IOI Properties Group adds significant contributions to a greener built environment
IOI City Towers 1 and 2, featuring a combined 968,000 sq ft of net lettable area (NLA), have achieved a Silver rating, whilst the 1 million sq ft NLA IOI City Mall Phase 2 and the 480-room Moxy Putrajaya have both secured Certified ratings under their respective GBI Non-Residential New Construction tools.
To witness this milestone, these certifications were presented by Green Building Index (GBI) chief executive officer Sarly Adre Sarkum and witnessed by property development (central region) director Ho Kwok Wing and P I Architect principal Datuk Tan Pei Ing, whose expertise contributed significantly to the design and construction of these IOI Properties Group flagship developments.
This recognition reflects the group's unwavering dedication to integrating environmentally responsible practices and features into its commercial and hospitality offerings.
'The upgrading of GBI certification to Silver for our IOI City Towers and the addition of two new GBI certifications for Moxy Putrajaya and IOI City Mall Phase 2, making it the largest GBI-certified mall in Malaysia, reflects the group's unwavering commitment to a greener built environment,' said IOIPG chief operating officer (property investment) Chris Chong.
"IOI Properties Group's achievements stand as a powerful example of a forward-thinking and responsible property developer,' said Sarly.
'At Green Building Index, we are proud to be part of this journey. It is especially inspiring to see sustainability embraced at such a large scale - where the greatest impact on the environment and ESG performance is made.
'Congratulations to IOIPG for not just meeting the standard, but going above it. May this milestone inspire the industry to build boldly and more sustainably for our future.'
IOI City Towers, serving as IOI Properties Group's headquarters, has achieved a prestigious GBI Silver rating this year, a significant upgrade from its 2021 Certified rating. This advancement clearly demonstrates the group's ongoing commitment to expanding its green office building portfolio.
These two premium Grade A office towers are designed for exceptional energy efficiency, boasting a remarkably low Building Energy Intensity (BEI) of just 107.91 kWh/year/m². This impressive efficiency is driven by increased awareness among occupants and management, complemented by heat-reducing performance glass and the continuous use of high-efficiency chillers.
A robust Energy Management System (EMS) actively monitors building performance, with a Maximum Demand Limiting programme further optimising energy usage.
Prioritising occupant comfort, the towers adhere to American Society of Heating, Refrigerating,
and Air Conditioning Engineers (ASHRAE) standards. They feature carbon dioxide (CO2)
sensors for optimal fresh air intake, energy-efficient LED lighting that intelligently adjusts to
daylight and movement via Passive Infrared (PIR) sensors and effective noise attenuation for a
quieter environment. The use of Low Volatile Organic Compound (VOC) paint and low
formaldehyde products also ensure healthier indoor air quality.
Beyond these core elements, the towers incorporate several other innovative sustainable features contributing to their GBI Silver status:
> These include priority parking and charging docks for green vehicles, promoting sustainable
transportation;
> Water wastage is minimised through fire system water testing recycling, while regenerative drive elevators recover energy, boosting overall efficiency;
> To ensure tenant well-being, a post-occupancy comfort survey is conducted;
> A parking guidance system reduces vehicle idling time and associated emissions and a thermal mass storage system helps maintain stable indoor temperatures, further contributing to energy savings.
This comprehensive approach, integrating advanced energy-efficient systems, robust water management and sustainable operations, continually raises the bar and reflects IOIPG's steadfast dedication to environmental excellence and innovation.
IOI City Mall Phase 2 launched with 1 million sq ft of NLA (Net Lettable Area), significantly extending the already well-designed IOI City Mall Phase 1. This expansion brought the total NLA of IOI City Mall to 2.5 million sq ft, making it the largest mall in Malaysia. Achieving a Certified Green Building Index (GBI) under the Non-Residential New Construction: Retail (NRNC: Retail) tool for Phase 2 underscores the group's dedication to sustainable developments.
The group's flagship retail mall boasts low energy consumption, reflected by a BEI value of 302.65 kWh/m²/year. This efficiency comes from carefully designed glass, walls, and roofs that minimise heat transfer. High-efficiency Air-Conditioning and Mechanical Ventilation (ACMV) systems and energy-efficient LED lighting with smart zoning also contribute significantly.
The mall's entire cooling load is uniquely served by a Thermal Energy Storage (TES) System. This TES system has a charged capacity of up to 270,000 RTH (Refrigeration-Ton Hour) per year and can cool both IOI City Mall Phase 2 and Moxy Putrajaya. All cooling units are equipped with Pressure Independent Balancing Valves (PIBCV) for precise control.
