Long-term growth prospects of Sunway poised to remain positive

PETALING JAYA: Sunway Bhd remains supported by near-term catalysts from stronger-than-expected construction wins, conversion of land in Johor to freehold status and healthcare listing in early 2026.
UOB KayHian Research (UOBKH Research) said, in the longer term, the property development segment is backed by strong sales from phased launches, strategic landbanking, and exposure to the Johor-Singapore Special Economic Zone (JS-SEZ).
'These collectively offer defensive qualities in the face of rising geopolitical tensions,' the research house said in a report recently.
Last week, a joint venture (JV) between Sunway and Singapore's Sing Holdings Residential Pte Ltd (SHRPL) secured a 99-year leasehold residential site at Chuan Grove, Singapore for S$703.6mil (RM2.33bil), following a successful tender awarded by the Urban Redevelopment Authority of Singapore.
Located near Lorong Chuan MRT Station on the Circle Line, the site enjoys good accessibility and is close to schools and major expressways.
The high-rise project comprises three towers with about 550 units and is expected to be developed over 60 months or earlier, with a launch target in the second half next year (2H26).
SHRPL and Sunway Developments Pte Ltd (SDPL) will incorporate a JV company, in which SHRPL and SDPL will have equity interest in the proportion of 65:35 at a later date, to undertake the development of the land.
SDPL is a wholly owned subsidiary of Sunway Holdings Sdn Bhd, which in turn is a wholly owned subsidiary of Sunway.
UOBKH Research said while the gross development value (GDV) is still yet to be finalised, it could fall around S$1.4bil (RM4.7bil), assuming a typical land-cost-to GDV ratio of 50%.
'We estimate the project to contribute S$10mil to S$15mil (RM33mil to RM50mil) per year, based on its 35% stake, development period of five years, and net margin of 10% to 15%, equivalent to 3% to 4% of our 2027 earnings forecast,' the research house said.
UOBKH Research added that while it anticipates a moderate earnings blip in 2025 from lumpy profit recognition of Sunway's Singapore projects, the research house is positive on the long-term growth prospects.
'The positive outlook is underpinned by strong sales from phased launches, ongoing land conversion from the private lease scheme to freehold status in Medini, Johor and recent uptick in land replenishment,' UOBKH Research said.
Unlike other research houses, MBSB Research maintained a 'neutral' call for Sunway with an unchanged target price of RM5.01.
The research house kept its earnings forecast for financial year 2025 (FY25), FY26 and FY27, noting that net gearing is expected to increase to 0.49 times from 0.44 times in the first quarter of financial year 2025 (1Q25) after the award of land in Singapore.
'We see the listing of Sunway Healthcare Group which is expected by 1H26 to be the near-term catalyst to Sunway Bhd.
'Nevertheless, we opine that all the positives have been priced in for now,' MBSB Research said.
Meanwhile, TA Research said Sunway's entry into Chuan Grove is 'well positioned to capture demand', given the site's prime location within the 'mature and established' Serangoon planning area.
'Additionally, the robust participation in the land tender, with the top four bids clustered within a 10% range, reflects broad developer confidence in the site's value.
'Notably, the winning bid of S$1,376 per sq ft per plot ratio (psf ppr) ranks as the second highest outside central region (OCR) land bid in 2025, just slightly below the SG$1,388psf ppr benchmark set at Bayshore Road. This signal continued optimism for well-located OCR developments,' the research house said.
TA Research has a 'buy' call on Sunway with a target price of RM5.68.
Further, RHB Research revised its FY27 earnings upwards, raising its forecast by 5% as the project will be launched in 2H26.
'Meanwhile, FY25 to FY27 earnings will be underpinned by strong unbilled sales of RM4.06bil and construction order book of RM6.6bil,' the research house said.
RHB Research maintained a 'buy' call on Sunway with a target price of RM5.81.
Moreover, the group's construction segment is in for a multi-year earnings growth trajectory underpinned by progress billing from inhouse infrastructure job flows and data centre-related projects.
'We understand that existing data centre tenders are progressing without delays, rebutting concerns on slowdown in award of data centre contracts. Management remains confident to achieve a RM6bil order book target in 2025,' the research house said.
Beyond the latest contract win, UOBKH Research said Sunway's healthcare segment is in expansion mode, and the 'strategic' hospital expansion is backed by structural and tourism demand.
'The healthcare segment is poised to ride on the ageing population, rising non-communicable diseases, and the momentum of Tourism Malaysia Year 2026, which includes medical and wellness tourism as part of the promoted areas.
In line with this, management targets to increase its foreign patients mix to 15% by the end of this year (from 13% in 1Q25),' the research house said.
UOBKH Research also stated Sunway's healthcare listing is on track for early 2026, 'potentially unlocking significant shareholder value'.
'We estimate a potential market valuation of RM16bil to RM19bil, based on 22 times to 26 times 2027 earnings before interest, taxes, depreciation, and amortisation of RM765mil.

