Land Deal Will Bring More Homes to Caerphilly
Persimmon Homes East Wales completed the purchase of 12 acres at Virginia Park, a site that already has full planning permission, and will means 174 new properties.
Persimmon will now submit a revised planning application within the coming weeks before commencing groundworks. The accredited five-star builder will begin works on-site early next year, with first sales completing by the end of 2026.
The developer will also make a financial contribution for community infrastructure in the area as part of a Section 106 agreement.
Persimmon Homes East Wales already has sites in Capel Llaniltern (Cardiff), Ebbw Vale (Blaenau Gwent), Llanwern (Newport), and Twynyrodyn (Merthyr Tydfil), as well as Lydney in the Forest of Dean, and Leominster in Herefordshire.

Persimmon West Scotland's Annick Grange site has been awarded a Quality Recognition Award by Premier Guarantee. A major housing development in Irvine has received a top award. Persimmon West Scotland's Annick Grange site was given a Quality Recognition gong by Premier Guarantee, recognising the outstanding work of the site team led by Site Managers George Simpson and Stuart McKay. Pontarddulais RFC secures £6,000 in Persimmon sponsorship
Pontarddulais RFC in Swansea will receive the funding from Persimmon Homes, one of Wales' largest property developers, as part of its Community Champions scheme. The money will be used to support the club for the 2025/26 season. Sharon Bouhali, sales director at Persimmon Homes West Wales, said: "Persimmon is proud of the partnership we have built with Pontarddulais RFC over the years, so we are delighted to be an official sponsor with them for the forthcoming season. "Clubs like this play an excellent role in the town, bringing the people together over the love of sport and providing a place for the community to meet. "Part of our mission as a housebuilder is to leave a positive and lasting legacy where we are, creating a sense of place, and supporting the local community. "That is why we are so passionate about helping Pontarddulais RFC." Established in 1881, Pontarddulais RFC fields two senior teams, a women's team, a youth squad, and 11 junior sides. The men's first team competes in the WRU Men's Admiral National Leagues. Persimmon's sponsorship is part of a broader partnership with the club and follows other recent donations to organisations in the area. The developer currently has a live planning application with Swansea Council for more than 500 zero-carbon ready homes in Pontarddulais. The plans include a new primary school, community facilities, housing association properties, parks, playing fields, and funding for outdoor sports and public transport improvements. Persimmon's Community Champions scheme has also supported Pontarddulais Cricket Club and the Pontarddulais Agricultural Show. Huw Thomas, director, secretary, and club operations manager at Pontarddulais RFC, said: "We're thrilled to be strengthening our relationship with Persimmon after their much-needed support over the years. "For the club to continue to offer what it does in the town – whether that be a team to play rugby for or a place that brings people together – it needs to build partnerships like this. Bid to build houses near Sageston village school refused
In an application to Pembrokeshire County Council, Haverfordwest-based Carew Castle Estates, through agent Harries Planning Design Management sought permission for a housing development of 12 three-bed homes on land south of Sageston County Primary School, Sageston. The application site comprises of the old school paddock in the centre of the village. A supporting statement said an expected five per cent contribution to affordable housing would be met through a commuted sum of £30,519, secured by a Section 106 legal agreement, along with a school footpath, with the land gifted to the school. The footpath will be bound with anti-climb fencing and significant evergreen hedging to provide ample screening between the dwellings and the path. The footpath will be constructed by the school.' It concludes: 'This proposal is considered to offer an acceptable form of residential development in line with the local development policies. The proposal is respectful of its context and offers a range of tenure options for the market.' The scheme was refused by county planners on grounds including it failed to provide a Unilateral Undertaking to secure the required financial contributions towards the provision of local needs affordable housing, insufficient information on the potential impact on a public water supply, and insufficient information available to demonstrate that the proposed development would not have an adverse impact on the Pembrokeshire Marine SAC from an increase impact from nitrates.
