Paramount expects property market to remain soft in 2H25

PETALING JAYA: Property developer Paramount Corporation Bhd expects the property market to remain soft in the second half (2H) of 2025 without any catalyst to boost it amid concerns over US tariffs as well as rising costs due to the fuel subsidy rationalisation and Sales and Service Tax (SST) expansion.
Group chief executive officer and director Jeffrey Chew Sun Teong said that to date, the company has managed to achieved RM600 million sales out of the targeted RM1.6 billion sales for this year as buyers are holding back due to the rising cost of living.
"Everybody is concerned over the US tariffs. Then, with the impending cost escalation because of the fuel subsidy rationalisation and SST (expansion), people are holding back a bit. So sales are a little softer.
"There is a possibility that we may have to revise our sales target (for this year),' he told a press conference after the company's investor relation and media presentation here today.
Chew said the food and beverage (F&B) segment is expected to be the second largest contributor to the Paramount group's earnings after the property segment.
Paramount Corporation yesterday announced its unit Venice Concepts Sdn Bhd's proposed acquisition of a 28 per cent stake in Envictus International Holdings Ltd from JAG Capital Holdings Sdn Bhd for S$38.33 million (RM126.32 million).
Singapore-based Envictus is the franchise holder of Texas Chicken and San Francisco Coffee in Malaysia as well as a wholesaler of foodstuff and frozen food. It is also involved in the dairies segment through the manufacturing and distribution of sweetened and evaporated creamer.
According to Paramount Corporation's filing with Bursa Malaysia, Envictus recorded an unaudited net profit of RM16.11 million on revenue of RM369.78 million for the six-month period ended March 31, 2025.
Paramount owns two restaurants in Kuala Lumpur, namely Dewakan -- Malaysia's only 2-Michelin Star restaurant for two consecutive years since 2024 and a Michelin Green Star recipient in 2025 -- and Bidou, a newly established restaurant offering classical French cuisines.
Commenting on the San Francisco Coffee business, Chew said the company sees an opportunity to turn the coffee outlets into fast food and quick snack cafes as the coffee market is becoming oversaturated with more newcomers coming in.
"The food (at San Francisco Coffee) is quite good. There are a lot of variety of wraps and some pastries, but a lot of people are not aware of it.
"So we think that they have to work on some plans to actually improve themselves and reposition. Hopefully, it can be a bit more profitable in the future,' he said. - Bernama

In Malaysia, conventional insurance and bancatakaful agreements, which provide sharia-compliant insurance options, allow insurers to sell their products through a bank's distribution network. Under the agreements, RHB will receive up to RM1.6 billion (US$374.27 million) in access fees over the agreement duration for exclusively distributing conventional life insurance and takaful products through its branch network and digital channels in Malaysia. KUALA LUMPUR: Bursa Malaysia ended the morning session on a positive note, as persistent buying activities in selected heavyweights and fresh catalysts lifted market sentiment. At 12.30 pm, the FTSE Bursa Malaysia KLCI (FBM KLCI) rose 18.72 points, or 1.24 per cent, to 1,531.97 from Thursday's close of 1,513.25. The benchmark index had opened 6.62 points higher at 1,519.87 and moved between 1,519.70 and 1,533.10 throughout the morning session. Market breadth was positive, with 462 gainers outpacing 395 decliners. Another 476 counters were unchanged, 1,157 untraded and 11 suspended. Turnover stood at 2.03 billion securities worth RM1.03 billion. In a note today, Hong Leong Investment Bank Bhd (HLIB) said the FBM KLCI may stage a much-needed relief rebound, potentially retesting the 1,530–1,550 resistance zones. This follows the announcement of a 19 per cent tariff under the United States (US)-Malaysia trade deal and the unveiling of a pragmatic 13th Malaysia Plan. "However, sentiment may stay cautious in August, weighed down by persistent foreign net outflows. Additionally, domestic challenges such as subsidy rationalisation and the expansion of the Sales and Service Tax (SST) may further dampen consumer sentiment and hinder earnings visibility," it said. Among the heavyweights, Maybank gained 20 sen to RM9.59, Public Bank added six sen to RM4.27, Tenaga Nasional advanced four sen to RM13.06, CIMB rose 25 sen to RM6.80, and IHH Healthcare improved two sen to RM6.67. In active trade, Pegasus Heights, Pharmaniaga and TWL all were flat at half-a-sen, at 17.5 sen and 2.5 sen, respectively, while Tanco rose one sen to 84.5 sen, and Ekovest was two sen higher at 43.5 sen. Top gainers included Malaysian Pacific Industries, which bagged 46 sen to RM20.60, Main Market debutant UMS Integration garnered 38 sen to RM5.38, and Allianz Malaysia was up by 24 sen to RM17.66. Among the top losers, Nestle lost 28 sen to RM87.80, Mesiniaga slipped 16 sen to RM1.30, and Perusahaan Sadur Timah Malaysia was 11 sen down to RM1.79. Across the broader market, the FBM Emas Index soared 120.26 points to 11,520.73, the FBMT 100 Index jumped 123.95 points to 11,280.46, and the FBM ACE Index went up 2.24 points to 4,620.45. The FBM Emas Shariah Index increased 73.65 points to 11,535.32, and the FBM 70 Index climbed 123.39 points to 16,728.00. By sector, the Financial Services Index surged 316.52 points to 17,469.22, the Industrial Products and Services Index improved 0.24 of a point to 159.38, and the Energy Index perked up 1.71 points to 750.05, while the Plantation Index ticked down 0.19 of a point to 7,394.85.

Malaysia SME Association presses Putrajaya for urgent SST review in wake of US tariffs

KUALA LUMPUR, Aug 1 — The SME Association of Malaysia has urged the government to urgently review the Sales and Services Tax (SST) framework in response to a new 19 per cent tariff on Malaysian exports to the United States. The association said the tariff, which affects key industries like electronics, rubber products and medical devices, is severely weakening the competitiveness of export-oriented SMEs. Its national president, Chin Chee Seong, said the added burden of SST at home has worsened the cost pressures caused by the external trade barrier. 'The 19 per cent US tariff is already putting immense pressure on our export-oriented SMEs, especially in sectors like electronics, rubber products, and medical devices. 'At the same time, the expanded SST has raised operational costs for businesses involved in manufacturing, leasing, logistics, and services — without any form of input tax credit to offset cascading tax effects,' Chin said in a statement. He warned that without urgent reforms, many SMEs may not survive the dual hit of international tariffs and domestic tax policies. The group is calling for immediate SST restructuring, including business-to-business exemptions for licensed manufacturers and essential service providers. It also wants the government to consider bringing back a reformed Goods and Services Tax (GST) that includes input tax credits and lower compliance costs. Chin said the SST's cascading tax effect and lack of transparency discourage formal business growth and damage supply chain efficiency. To help offset export losses, the association urged the government to increase funding for market expansion, particularly in the Halal sector and difficult markets like China and the Middle East. It said SMEs need hands-on support in areas such as branding, regulatory compliance and localisation strategies tailored to overseas markets. The association also called for faster disbursement of soft loans, digitalisation grants and other financial aid to SMEs hit hardest by the tariff. Chin stressed that a coordinated tax and export support strategy is vital to keep Malaysian SMEs competitive amid rising global and domestic pressures. This morning, US President Donald Trump announced the new tariff rate for Malaysia, down from the 25 per cent he initially planned to impose on the country over a trade deficit he believes to be evidence of unfair trade practices.
