Another storied property in Connecticut's sought-after Thimble Islands is on the market.
Rogers Island, a private 7.65-acre landmass in the Long Island Sound, is back on sale for $29.99 million. Not only is the property $5 million cheaper than when it listed last May — the sellers threw in an extra seaside compound on the mainland to sweeten the pot.
The island, accessible only by boat, includes a 123-year-old Tudor house, a waterfront pool, a putting green and a plethora of outbuildings.

The green oasis served as a summer getaway for the family of its current owner, Greg Jensen, Mansion Global reported. Jensen serves as co-chief investment officer of Bridgewater Associates, the world's biggest hedge fund firm.

The plural properties, including the extra house on the mainland, relisted on Tuesday with Joseph Barbieri and Leslie McElwreath of Sotheby's International Realty, as announced by the brokerage in a Tuesday press release. The island previously went on sale last May with a different brokerage for $35 million.
Roger Island's 8,746-square-foot Tudor house includes 10 bedrooms and two kitchens — one for marbletop entertaining and one tucked away for catering. The island further boasts a saltwater pool with a spa, a poolhouse with a waterside pergola, a gazebo, a tennis court and a putting green.
Barbieri called the idyllic archipelago an 'alternative to the Hamptons.'

'You'd never get anything like this for this price,' Barbieri said. 'They're not many of these that exist, period.'
Outbuildings dot the island, including a four-bedroom guest cottage with a kitchen and a commercial-sized greenhouse. A studio cottage with an outdoor shower can double as a spa or an artist's studio, according to the listing.

The island itself is designed for smooth staff support. Next to the greenhouse are staff quarters with two ensuite bedrooms and kitchenettes. One pier is dedicated for service deliveries, while the other one — with direct access to the main house — is reserved for owners and guests.
The island is named for John Rogers, an original settler in the area. Roger's family owned the island from 1710 to 1858, according to the listing.
Jensen paid $21.5 million for the property in 2018. Barbieri said the family is parting with the home now that their children have grown up.
They've even thrown 51 Flying Point Road into the bargain. The seaside compound in Stony Creek, Barbieri said, offers the next owners of Rogers Island easy access to their vacation home, or can be used as additional staff or guest housing.

