman Datuk Loh Kian Chong in the presence of Melaka Chief Minister Datuk Seri Utama Ab Rauf Yusoh.
The Chief Minister's attendance highlights the state government's strong support and underscores the project's pivotal role in driving economic growth and urban development in Melaka.
LBS Bina group executive chairman, Tan Sri Dr. Lim Hock San, hailed the agreement as a key milestone in the group's expansion into Malaysia's southern region.
"In partnership with OHB, we are excited to shape Klebang into a vibrant, sustainable township. By combining our expertise and shared vision, we aim to deliver lasting value, both in building sustainable developments and uplifting Melaka's economic and social landscape. We look forward to a strong, long-term partnership built on shared goals and mutual success," Lim said.
The primary focus of this mixed-use industrial development is to cater to small and medium-sized enterprises (SMEs) in sectors such as oil and gas production, manufacturing, food and beverage supply chains, and warehousing. Furthermore, given the development's frontage along a main access road, the industrial units offer commercial value, as they can also function as retail showroom warehouses.
Additionally, Melaka ranks sixth among Malaysian states in terms of industrial property transactions. Notably, the demand for vacant plots and semi-detached industrial units has recorded double-digit growth, driven by both investors and owner-occupiers.
Covering approximately 561 acres, the development will be implemented in four phases.
LBS Bina stated that detailed land demarcations and development plans will be finalised in forthcoming Definitive Agreements, to be mutually agreed upon by both parties.
Enhancing the project's connectivity and long-term potential is the upcoming West Coast Expressway (WCE), which will stretch from Banting, Selangor, to Gelang Patah, Johor.
Once completed, the highway is expected to relieve traffic on the North-South Expressway and serve as a catalyst for growth in key coastal towns including Klang, Port Dickson, Melaka, Muar, and Batu Pahat.

Capital Markets Malaysia launches emissions calculator for SMEs
Securities Commission Malaysia building at Kuala Lumpur KUALA LUMPUR: Capital Markets Malaysia (CMM), an affiliate of the Securities Commission Malaysia (SC), today launched the SEDG Greenhouse Gas (GHG) emissions calculator to help small and medium enterprises (SMEs) measure and report their emissions. CMM said in a statement that the tool is designed to help Malaysian companies measure and report their scope 1 and scope 2 emissions based on the globally recognised GHG protocol. SC executive chairman Datuk Mohammad Faiz Azmi said accurate emissions measurement was increasingly critical for Malaysian SMEs, particularly those operating in global supply chains, as customers demand greater disclosure. "The SEDG GHG emissions calculator simplifies a complex process, making emissions reporting accessible even to first-time users. "Beyond reporting, it also enables companies to pinpoint key emission sources across operations, allowing them to make informed decisions and move towards meaningful climate action,' he said. He added that the calculator complements the SC's efforts to promote consistent and credible sustainability disclosures and supports the adoption of the National Sustainability Reporting Framework. Meanwhile, CMM general manager Navina Balasingam said the agency conducted a series of user acceptance tests across various supply chain sectors to ensure the tool met SMEs' needs and expectations. Keningau vocational student among finalists for global award

