Mumbai redevelopment news: MHADA floats bids to redevelop PMGP Colony in Jogeshwari

The Maharashtra Housing and Area Development Authority (MHADA) on June 17 initiated the tender process to appoint an engineering, procurement, and construction (EPC) contractor for the redevelopment of the PMGP Colony in Poonam Nagar, Jogeshwari, a western suburb of Mumbai. The project spans 27,625 sq. m.
Originally built under the Prime Minister's Grant Project (PMGP), the colony has remained in a dilapidated state for years. MHADA said the redevelopment marks a major step toward resolving the long-pending housing issues faced by residents.
According to MHADA, residents will be provided with a 450 sq ft carpet area in modern homes in lieu of the existing 180 sq ft units.
MHADA will redevelop the colony directly through the appointment of an EPC contractor. As part of the project, approximately 984 families will be rehabilitated into modern housing units. Originally built between 1990 and 1992 under the Prime Minister's Grant Project (PMGP), the colony comprises 17 ground-plus-four-storey buildings.

According to MHADA, its Mumbai Board had earlier floated tenders on July 2 and September 6, 2024, after receiving government approval. However, no bids were received. Consequently, a proposal to carry out the redevelopment directly through MHADA was submitted to the government on April 4, 2025.
"Based on the government's approval received on May 28, 2025, the tender process for the appointment of an EPC contractor was published on the official website on 16 June 2025. The last date for submission of bids for this project is 7 July 2025," the MHADA said in a statement.

The Mumbai Building Repairs and Reconstruction Board (MBRRB), a unit of Maharashtra Housing and Area Development Authority (MHADA), floated tenders on June 13 for redeveloping Kamathipura in South Mumbai, also known as the red-light area.
The MHADA said in a statement on June 12 that the area will be redeveloped under the cluster redevelopment scheme.

The MHADA said that through this project, 44,000 square meters of land will be made available, and the developer will receive 5.67 lakh square meters of development rights, where a housing stock of approximately 4,500 new housing units is expected to be constructed.
The Kamathipura area, spread across 34 acres in South Mumbai, includes approximately 943 cess buildings, with around 6,625 residential and 1,376 non-residential tenants/residents, totalling 8,001. About 800 landowners live in the area, and the buildings are approximately 100 years old, the statement had said.

The much-anticipated Shivamogga–Shikaripura–Ranebennur New Broad Gauge (BG) line project, covering a distance of 96 km, continues to face delays primarily due to land acquisition challenges. Sanctioned in the 2019-20 financial year, the project was originally estimated at ₹956 crore. The current anticipated cost has risen to ₹994.47 crore, with funding shared equally between the Indian Railways and the Government of Karnataka. Despite more than four years since approval, only 11.5% physical progress has been achieved, and no section of the line has been commissioned yet. Land acquisition remains the principal bottleneck, with just 560.49 acres (40.5%) of the required 1,382.7 acres handed over so far to railways from the State government. A staggering 822.21 acres (59.5%) is yet to be acquired, with the largest backlog concentrated in the Shikaripura–Ranebennur section, where 815.30 acres out of the required 878.14 acres are still pending. 'Land acquisition is the most pressing issue holding back the project,' said an official from South Western Railway. 'There are complications involving pending payments, documentation gaps, forest land clearance, and local disputes. These need urgent resolution if the project is to stay on track,' the official added. The project has been divided into two phases: Phase I covers the Shivamogga to Shikaripura stretch (46 km), while Phase II will extend from Shikaripura to Ranebennur. In a step forward, an EPC (Engineering, Procurement and Construction) contract for the Koteganguru–Shikaripura stretch (39.38 km) was awarded on February 17, 2023, for ₹530.59 crore. According to officials, to resolve the delays, regular high-level meetings have been held with key stakeholders, including the Chief Secretary of the Infrastructure Development Department (IDD), Deputy Commissioners, and the Minister of Infrastructure. Officials say the project has significant potential to boost connectivity in the region. 'The project is progressing, but land acquisition remains the critical challenge significantly impacting the pace of execution and commissioning,' the official added.

The company received a purchase order from African Rail Company for the supply and commissioning of two fully overhauled Cape Gauge ALCO diesel-electric locomotives. These units are set to be deployed in Zimbabwe, Mozambique, and Botswana. Valued at $3.6 million (CIF), the order includes warranty support and deployment of a technical team. It is expected to be completed within nine months. In a separate agreement, RITES, in partnership with Aryan, got a Letter of Acceptance (LoA) from South Western Railway for redeveloping Tumakuru Railway Station. The Engineering, Procurement, and Construction (EPC) contract covers civil works, signaling and telecommunications, and general electrical services. The order is valued at Rs 37.81 crore, excluding GST, and must be finished within 540 days from the start date. RITES, a Miniratna (Category-I) Schedule 'A' public sector enterprise, is a leading player in the transport consultancy and engineering sector in India, having diversified services and geographical reach. As of 31 March 2025, the Government of India held a 72.20% stake in the company. The company's consolidated net profit rose 5.24% to Rs 132.71 crore despite a 4.32% decline in revenue to Rs 615.43 crore in Q4 FY25 as compared with Q4 FY24.

Keystone Realtors share price in focus today: Shares of Keystone Realtors, one of the leading Mumbai-based real estate developers, popped 10% in early morning trade on Wednesday, July 02, hitting a 6-month high of ₹ 697 apiece after the company secured another redevelopment project. The company informed investors through an exchange filing today that it has been selected by 8 housing societies as the developer for the large-scale cluster redevelopment project in the highly sought-after residential neighborhood of Andheri West, Mumbai. It said that a development agreement (DA) has already been executed with 5 societies, while LOIs have been received from the remaining 3 societies. The DA execution is expected over the next few days. The project involves the redevelopment of a cluster of private housing societies located in Andheri's vibrant residential hub, with a cumulative plot area of approximately 4.75 acres (19,229 square meters), encompassing 548 existing members. The company expects the proposed redevelopment to unlock a saleable area of approximately 10.6 lakh square feet and generate a Gross Development Value (GDV) of ₹ 3,000 crore. Meanwhile, on Tuesday, the company received the Letter of Acceptance (LOA) for the redevelopment of GTB Nagar in Sion, one of Mumbai's most impactful urban transformation projects, being undertaken in collaboration with MHADA (Maharashtra Housing and Area Development Authority). Spread across a plot area of approximately 11.19 acres (45,308 square meters), this large-scale redevelopment will benefit over 1,400 families and is expected to unlock a saleable area of approximately 2.07 million square feet, with an estimated gross development value (GDV) of ₹ 4,521 crore. The shares have been maintaining a strong winning run in the recent sessions as they have gained 25% from June 19 lows and are approaching their 52-week high of ₹ 801 apiece, recorded in November 2024. Between September and February 2025, the shares underwent a significant correction, losing 30% of their value; however, the recent recovery has covered most of the losses. It ended last month in green with a rally of 13%. Listed in November 2022, the shares are currently trading 22% higher than their IPO price of ₹ 541 apiece.
