
Qatar: Residential sales transactions witness 13.2% increase in Q1
The residential sales saw a substantial rise as the transactions witnessed a 13.2 percent surge on quarterly basis (QoQ) and 67.1 percent annually (YoY) in Q1 2025.
The median ticket size for housing units was QR2.7m showing an increase of 3.8 percent quarter-on quarter but a decline of 3.6 percent on yearly basis, according to ValuStrat real estate research for Q1.
The highest transaction activity was recorded in Doha and Al Dayeen.
The Pearl Island and Al Qassar saw sales value surge by 54.3 percent, while transaction volume climbed 39.8 percent QoQ .
Regarding residential supply in Q1, the research noted that the total residential stock during Q1 2025 was 401,542 units, comprising 253,513 apartments and 148,029 villas.
An estimated 2,000 apartments were delivered during the quarter.
The key additions included 690 units at Gewan Island (The Pearl), 377 in Shahad Tower (West Bay), and 676 across Lusail Marina's FJ Residence, Venice Tower, and Nayef Tower.
Qatari Diar, in collaboration with Dar Global, announced a new development under the Simaisma coastal project, featuring Trump-branded villas and an international-standard golf course. SAK Holding launched the Usool Al Mansoura Compound, comprising of two towers with around 500 units ranging from studios to three-bedroom apartments.
The project, with a total built-up area of 62,218 sqm, is offered under a leasehold structure.
Tameer Properties acquired seven seafront plots on Qetaifan Island North to develop luxury residences and branded hotel-serviced apartments, with Carlton House announced as the first project.
The median monthly rent for a residential unit held steady quarterly but fell 1% YoY to QR8,500.The apartment lease values stabilised at QR6,000 since the previous quarter while reflecting a 2 percent annual drop.
For one-bedroom apartments the median monthly lease rate was QR5,500, for two-bedrooms QR6,250, and for a three-bedroom QR7,500.
The rents in Lusail remained stable QoQ, while rates in Al Mansoura recorded an increase of up to 2 percent. In contrast, Al Sadd experienced a 2 percent decline compared to the previous quarter.
Over 18,000 apartment rental contracts were signed in Q1, marking a 15 percent increase both quarterly and yearly.
A slight softening in tenant churn was observed, as new lease agreements accounted for 82 percent of total contracts in Q1 2025.
Al Wukair, Al Mashaf, and Al Thumama cumulatively were the top contracted areas with 5,319 leases, measuring an increase of 17.5 percent quarterly.
The median rent for villas was QR11,000, stable QoQ but increased by 1 percent annually.
The quarterly adjustments in key areas were minimal, showing only a 1 percent rise or fall QoQ.
The median monthly rent for a three-bedroom villa was QR11,500, for a four-bedroom villa QR12,000, and for a five-bedroom villa QR14,000, the research further said.
It added, around 6,048 villa lease contracts were signed during Q1 2025 reflecting an increase of 10 percent QoQ and 13.7 percent YoY. New tenancies accounted for 83 percent of the total agreements The cumulatively, Soudan, Aziziya, Ghanim, and Murrah were the top rented areas with more than 664 contracts, an increment of 4 percent since fourth quarter last year.

Average Dubai property prices rise 3% quarter on quarter
Average property prices in Dubai climbed to Dh1,582 per square foot in the first half of 2025, data showed. According to the latest report from Betterhomes, Shaping Skylines | Q2 2025 Dubai Residential Real Estate Market, this represents a 6 per cent increase compared to the second half of 2024 and a 3 per cent rise quarter-on-quarter from Q1 2025. Prices now stand 18 per cent higher than in Q1 2024 and a notable 90 per cent above the pandemic-era lows of Dh833. Dubai's real estate sector continues its record-breaking trajectory in 2025, confirming the city's growing global real estate stature. With a growing population, investor-friendly policies, and a development pipeline that continues to deliver, Dubai is well-positioned for sustained growth in the years ahead, analysts say. Total residential sales in Dubai reached Dh151.8 billion in the first half of 2025, marking a 46 per cent year-on-year increase in value. Transaction volumes saw a 25 per cent uptick, with 50,485 units sold. Compared to the previous quarter, the market grew by 33 per cent in value and 19 per cent in volume, demonstrating sustained momentum building on Q1's performance. The prime market witnessed 1,417 transactions, marking a 67 per cent quarter-on-quarter increase from 851 deals in Q1. On an annual basis, activity has more than doubled, reflecting a remarkable 113 per cent year-on-year growth, underscoring the booming appetite for ultra-luxury real estate in Dubai. Supply growth remains strong, signalling ongoing developer confidence. Over 20,000 new units were delivered in the first half of 2025, with another 70,000 expected in the second half of the year. Looking further ahead, more than 200,000 additional units are in the pipeline through 2027. JVC led completions with 20 per cent. Christopher Cina, Director of Sales at Betterhomes, said: 'With approximately 20,000 new units delivered in the first half of 2025 and a further 70,000 expected by year-end, Q3 is shaping up to be an exciting phase for Dubai's property market. This upcoming supply is well-aligned with the city's growing population and strong investor appetite. Demand remains robust, particularly for apartments and ready villas, with healthy absorption of new launches. Both Q3 and the second half of 2025 are expected to reflect positive market sentiment, supported by a resilient economy, sustained end-user demand, and attractive rental yields.' Betterhomes data showed investor activity picked up in Q2 2025, accounting for 58 per cent of transactions, up from 50 per cent in Q1. End-user activity dropped to 42 per cent, as investors returned for rental yields and capital gains, reversing the more balanced split seen earlier this year. A significant shift in financing trends was witnessed in Q2. The market moved notably toward cash purchases, with cash transactions rising to 52 per cent in Q2 2025, up from 42 per cent in Q1. Mortgage-backed deals declined to 48 per cent, signalling a more liquid buyer pool led by high-net-worth individuals, international investors, and buyers seeking quicker closings. The UK now leads buyer activity, overtaking India with a 56 per cent jump this quarter. India and Pakistan maintained strong positions at second and third, respectively, while Poland entered the top five. Russia slipped out of the top 10 for the first time in years, making space for Ireland at sixth.

