
Dubai's residential market transactions see 23% rise in Q1
Dubai's residential market started the year on a strong note, amid sustained demand by a growing population and heightened investor interest.
According to the Savills Q1 2025 Dubai Residential Market in Minutes report, the first quarter of the year recorded a robust 23% y-o-y increase in transaction volumes.
Rachael Kennerley, Director – Research, says: 'In Q1 2025, off-plan sales continued as the cornerstone of transaction activity, representing 69% of all deals. The residential market witnessed robust supply, with more than 30,000 units launched during the quarter, most of which were apartments. This figure is more than double the volume recorded in the same period last year, as developers capitalised on strong market demand.'
The ready market — comprising transactions in completed and handed-over projects – made up the remaining 31% of transactions. Apartment sales accounted for the majority of transactions at 81% in this segment, reflecting its dominance in Dubai's housing stock.
Looking at the market overall, apartments dominated sales activity, accounting for 76% of all transactions. However, the villa and townhouse segment witnessed a notable resurgence, with transactions rising from 18% in the previous quarter to 24% in Q1 2025.
Prominent micro-markets located along the Al Khail corridor, including Jumeirah Village Circle (JVC), Dubailand, Damac Hills 2, The Valley, and Damac Lagoons, accounted for 55% of total transaction volumes and 56% of all newly launched residential units - land saturation and limited affordability in the city's core residential locations have pushed development toward peripheral areas.
Dubai's prime residential market continues to perform well, underpinned by Dubai's sustained appeal for HNWIs. Demand was driven by the strong quality of life proposition, a low tax environment, easy business set up costs and the strength of the Golden Visa programme. Over 1,300 units were transacted at values exceeding the AED 10 million mark in Q1 2025 — marking a 31% y-o-y increase. Contrary to the wider market, villas dominated prime transactions with 73% of market share, recording a 52% y-o-y rise and a 4% q-o-q uptick.
According to Andrew Cummings, Head of Residential Agency: 'Demand across the prime residential segment in Dubai has not simply sustained but strengthened. Amid tariff wars, geopolitical uncertainties and unpredictable tax environments, the world's wealthy increasingly recognise Dubai's appeal, and developers are rising to the occasion. Villas in coveted locations, space and privacy are the preferred choice but supply remains restricted for the time being.'

Iran has reopened its central and western airspace to international transit flights, state-run Nour News reported on Saturday. The move comes days after a ceasefire was reached in the conflict between Iran and Israel, which had severely disrupted regional air traffic and prompted many international airlines to avoid Iranian airspace. However, Emirates confirmed that its services to Baghdad and Basra in Iraq will resume as scheduled on July 1 and 2, respectively. The recent escalation between Iran and Israel in mid-June led to heightened tensions and intermittent air travel disruptions across the Middle East. While the ceasefire has eased some restrictions, airlines continue to operate with caution in the region.

According to the newly released Savills Global Luxury Retail Outlook 2025, the Middle East is fast emerging as a key market for international luxury brands seeking expansion, driven by surging demand, wealth inflows, and increasing accessibility across the region. The report highlights the UAE and Saudi Arabia as stand-out performers, forecasting a net increase in consumer spending for 2025. Dubai and Abu Dhabi top the Savills Dynamic Wealth Index, with the UAE recording the world's highest net inflow of high-net-worth individuals (HNWIs) in 2024, estimated at 6,700. This influx is reinforcing the region's appeal for luxury brands and underlining its long-term growth potential. 'Set between East and West, the Middle East has become increasingly attractive to brands from across the globe. With a growing base of affluent residents and strong international visitor reach, it offers a unique opportunity for luxury retail expansion,' said Thea Rowe, Cross-Border Retail Lead, Middle East at Savills Middle East. The report also flags exponential growth in the region's food and beverage (F&B) sector, expected to more than double in size over the next four years. This complementary sectoral boom is supporting broader luxury ecosystem development and enhancing the appeal of mixed-use destinations. However, Savills notes that navigating the Middle East's fast-moving retail landscape calls for agility, local insight, and timely execution. In key markets such as the UAE and Saudi Arabia, developers are increasingly working to accelerated timelines, with full financial and conceptual proposals often expected within just a few weeks. As such, international brands are encouraged to invest in thorough due diligence and explore strong local partnerships to ensure a smooth and strategic market entry. 'With limited availability and strong demand, flexibility is critical,' added Rowe. 'While protecting brand integrity remains essential, those willing to adapt operationally will be best positioned to secure prime locations.' In line with these trends, retail developers are doubling down on experiential and lifestyle-focused retail formats. Luxury store formats are becoming larger and more immersive, with brands seeking to deepen engagement through curated, multi-sensory shopping experiences. Looking ahead, Savills anticipates sustained momentum in luxury retail expansion across the region over the next 12 months. Building on resilient consumer demand, brand appetite, and a continued inflow of high-net-worth individuals, the Middle East is well positioned to attract further flagship and high-end boutique developments. Dubai, alongside cities such as Bangkok and Kuala Lumpur, is identified as one of the markets best placed to deliver the most dynamic expansion opportunities in the near term, driven by rapid wealth creation, visitor appeal, and the ongoing development of high-quality luxury real estate. UAE Flights: Air Arabia Starts Resuming Operations
Sharjah-based airline Air Arabia confirmed on Wednesday that it has started resuming operations on previously suspended flights. 'As regional airspace continues to open, Air Arabia is gradually resuming operations. Customers are advised to visit to check the latest updates and their flight status. Affected passengers will be notified directly via SMS and email,' the airline said. 'Air Arabia remains fully committed to the safety of our customers and crew, and we appreciate your patience and understanding during this period,' the airline added. In an earlier update, the airline said it had temporarily suspended all flights to and from Iran, Iraq, Russia, Armenia, Georgia and Azerbaijan until June 30. Jordan flights were on hold until June 26. Earlier today, Dubai-based carrier flydubai said it will resume operations to the Syrian capital from June 26, 2025. This move comes as more airspace in the region reopens and restrictions are lifted. The carrier plans to resume its full schedule across the network from July 1, following the completion of all necessary assessments. 'This remains a developing situation, and both flight and network planning are continuously reviewed, with flydubai operating within approved international air corridors and adjusting frequencies as required,' the airline said. In Abu Dhabi, Etihad flights to Tel Aviv, will remain suspended until July 15, the Abu Dhabi-based airline said. Meanwhile, Wizz Air Abu Dhabi has cancelled flights to and from the UAE until June 30, in line with a similar move by Hungarian carrier Wizz Air. Dubai's flagship carrier, Emirates, announced on Tuesday that its regularly scheduled flight operations have fully resumed, experiencing only 'minimal disruptions'.