Dalio advises hedging against inflation with TIPS, gold, and bitcoin. Famed investor Ray Dalio is ringing the alarm on America's growing mountain of debt. The Bridgewater Associates founder has been warning about unsustainable deficits, likening the situation to a looming "financial heart attack" in a recent discussion of his new book "How Countries Go Broke: The Big Cycle." "It's like a plaque building up in the arteries," Dalio said of debt service during an event in New York on Thursday. "You can see interest rates and debt service payments starting to squeeze out other consumption." This year, the US is on track to bring in revenues of around $5 trillion and spend $7 trillion, contributing $2 trillion to the national deficit, Dalio said. On top of that, interest payments to service the debt will come out to $1 trillion. "We have to, in the next, year sell about $12 trillion. We have $1 trillion that we can pay in interest. We have $9 trillion in debt service in terms of principle, and then we have to sell another $2 trillion because we had a deficit," Dalio said. In order to return to financial health, the US must lower its budget deficit from 6.5% to 3% of GDP through a combination of cutting spending, increasing tax revenue, and lowering interest rates, Dalio said. That puts the US in a tough spot because all three parts of the solution are difficult and controversial — just look at DOGE, the ongoing debate over the Big Beautiful Bill, and Trump's feud with Jerome Powell — making it extremely hard to move to an actionable outcome. And with the US at risk of a recession, the debt situation could become even more severe since government borrowing tends to increase in times of economic downturn, Dalio said. Mounting debt creates a supply and demand problem where the government has to raise interest rates to make US debt attractive to investors or print more money. "When faced with the choice, they print money," Dalio said of governments. Luckily, there are some actions investors can take to protect their portfolio from the negative effects of mounting national debt and widening deficits. The most important things one can do are to hedge portfolios against inflation and diversify holdings, Dalio believes. "Look at the value of your portfolio in inflation-adjusted terms, not in nominal terms," Dalio told the audience. Dalio's a big fan of Treasury Inflation-Protected Securities (TIPS), which are government bonds that return more when inflation is high. It's the best investment vehicle for a middle-class American who's risk-averse and looking for inflation protection, in his opinion. "The safest investment that you can get right now is an inflation-indexed bond," Dalio said. "You'll get a bit over 2% of real return above inflation." Gold is another one of Dalio's top picks. The yellow metal has been a time-tested store of value, and it's no different today. Gold provides diversification, inflation protection, and a hedge against geopolitical risks. It's typically negatively correlated to other investments, meaning that it can perform well in times of economic downturn. "There's a saying that gold is the only asset that you can have that's not somebody else's liability," Dalio said. "It's a prudent thing to have somewhere between 10 or 15% of your portfolio in gold." And finally, a little bit of bitcoin can also bolster your portfolio. Dalio has changed his mind on bitcoin over the years, initially calling it a speculative asset and eventually owning a small amount himself starting in 2021. The buyer — whose identity remains unconfirmed but is widely rumored to be Microsoft billionaire Charles Simonyi — has spent the past several months scooping up prime properties on North Ocean Boulevard. According to the Journal, the buyer paid roughly $250 million across four separate deals, while The Real Deal pegs the total value closer to $350 million. When it first opened in 2018, it was a nondescript tapas restaurant in a squat Chinatown strip mall. And under the deft guidance of chef Oscar Amador, former Bazaar Meat general manager Roberto Liendo, and partner Joseph Mikulich, EDO Tapas and Wine quickly secured a reputation as one of Las Vegas's best restaurants — revelatory for its playful approach to tapas and prix-fixe tasting menus — all with a Strip-style polish. Seven years after opening and with a wholly new restaurant on the horizon, EDO is closing its doors this September. 'We're just so pleased,' says Liendo. 'We had this intimate space, and people came with open minds and hearts — they really embraced whatever we did.' Within the 35-seat restaurant, Amador dreamed up tasting menus of bluefin tuna tarts in delicate shells with flower petals and passionfruit, and cured jamón draped over icy kumquat leche de tigre. Other dishes became brand staples, now found at Anima by EDO, which opened in 2022, and at La Loba, the group's new Seattle restaurant. Among them: impossibly flaky patatas bravas with a satisfying crunch and countless layers, the pressed and paper-thin bikini panini, and a whimsical celebration of eggs — frothy salted-fish espuma with egg yolk, roe, and caviar, served in a hollowed-out shell atop a porcelain egg carton. EDO's rotating tasting menus, marked by joyously inventive flavors and tweezer-placed precision, quickly earned it a loyal following happy to trek to an unassuming strip mall on Spring Mountain Road. 'The smaller space really allows us to have fun with that,' says Liendo. 'With that said, we feel that it's time for EDO to have a rebirth.' EDO's closing coincides with the debut of the group's newest restaurant, Braseria, opening at the Collective — the Convention Center-adjacent dining hub that also houses Cleaver, Tacos & Beer, and Marrakech. The brasserie-style concept will lean into French classics with a playful twist, served in a space three times the size of EDO and featuring an extensive wine list. It's also a return to form for Amador, who cooked at the prestigious Le Cirque at the Bellagio after relocating from Barcelona. 'We're going to bring some French dishes like onion soup and escargot, but we're going to have it in a playful way,' says Amador. While Amador built his career around Spanish cooking, he notes the close ties between French and Catalan cuisine. 'We thought it would be only natural to introduce some of that French cuisine into our dishes,' says Amador. Braseria will forgo the tasting menu format, encouraging guests to share large-format dishes, with flair coming from roving caviar carts and tableside presentations of beef tartare. The design highlights high ceilings, a dramatic wall-length bar, dark woods, leather and brass accents, murals, chandeliers, and a wine cellar that will eventually house 1,000 bottles, from prestige labels to boutique producers. And that all leads to the future of the current EDO space. Amador is holding onto the restaurant, eager to do something he describes broadly as 'very, very special.' It's expected to remain closed for a short time, while it gets a new name, a small update to the design, and an entirely new menu. 'I want to do something else, but I cannot say too much now,' says Amador. Since opening, EDO has continued to rack up accolades. In 2023, it made Yelp's list of the top 100 restaurants in the Southwest. That same year, Amador earned his first James Beard nomination, and Yelp named Anima the best new restaurant in the country. In 2024, he was a finalist in James Beard's national Outstanding Chef category. Liendo recalls early concerns that Spanish cuisine might be a hard sell. 'I'm mostly thankful for the people — the chefs and people that came in,' says Liendo. 'It was fun to see them taking ideas from our menu and bringing that creative approach.' As for Amador, he says that he had the ambition to make EDO into something deeper. 'And I think we achieved that,' he says. Leading up to its September farewell, EDO will revive fan favorites and original menu hits — a kind of farewell tour for loyal diners. 'We wanted to give enough time for everyone who supported us over the years to come in, for us to say thank you,' says Liendo. And the group's not done yet. A fourth restaurant is already in the works, though details are still under wraps. In the meantime, fans can take comfort in knowing that wherever the next EDO project lands, there will likely be bikinis, crunchy potato sticks, and eggshells filled with something delicious.