Among others, a sophisticated EMS, it oversees all Mechanical and Electrical (M&E) services, allowing for continuous assessment and identification of energy-saving opportunities.
Beyond internal systems, the mall integrates robust sustainable site and resource practices.
The GBI certification for IOI City Mall Phase 2 is a clear demonstration of the group's forward-thinking approach to retail development.
By seamlessly integrating significant energy savings, advanced cooling solutions, superior indoor environmental quality and comprehensive site sustainability, the mall sets a new benchmark for large scale, environmentally responsible retail spaces in Malaysia.
Moxy Putrajaya, the first hotel launched under the Moxy brand in South-East Asia with 480 rooms, is a proud addition to the group's portfolio of green certified assets.
Moxy Putrajaya, a 19-storey hotel directly linked to IOI City Mall, has achieved a Certified GBI under the GBI Non-Residential New Construction: Hotel (NRNC: Hotel) tool. This certification highlights the group's dedication to providing a sustainable hospitality experience.
Moxy Putrajaya features sustainable site and resource practices such as:
> Greeneries and low Solar Reflectance Index (SRI) value hardscaping reduce the urban heat island effect;
>Reused, recycled content and regional materials were incorporated during construction;
>Recycling bins are available throughout the hotel and the hotel management team conducts
proper recycling to reduce the amount of waste channelled to landfills;
> Additionally, water-efficient fittings are installed throughout the hotel to minimise potable water consumption.
By prioritising energy efficiency, guest comfort, and responsible resource management, the hotel exemplifies a modern, sustainable approach to leisure and business travel.
'IOIPG's dedication to creating healthier, more efficient spaces aligns perfectly with Malaysia's drive towards a low-carbon economy.
'IOIPG is actively growing its green assets, with a strategic target for its new office buildings in Malaysia to be GBI-certified by FY2030.
'As of FY2024, nearly 45% of the group's owned and managed office buildings in Malaysia have already achieved GBI certification. This strategic focus positions our developments favourably to the increasing demand for green offices and retail spaces from leading multinational companies and Government-linked institutions,' added Chong.
Among others, the group's portfolio of developments consistently integrates a wide range of sustainable features, including Malaysia's largest mall-based solar PV system with a capacity of 4,005 kWp and the utilisation of a TES system to optimise energy use.
Passive design strategies, such as high-performance glazing, reflective materials and skylights, further reduce energy consumption and enhance comfort.
Water conservation is addressed through rainwater harvesting, and efficient plumbing, whilst sustainable materials and waste management systems support a circular economy.
IOIPG's consistent pursuit of green building certifications, as exemplified by these flagship developments, directly embodies the group's strategic vision.
IOIPG is actively participating in Malaysia's green transformation, shaping the landscape and demonstrating a profound and tangible commitment to a low-carbon and resource-efficient future for the nation.

A beacon of corporate prestige
Iconic tower in KL combines futuristic design with transit-oriented concept EVERY major city around the world has its own iconic landmarks and districts. And in Kuala Lumpur, one address rises above all others. Combining futuristic design with a transit-oriented concept, TSLAW Tower represents the pinnacle of modern architectural innovation and urban sophistication. Strategically nestled at the crossroads of the famous Bukit Bintang shopping haven and world-class Tun Razak Exchange (TRX) financial hub, this record-setting and state-of-the-art 48-storey commercial structure brings a whole new paradigm to corporate spaces. When completed in 2021, it was not only a remarkable addition to the Malaysian capital's urban skyline but also a symbol of the city's unlimited potential. Every feature within the RM350mil development was thoughtfully-designed to maximise business performance and create an inspiring and enriching environment for workers. The tower is also Green Building Index (GBI) compliant, reflecting the modern emphasis on sustainability and environmental responsibility. These outstanding factors saw it bestowed with the Malaysia Property AwardTM (Office Category) 2024 by FIABCI-Malaysia last year. Global recognition has now ensued at the FIABCI World Prix d'Excellence Awards 2025 – with TSLAW Tower winning World Gold in the Office Category. The iconic building by TSLAW Land now stands as a powerful statement for ambitious businesses seeking a prestigious corporate address in the thriving heart of the city. The tower's entrance signage and grand drop-off area. Visionary design Skyscrapers may be a dime a dozen in Kuala Lumpur but few are as visually-striking as TSLAW Tower. TSLAW Land turned to advanced technologies and cutting-edge aesthetics to conceptualise a structure that is majestic yet in harmony with the urban sprawl. The tower's sleek, monolithic form is sheathed in grey-tinted, crystalline glass. This creates dynamic and ever-changing interplays with the sky and surrounding environment, all day and night. Within the stunning facade are 33 levels of versatile, grade A office spaces which overlook the nearby Royal Selangor Golf Club