KOTA KINABALU: A young woman from Keningau has been named one of the 50 finalists for the prestigious Global Student Prize 2025, the only Malaysian selected from over 11,000 nominations worldwide. Siti Nur Hanisah Omar Hashim, 20, a final-year Early Childhood Education student at Keningau Vocational College (KVC), is reputed to be a trailblazer in vocational education, sustainability and inclusive learning. Among her initiatives is social enterprise Mearpet, which transforms used clothes and stuffed toys into puppets for early childhood storytelling. The project promotes sustainability while preserving local culture through performances of Sabah's indigenous folk tales. It also engages students with disabilities, providing inclusive opportunities in design and performance. 'I have always been passionate about upcycling since my lower secondary years. Living near Kota Kinabalu, I often saw plastic waste polluting the waterways. That inspired me to act,' she said when met recently. Upon joining KVC, she launched Mearpet, which quickly gained traction. The college became a collection hub for pre-loved clothing and toys, with some donations arriving from as far as Peninsular Malaysia, receiving over 200 tonnes of materials. With her peers, Siti Nur Hanisah transformed Mearpet into a thriving enterprise that creates educational tools and novelty items from recycled materials. She also founded The Path Forward, a programme offering free Malaysian University English Test (MUET) preparation classes to vocational students, a group often excluded from this academic requirement for higher education. The programme has now become a permanent part of the college's offerings. Beyond the classroom, Siti Nur Hanisah leads Virtual, Remote, Live (VRL), a digital learning platform that has connected over 2,500 Malaysian students and teachers with international educators through online masterclasses and exchange sessions. KVC director Lumang Lang said Siti Nur Hanisah's success highlights the calibre of students that vocational institutions can produce. 'Hanisah is living proof that vocational colleges under the Education Ministry can produce ambitious, capable and socially driven individuals who make a genuine difference,' he said. Siti Nur Hanisah hopes to win the prize and launch a state-wide social entrepreneurship competition for Sabahan youth, expanding Mearpet by developing commercial puppet kits and locally inspired educational materials. Sponsored by the UK-based Varkey Foundation and the Global Student Prize recognises outstanding students who are making a significant impact in their communities. The winner will receive US$100,000 (about RM420,000), and the finalists were announced on Thursday (July 17). The top 10 finalists are expected to be announced next month, and the champion will be known by September.

Affordable cars dominate market as consumers downtrade amid economic pressures
TOTAL industry volume (TIV) plunged 19% month-on-month (MoM) largely due to scheduled plant maintenance shutdowns during the Hari Raya Aidiladha holidays. Meanwhile, TIV declined 6% year-on-year (YoY) mainly due to the shifting of new models launches toward the second half (2H) for this year by Perodua and other Japanese marques. 'Looking ahead, we believe July 2025 TIV will be much higher than June 2025 TIV with full production month and attractive mid-year sales bonanza,' said Kenanga. National marques stood their ground, reaping market share from the non-nationals marques, especially Perodua, backed by strong sustained demand in the affordable segment, attractive new launches, and a downtrading trend by mid-market buyers. Within the non-nationals marques, Mazda suffered the most due to slower new launches and being affected by intense competition from Chinese marques. We have the passenger vehicle segment in June 2025 at 49,804 units. A two-speed automotive market locally will persist stretching to end-2025 and flowing into calendar year 2026 (CY26). It will be business as usual for the affordable segment as its target customers, that is, the B40 and lower tier M40 groups, will be spared the impact of the impending RON95 subsidy rationalization and could also potentially benefit from the introduction of the progressive wage model. Government is still finalizing the mechanism to use for the RON95 subsidy rationalisation and expects that 90% of the Malaysian will not be affected. The upper-tier M40 and T15 groups may hold back from buying new cars, down-trade to smaller cars or switch to hybrids and EVs to cut their fuel bills upon the introduction of fuel subsidy rationalisation. Concurrently, household bills will also be affected by the higher fuel bills, as well as expected 14% increase in base tariff for the higher-end usage which could also drive consumers to switch to solar-panels, in-turn boosting the demand for EV to funnel the excess grid electricity. Additionally, EV routine maintenance costs are considerably lower than ICE's due to fewer moving parts and wear & tear parts. Vehicle sales will also be supported by new BEVs that enjoy SST exemption and other EV facilities incentives up until CY25 for CBUs and CY27 for CKDs. The new registration for BEVs leapt from 274 units in CY21 to over 3,400 units in CY22, 13,301 units in CY23, and 21,789 units in CY24 (based on the Ministry of Transport's press release), or 3% of TIV. We expect more favourable incentives from the government which has set a national target for EVs and hybrid vehicles of 20% of TIV by CY30 and 38% by CY40. Meanwhile, the government will speed up the approval for charging stations. The number of proposed charging stations is currently at 4,477 (4,161 built to date) and this should more than double to 10,000 by end-CY25. —July 22, 2025 Main image: ptc