'The establishment of a one-stop investment centre, along with the commitment to facilitate cross-border investments, reflects strong alignment between federal and state policies in elevating Johor as a new national growth hub,' he said in a media statement. Lee said the state also welcomed the plan's focus on artificial intelligence (AI) adoption, digital infrastructure and data centre development. 'Johor is now at the forefront of the data centre and digital investment industry, and these areas align with our strengths as a preferred destination for high-tech investment. 'We find the green economy initiatives and water sector transformation plan to be in line with Johor's sustainability agenda. 'The focus on smart grid systems, battery energy storage systems (Bess), and water efficiency are among Johor's key priorities that are actively being pursued.' Lee also lauded the 13MP's focus on major infrastructure development, such as the Gemas-Johor Baru double-tracking project, Elevated Automated Rapid Transit (E-ART) and the upgrading of the Senai Utara-Machap stretch of the North-South Highway. 'The Rapid Transit System (RTS) Link connecting Johor Baru and Singapore is also a transformational regional mobility project that will ease daily movement for thousands of workers and tourists, reduce border congestion and enhance economic integration. 'The expansion project for the Port of Tanjung Pelepas (PTP), one of the busiest container ports in Malaysia, will also support the growth of low-carbon maritime trade and position Malaysia as a regional logistics hub,' he added. Lee said Johor also welcomed the recognition as one of the designated locations for the Strategic Tourism Investment Zone (STIZ), alongside other states. 'This will empower our tourism sector ahead of Visit Johor 2026 and support the goal of making tourism a key contributor to the state's GDP,' he said. He also thanked the Federal Government for building Sultanah Aminah Hospital 2 (HSA2). 'HSA2 will complement the existing healthcare infrastructure and help ease congestion at the main hospital. 'This is a strategic investment that will improve healthcare access for the people of Johor. JS-SEZ, RTS and Digital Push: Johor backs 13th MP as roadmap to future

JOHOR BARU: Johor welcomed the 13th Malaysia Plan (13MP) as a strategic and timely blueprint that aligns with its Maju Johor agenda and ambition to become a developed state by 2030. Johor Maju is the state's vision to achieve developed status by 2030 through inclusive, sustainable, and high-impact growth. It focuses on strengthening the economy, upgrading infrastructure, and improving the rakyat's quality of life. Key priorities include the Johor-Singapore Special Economic Zone (JS-SEZ), digital transformation, and green development. State Investment, Trade, Consumer Affairs and Human Resources committee chairman Lee Ting Han said Johor recorded the highest gross domestic product (GDP) in the country with 6.4 per cent. "It proves Johor is on the right track, and 13MP will further fuel this "The 13MP supports Johor's vision through the recognition of JS-SEZ as a regional economic driver, and by streamlining cross-border investment via the Invest Malaysia Facilitation Centre Johor (IMFC-J)," he said in a statement today. Key infrastructure projects under 13MP include the Gemas–Johor Baru double-tracking, the Elevated ART (E-ART) system in Iskandar, and Senai Utara–Machap PLUS upgrades, all aimed at strengthening regional mobility and logistics. The RTS Link to Singapore was described as a "transformational project" that will ease border congestion, support daily commuter flows, and enhance Johor–Singapore economic integration. Lee also welcomed the planned expansion of Tanjung Pelepas port to boost maritime trade capacity and Malaysia's regional logistics standing. On social development, the inclusion of the Sultanah Aminah Hospital 2 will ease congestion in Johor's healthcare system and expand public access to medical services. Johor also lauded the plan's focus on AI adaptation, digital infrastructure and high-value data centre investments, in line with its growing role as a national leader in digital, renewable energy and semiconductor industries. 13MP's support for green economy efforts, including AIR2040 water reform, smart grid systems, and battery energy storage, he said was timely to reinforced Johor's sustainability agenda. The recognition of Johor as a host state for the Strategic Tourism Investment Zone (STIZ) was also welcomed. Lee said it will boost tourism growth in the run-up to Visit Johor Year 2026. "RMK13 is a comprehensive roadmap that will elevate Johor's development, empower its people, and reinforce our position as a new engine of national growth," he added.

(Bernama pic) JOHOR BAHRU : The proposal to establish a second Rapid Transit System (RTS2) Link to connect Tuas and Iskandar Puteri was among the key topics discussed by Johor and Singapore today. Johor menteri besar Onn Hafiz Ghazi said the matter was raised during his meeting with Singapore prime minister Lawrence Wong at The Istana in the republic. He said other matters relating to cooperation between Johor and Singapore were discussed at the meeting which lasted almost an hour. 'This meeting is not just a symbol of the close relationship between the two neighbouring countries, but also reflects the shared determination to take Johor-Singapore cooperation to a more strategic and holistic level,' Onn Hafiz said in a statement. The 4km RTS project connecting Bukit Chagar in Johor Bahru to Woodlands North in Singapore is expected to be completed in December 2026 and begin operations in early 2027. The rail transport system is capable of carrying up to 10,000 passengers per hour in each direction. Onn Hafiz is currently on a three-day official visit to Singapore, starting yesterday, at the invitation of its foreign minister Dr Vivian Balakrishnan.
