
How investors affect Columbus' housing market
Why it matters: Investors like hedge funds, private equity firms or real estate investment trusts often buy homes in cash and in bulk — outcompeting average families, especially first-time homebuyers.

Columbus is one of the top U.S. markets for "mega investors," per a 2023 Urban Institute study.

The corporate landlords: American Homes 4 Rent, Amherst, FirstKey Homes, Progress Residential, Starwood Capital and Vinebrook Homes.
American and Vinebrook have been active here for over a decade and were initially focused on the inner city, while the others entered our market during the pandemic and are targeting suburban neighborhoods.
Friction point: Carlie Boos, executive director of the Affordable Housing Alliance of Central Ohio, told the Dispatch she's concerned investors are inflating prices and limiting inventory.
Company representatives noted they own just a fraction of all homes and said they're expanding rental opportunities for families that can't afford to buy in nicer areas.

When asked about the idea this week in the Oval Office, Trump told reporters, "we're thinking about that." Under current law, you can trigger capital gains taxes for a primary home sale if your profit exceeds $250,000 for single filers or $500,000 for married couples filing together. (You calculate taxable income by subtracting the greater of the standard deduction or itemized deductions from adjusted gross income.) Some higher earners also owe a 3.8% surcharge, known as net investment income tax, on home sales profits above the thresholds. While home prices have soared over the past couple of decades, most sellers are under the $250,000 or $500,000 profit thresholds, experts say. Those impacted are typically "older homeowners, people who have been in their house for many, many years," said William McBride, chief economist at the Tax Foundation. Roughly 34% of homeowners could exceed the $250,000 threshold for single filers, and 10% could be above the $500,000 limit for married couples filing jointly, according to a 2025 study from the National Association of Realtors, which has advocated for capital gains reform for home sales. If you're planning to sell your home and expect profits above the thresholds, here are some ways to lower your capital gains tax bill, experts say. Many home sellers don't know they can trim capital gains by increasing their "cost basis," or the home's original purchase price, according to Boston-area certified financial planner Catherine Valega, founder of Green Bee Advisory. She's also an enrolled agent, which is a tax license to practice before the IRS. You can increase your basis by adding "capital improvements," such as renovations that "improve the resale value of your home," she said. Some examples of these updates include room additions, landscaping, or adding new systems, according to the IRS. However, capital improvements do not include repairs and maintenance that are "necessary to keep your home in good condition," such as repainting, fixing leaks or replacing broken hardware, the agency said. Regardless of whether the law changes, you should keep records of your home's capital improvements, which could help lower taxes when you sell, Valega said.

OpenAI GPT-5 is coming early next month
OpenAI is expected to release its next big model — GPT-5 — in August, Axios has learned. Why it matters: The race to create the biggest and best AI models is accelerating as the Trump administration has said the U.S. must do " whatever it takes" to beat China. The big picture: GPT-5 was expected earlier, but OpenAI's release plan has shifted several times. CEO Sam Altman posted on X on July 19 that GPT-5 would be released "soon." Then Altman appeared July 23 on Theo Von's podcast, where he praised the abilities of the new model. GPT-5 use is already cropping up in the wild, as testers get their hands on the code and security experts do their red teaming — additional signs that the model is getting close to release. Between the lines: In addition to being better at coding and more powerful overall, GPT-5 is expected to combine the attributes of both traditional models and so-called reasoning models such as o3. Altman clarified that the model OpenAI recently used to achieve gold medal performance at the recent International Mathematical Olympiad would not be included in GPT-5. OpenAI is planning to launch GPT-5 with mini and nano versions that will also be available through its API, according to The Verge, which first reported the new timeline. The intrigue: OpenAI's new open weight model is also coming soon, but could arrive before or after GPT-5 depending on last minute schedule tweaks, Axios has heard.