and the Kuala Lumpur City Centre skyline. These are adaptable and allow for a variety of uses in line with contemporary business needs and sit above eight storeys of parking facilities, four private club floors and one retail floor on the ground level. A tree-lined, stone-paved porte-cochere and a glass cube entry portal ensure a strong street presence and contextual connectivity, while seamlessly linking the tower to surrounding amenities. There is also a landscaped urban plaza fronting Jalan Utara and TRX. This has F&B outlets and open areas for various activities. TSLAW Tower is also recognised by the Malaysia Book of Records as the first and only building in the country with a 360° LED facade display. TSLAW Group executive director Law Wai Cheong said this unique feature transformed the tower into a nocturnal beacon, turning static architecture into an ever-changing digital canvas. Blending form with function, the dynamic display envelops the entire exterior facade including the glass cube portal, porte-cochere and landscape. 'Through colour-changing effects and a vibrant programmable display, all kinds of captivating visual narratives can be created for special events, occasions and seasons. 'This can be seen during celebrations such as National Day and Christmas every year. And more recently, during the visit of Chinese president Xi Jinping. 'It not only uplifts the building's unique architecture but also establishes a compelling dialogue with the urban environment, setting new standards in architectural illumination,' Law shared. TSLAW Tower's interior design mirrors its external sophistication. Luxurious features embody corporate prestige, solidifying its identity as a premier business address. Employees' well-being are taken care of through carefully- curated amenities designed to foster social interaction, enrich the overall work experience and create an environment that supports collaboration, creativity and community. Among current amenities are a spa for rejuvenation and wellness, a gym for better health, a beauty clinic for self-care needs and several cafes for meals, meetings and relaxation. There are also dedicated private clubs that host networking, social and leisure activities – all of which create a sense of belonging. The retail level also houses several fine dining restaurants, attracting a well-heeled clientele and contributing to a refined yet lively ambience every evening. The glass cube entrance and landscape illuminated at night. Championing sustainability TSLAW Tower achieved a GBI score of 55%, surpassing the required threshold of 50% and demonstrating the developer's commitment to sustainability. Key features include the use of energy-efficient LEDs for its 360° facade display. This also incorporates automated data processing for real-time analytics to enhance energy efficiency. Rainwater harvesting is also used for irrigation of greenery. 'By blending contextual sensitivity with our holistic approach to environmental stewardship and seamless connectivity, we have created a visually striking, strategically located and environmentally conscious landmark that set new standards for corporate architecture in Kuala Lumpur,' Law continued. Seamless convenience With modern urban vehicular commutes being increasingly characterised by gridlock, access to public transportation becomes paramount. As a Transit-Oriented Development (TOD), TSLAW Tower is in close proximity to public transport amenities. This not only reduces reliance on private vehicles, but also affords easy access to anywhere in the Greater Klang Valley. The tower is less than 100 meters' walking distance (with covered walkways) to the TRX MRT Station, a cross-platform interchange. There is also convenient pedestrian integration with neighbouring developments – with pathways that lead directly to TRX and further on towards Bukit Bintang. The tower has dual access via Jalan Delima and Jalan Kemuning, and is located adjacent to major roads such as Jalan Tun Razak, Jalan Bukit Bintang, SMART Tunnel and MEX Highway. With TRX set to become Kuala Lumpur's most important central business district (CBD), TSLAW Tower's location is unrivalled. The tower is the first phase of a greater mixed development that would eventually include multiple residential and office towers, a hotel and a unique upscale retail experience. These would all be interconnected via a series of sky bridges, allowing for easy foot access. Upon completion, the visionary masterplan will epitomise modern urban living – where luxury, lifestyle and convenience are all within easy reach. 'TSLAW Tower stands as a testament to meticulous urban planning and innovative design in Kuala Lumpur's dynamic landscape. 'From overcoming complex challenges in town planning, integrating with crucial infrastructure like MRT lines, to enhancing urban aesthetics through thoughtful landscaping and enriching amenities, every aspect of the tower reflects our commitment to sustainability, functionality, and safety. 'Coupled with a prime location that offers unrivalled prestige, it is a new benchmark for business addresses,' Law added. TSLAW Land is the boutique property arm of the renowned TSLAW Group which is also involved in the steel, mining and investment industries. Driven by a mission to elevate good locations into exceptional destinations, the Kuala Lumpur-based developer takes great pride in incorporating what people want and desire into its projects. Its impressive portfolio includes other landmark TOD projects such as Skyline KL, Skyline Kuchai and Skyline Embassy.

