LVMH to sell Santa Barbara's El Encanto Hotel for $82.2 million

French luxury giant LVMH Moët Hennessey Louis Vuitton SE is selling its only US hotel, the El Encanto in Santa Barbara, California.
The 90-room property — in a coastal getaway northwest of Los Angeles — is being purchased by a partnership of brothers Justin and Tyler Mateen and Culver Capital, according to representatives for the buyers. The price is $82.2 million, they said.
'We look at it as we're buying 20% of the class A luxury hospitality market in Santa Barbara, which we believe is a growing market,' Tyler Mateen said in an interview Monday.
The sale price per room — about $900,000 — is comparable to other recent resort transactions in coastal California, where strict government regulations and a scarcity of land create high barriers to entry, according to Alan Reay, president of Atlas Hospitality Group, a hotel brokerage based in Newport Beach.
'It may look expensive today, but 10 or 20 years from now it looks like a good deal,' Reay said.
A spokesperson for LVMH declined to comment on the transaction but said LVMH-owned Bvlgari Hotels & Resorts plans to open a hotel in Miami Beach, Florida, in 2028.
The El Encanto's new owners say they plan to manage the property themselves, meaning it will no longer be part of the Belmond chain, a group of resorts that LVMH purchased in 2019.
'This property embodies the essence of California living and offers an experience like no other hotel on the Central Coast,' Garrett Cayton of Culver Capital, and the co-owner of The Discerning Travellers luxury travel agency, said in a statement.
The Mateens have a growing portfolio of real estate and technology investments. Justin Mateen was a co-founder of the dating app Tinder. The brothers paid $69 million last month for a shopping center on Hollywood Boulevard in Los Angeles, and last year bought an office and retail complex on Rodeo Drive in Beverly Hills for $211 million.

India Post & other GOI depts can easily earn good money, by monetising their land & buildings It's a bad time to be in the mail business. Denmark is removing all letter boxes because the volume of personal mail has fallen 90% since 2000. UK's 500-year-old Royal Mail was sold to a Czech billionaire last year, because it's not popular anymore. From a peak of 20bn letters per year in 2004, it came down to 7bn in 2024. US Postal Service lost $9.5bn last year, up from $6.5bn in 2023. With 1.65L post offices, India Post is the largest mail carrier in the world, and its losses aren't insignificant either. But scrapping it is not an option as 90% of post offices serve rural locations, and remote or tribal areas. Govt has been trying to boost revenue by turning India Post into a logistics firm – delivering Amazon packages in remote areas, for example. But monetising the larger post offices, especially the 15,823 in urban areas, could also improve finances. As communications minister Jyotiraditya Scindia told TOI in an interview: 'You can have the post office on the ground floor and build the whole building and lease out space.' It's a timely idea, not only for the department but also private businesses and institutions scouting for leasable premises in India's fast-growing cities. As Scindia said, India Post is already examining its paperwork to identify post offices that could be developed first, and other govt departments should follow its lead. GOI is the largest landowner in India, possessing some 15,500 sq km – more than 10 times the area of Delhi. Indian Railways alone owns at least 4,900 sq km of land. The defence ministry reportedly owns about 50% more. And there are dozens of other departments with large landholdings. Most of this land cannot be commercially developed, of course, but if even 1% can, we're talking 155 sq km – a quarter of Mumbai. Niti Aayog has pointed out that India's public sector is sitting on an inventory of 'underutilised land assets'. Consider that railways has leased out only 88 sq km or less than 2% of its land bank for passenger and cargo facilities, and commercial development. Niti's advice, under the National Monetisation Pipeline, is to 'own, hold, manage and monetise' land and building assets of GOI-owned public sector enterprises. This strategy can not only trim losses, but also help improve passenger experience in trains and stations, and ensure India's letter boxes don't go the way of the pay phone. French IT services firm Capgemini, which has more than half of its 3.4 lakh employees in India, is acquiring one of the country's business process management (BPM) pioneers, WNS, for $3.3 billion. This acquisition comes a decade after Capgemini acquired Igate, another India-based IT company, for $4 billion. The WNS deal underscores India's growing importance in Capgemini's global strategy. Over 44,000 of WNS' 65,000 employees are based in India. WNS, founded in 1996 and which is listed on the New York Stock Exchange, counts United Airlines, Aviva, M&T Bank, Centrica and McCain Foods among its key customers. It was initially established as a captive business process and back-office unit of British Airways. In 2002, Warburg Pincus acquired a majority stake, leading to WNS becoming an independent entity. WNS will add $1.2 billion to Capgemini's revenue of about 22.1 billion euro last fiscal. The two together will have an operating margin of about 13.6%. Capgemini will acquire WNS for a cash consideration of $76.5 per share, reflecting a premium of 17% over the closing price on July 3. Explaining the rationale of the acquisition, Capgemini CEO Aiman Ezzat said enterprises are rapidly adopting generative AI and agentic AI to transform their operations end-to-end, and business process services will be the showcase for agentic AI. " Keshav R Murugesh, CEO of WNS, said, "By combining our deep domain and process expertise with Capgemini's global reach, cutting-edge GenAI and agentic AI capabilities, a robust partner ecosystem, and advanced technology platforms, we are creating a powerful proposition that accelerates enterprise reinvention. WNS' complementary portfolio of horizontal and industry-specific solutions will significantly enhance Capgemini's rapidly growing business services footprint, enabling next-generation, data-driven operations across sectors. " WNS has delivered an average constant currency revenue growth of over 9% over the past three fiscal years, reaching $1.2 billion in revenue in the 2025 financial year with an operating margin of 18.7%. The transaction will position Capgemini as one of the key players in digital BPS. With combined digital BPS revenues of 1.9 billion in 2024, Capgemini will be better equipped to support clients in their end-to-end business and technology transformation journeys. WNS also helps Capgemini expand more into the US and UK. Currently, about 51% of its revenue comes from Continental Europe. Phil Fersht, CEO of IT consulting firm HfS Research, said that from a competitive perspective, another potential big win for Capgemini is its new positioning against the Big 4 (Deloitte, PwC, EY, and KPMG), which have traditionally dominated consulting and technology services. "With WNS's operational expertise integrated into its offerings, Capgemini could deliver end-to-end transformation services that the Big 4 cannot – and at lower price points. In some cases, like procurement services, Capgemini acquires a well-established strategic sourcing capability built on WNS's 2017 Denali acquisition, strengthening Capgemini's F&A and procurement capabilities." Fersht said he would expect Murugesh to stay in the company in the short term to work on the transition with Capgemini leadership, but it may eventually opt to turn to the vast BPO leadership of Kevin Campbell, who recently joined Capgemini through the Syniti acquisition. "Campbell was one of the original pioneers of merging BPO and IT services when he led that function during Accenture's growth years," Fersht noted. Ramkumar Ramamoorthy, partner in Catalincs and former Cognizant India CMD, said the acquisition is a profound validation of how much technology is front-and-centre for the reimagination of business operations and processes, more so in the context of generative AI and agentic AI. "While traditional IT companies have organically built their BPO businesses to several billions of dollars in revenue, specialist BPO companies have struggled to build out their technology capabilities. In many cases, even acquisitions have not come to their rescue," he said. Capgemini anticipates achieving revenue synergies in the range of 100 million to 140 million on a run-rate basis by 2027 end.
