Top 5 most expensive homes for sale in Sturgeon County in May 2025

'There is nothing like staying at home for real comfort,' though it's doubtful Jane Austen was referring to basement saunas, home theatres and backyard putting greens when she said it (though the wine cellars might have met with her approval).
In April, CTV News Edmonton looked at some of the most expensive homes for sale in St. Albert.
Four of those listings are still up and one appears to have been relisted, but it's time for a short jaunt outside city limits to Sturgeon County.
In April, there were 4,012 new residential units for sale in the Greater Edmonton Area, according to the Realtors Association of Edmonton. That number is up 908 per cent from March and a 4.8 per cent increase from April 2024.
There were 2,710 residential unit sales in April, with 1,576 of those being detached homes. That marked an increase of 10.2 per cent from March and a 14.7 per cent decrease from April 2024.
The average price for a detached home in April was $585,707 (1.8 per cent higher than in March), which, as usual, is far below the price point of the homes on display this month.
'We've seen inventory levels decline in the negative double digits for the better part of the last 12 months, and the dwindling supply has put pressure on home prices,' association board chair Darlene Reid said in the monthly statistics report.
'That pressure won't alleviate unless this upward trend for inventory continues well past the busy season. We can still expect prices to continue to increase in the short term through the warmer months.'
Detached homes averaged 29 days on the market in April, one day less than in March.

Earlier this month, I wrote about how I ditched my Big Six bank in favour of an online upstart. It made my banking more streamlined, and I save on fees. The responses were overwhelmingly positive. Readers chimed in about how they'd done the same and were surprised more people haven't caught on. But one e-mail caught my eye. Nancy Robertson, vice-president of sales at Sotheby's International Realty Canada, said she has seen multiple home sales nearly fall through because a client only had an online account. She knew of roughly 10 cases in the past year in which an online bank led to issues for people closing on a home because wire transfers took longer, banking staff were difficult to reach or the company had difficulty completing the kind of large transfers required in a real estate deal. (They all managed to close in the end, albeit sometimes with delays.) 'In our experience, it's been an issue every time,' Ms. Robertson said. 'We now ask our clients who they bank with.' Bank drafts – the standard way to make closing payments on a home purchase – are one major source of difficulty. They're available instantly at in-person banks but can take multiple days to be couriered by some online banks. Ms. Robertson said she tells clients with online banks to make alternate arrangements, such as relying on a family member to make a large fund transfer. I can relate. When I bought my first home a couple of years ago, I had to make a mad dash to my brick-and-mortar bank to get a last-second bank draft. But considering how infrequent these kinds of big purchases are, I decided switch anyway. There are also some workarounds. For example, Simplii Financial is one of the few online banks that can generally provide a rush order for a bank draft within a day. Instead of waiting for it in the mail, clients can pick it up from a CIBC branch. (CIBC owns Simplii and also allows Simplii customers to use its ATMs for free.) Meanwhile, EQ Bank spokesperson Maggie Hall said the pending introduction of a real-time payment system in Canada should solve this issue. Real-Time Rail, an instant payment system that will allow funds to be moved seamlessly between institutions 24/7, has been under development for years in Canada. The technology is finally set to begin testing in the fall.

Epcor is offering up to $10,000 in rebates to eligible projects that help slow the direct flow of rainwater into storm drains. (Dave Mitchell/CTV News Edmonton) Edmontonians could receive up to $10,000 in rebates from Epcor through a pilot program that encourages property owners to slow rainwater from flooding storm drains. The RainWise program was launched in April and it will run for three years. Single-family, multi-family and commercial properties in Edmonton are eligible for a rebate if they build a project that meets certain eligibility requirements and slows the direct drainage of storm water. Epcor RainWise rebate program The Epcor RainWise program provides up to $10,000 in rebates to eligible projects that help prevent a demand on city storm systems. (Dave Mitchell/CTV News Edmonton) Projects listed on the Epcor website include: Downspout disconnections; rain barrels and storage tanks; rain gardens and box planters; soakaway pits; permeable pavement; and absorbent landscaping. 'If we can slow it down, it helps prevent flooding in local areas, then ultimately for the greater city of Edmonton area,' Dale DeBock with Epcor told CTV News Edmonton on Friday. He said up to $2,000 rebate may be approved for a multi-family project, and up to $10,000 rebate for larger commercial projects. 'We've put our money where our mouth is and we want to help the community do these projects, and we are encouraging these projects to happen,' he said, adding that Epcor has invested $300,000 for the length of the pilot. Epcor is offering rebates for eligible property projects that slow rainwater Homeowners can receive rebates for eligible projects through an Epcor pilot program that aims to slow rainwater from entering storm drains. (Dave Mitchell/CTV News Edmonton) DeBock said to avoid flooding, Epcor has had to do 'expensive upgrades to storm systems' and build big pipes to 'handle' all the rainwater. He said the program incentivizes people to take initiative and explore different things they can do in their backyards, and to help avoid these added costs. 'This is an opportunity to invest in the community and people's personal part of the city that would reduce the cost … or even eliminate the need for an upgrade altogether.' Applications can be made online. Projects that meet the eligibility requirements will receive a reply with approval. Receipts are then submitted when work is completed and homeowners will receive the rebate.