IOI Properties to launch The Pentagon at Bandar Puteri Bangi
IOI Properties Group Bhd (IOIPG) is set to launch its next commercial phase, The Pentagon at Bandar Baru Bangi in Selangor. Comprising 18 units of double-storey shop offices, the development features a linked semi-detached concept with expansive built-ups and high ceilings. The project is within walking distance to the upcoming Bangi Fresco, a 4.98ha lifestyle and retail hub unveiled in March, set to be fully managed by IOIPG's leasing team. It is also a stone's throw away from the township's existing Lotus's hypermarket. 'Together with components such as Kubica Square, Enigma Square, Lotus's and Bangi Fresco, The Pentagon forms the commercial heartbeat of the township, complementing the agile built-ups of existing commercial offerings with larger lot sizes and voluminous interiors,' said IOIPG Bangi and Sepang general manager Wong Peen Fook. 'The linked concept maximises visibility while keeping the distinction of semi-D designs. The spacious layouts cater for entrepreneurs and businesses seeking expansive premises for their operations, suitable for food and beverage chains, showrooms, education centres, car workshops and more. 'In addition, it leverages Bandar Puteri Bangi's strategic location, with direct access to the North-South Highway and accessibility to the Kajang-Seremban Highway, South Klang Valley Expressway and more. 'This gives The Pentagon prime connectivity to the Kuala Lumpur city centre, Putrajaya and other surrounding destinations and points of interest, including many nearby industrial parks,' he added. The 145.69ha Bandar Puteri Bangi township includes a balanced range of residential and commercial components, as well as ample greenery and public spaces. Thoughtfully crafted spaces Spanning 1.81ha, The Pentagon draws its name from the shape of the plot it shares with Kubica Square, emphasised by its geometric aesthetic elements integrated throughout its modern facade. It offers lot sizes of 45' x 70', 50' x 70' and more, significantly larger than surrounding developments, with ceiling heights of 14' for ground floor spaces and 12' for higher storeys, to accommodate a wide range of business needs. Gross prices for shop office units start from RM3.6mil. 'The Pentagon's ample built-ups, ranging from 5,545sq ft to 7,046sq ft, are showcased with extensive glass panels throughout its design, seamlessly blending interior and exterior spaces while maximising natural lighting. 'The larger widths of shoplot units, ranging upwards from 45' to 50', serve to enhance visibility for business owners and investors, while a 15' wide open terrace promotes walkability and flow,' said Wong. Individual units are designed with rear roller shutter access to streamline loading and unloading operations. Additionally, 263 car park bays cater for visitor convenience, with an average allotment of 15 car park lots per shop office unit, and four electric vehicle (EV) bays. Leveraging surrounding pull factors The Pentagon leverages the growing demographics of Klang Valley South, with a catchment population of more than 680,000 from surrounding areas, as well as the 145.69ha integrated township itself, with over 2,000 homes handed over to date and an estimated resident population of more than 5,000. 'The Pentagon is set to benefit from proximity to Bangi Fresco, an upcoming retail hub with planned retail facilities spanning 100,000sq ft of net lettable area,' said Wong. 'These include 24 shops and five waterfront eating outlets, al fresco dining spaces and four drive-through outlets, as well as a 19,000sq ft grocery operator. Other features include a 10,000sq ft event space as well as a gym, positioning Bangi Fresco as a one-stop lifestyle destination for the community. 'In addition, the presence of numerous academic institutes nearby, such as Universiti Kebangsaan Malaysia, Nilai University and primary and secondary schools, has contributed to strong demographics for the township in terms of families, students and supporting workers, building a ready catchment population for businesses,' he added. According to IOIPG, The Pentagon draws its name from the shape of the plot it shares with Kubica Square, emphasised by its geometric aesthetic elements integrated throughout its modern facade. To date, Bandar Puteri Bangi features a balanced range of residential and commercial components, from luxurious landed and high-rise homes—such as Arawani and Caladia—to existing three- and four-storey shop offices, like Enigma Square. On top of that, ample greenery and public areas across the township offer social spaces for people to come together close to nature. These include the Oasis Park, a serene waterfront landscape home to over 90 known flora and fauna species, as well as the Geopark, a green sanctuary with a jogging trail and football field. 'Moving forward, we have exciting launches in store for Bandar Puteri Bangi in the coming months, designed to expand its vibrant array of property offerings. 'These include a planned lakeside precinct with landed homes and its own integrated commercial hub,' Wong concluded.