Dubai: Azizi set to deliver nearly 7,000 units this year
Azizi Developments, the Dubai-based developer, is on track to deliver 25 new projects this year, with 6,979 units across key developments such as Riviera Phase 4, Azizi Venice, Creek Views III, Vista, and Amber, the company CEO said. 'Last year, we've completed 19 projects across Dubai, delivering over 8.4 million sq. ft. of built-up area across 316 floors, with more than 10,229 units sold - up 15.8 per cent year-on-year - worth more than Dh10 billion. We plan on surpassing and approximately doubling most of these figures in 2025. We currently have around 150,000 units under construction, valued at several tens of billions of US dollars. We have already delivered more than 45,000 homes to local and international investors and end users from over 100 nationalities,' Farhad Azizi, CEO of the Azizi group of companies, told Khaleej Times in an interview. The company's portfolio includes landmark projects such as Burj Azizi, set to become the world's second tallest tower on Sheikh Zayed Road; Azizi Riviera, a 16,000-home French Mediterranean-inspired community in MBR City; Azizi Venice, a 36,000-home lagoon-centric development in Dubai South; and Azizi Milan, a master-planned community of over 81,000 homes along Mohammed bin Zayed Road. 'Our focus is on creating fully integrated, sustainable and iconic communities that go beyond mere housing and truly enrich the lives of those who invest and reside there,' Azizi said. Property values in Dubai have skyrocketed 70 per cent in four years according to Knight Frank, now also drawing in big name global investors including wall street giants. The emirate has seen more office and hotel deals in the past 2 years than in the past decade combined. Complementing this is the UAE's tourism boom, which contributed Dh257.3 billion (USD 70.1 billion) to the national economy in 2024—accounting for 13 per cent of GDP—as noted by the World Travel & Tourism Council (WTTC). Dubai's property market reached a new milestone in the first half of 2025, with 98,603 real estate transactions totaling Dh326.7 billion ($89 billion), marking its strongest half-year performance on record, as per the latest figures from fäm Properties. This year, Dubai has welcomed nearly 90,000 new residents in Q1, placing growing pressure on housing supply. Only 12,000 new homes were delivered in that period, fueling further increases in both prices and rents. This widening gap between supply and demand highlights strong market fundamentals and presents a compelling case for continued residential development and investment. According to the latest data from Dubai Land Department, the UAE real estate sector is projected to witness an 80 per cent increase in delivered units this year compared to 2024, helping to satiate the surging demand. 'Dubai's property sector will continue to thrive. This is driven primarily by the city's many merits, with it being the best place to visit, live and work in. Its world-renowned safety, outstanding legal and regulatory framework, welcoming, tax-free, opportunity-rich and highly business- and investment-conducive environment, and its status as the world's most popular tourist destination, all contribute to the surging population (expected to hit 5.8 million by 2040) and visitors, and as such, to the exponentially growing popularity of real estate here,' Azizi said. Minor price corrections may take place in the remaining months of 2025 or beyond, as part of any healthy market cycle, but these will be overshadowed by the mid- to long-term upward trajectory in property values, he added. The company is actively exploring and working on blockchain-based innovations, including tokensiation, for its projects. 'Tokenization is a natural progression in an industry that's rapidly evolving to become more safeguarded, accessible, transparent, and technology-driven. By turning real estate assets into digital tokens on a blockchain, the industry also opens its doors for a broader range of investors to participate—making ownership more inclusive while transactions are becoming more efficient. Tokenization has the potential to simplify traditionally complex processes, entails lower barriers to entry, and builds greater trust through secure, transparent records and transactions. 'I see tokenization becoming a fundamental part of how property is bought, sold, and held—particularly in forward-thinking cities like Dubai that are setting the pace for digital transformation in real estate. Moreover, we are also engaging in strategic partnerships that enable secure cryptocurrency payments, particularly in markets where digital assets are gaining traction,' Azizi said. Beyond the UAE, Azizi has set sights on international markets as well, with the recent launch of its first project in Germany. 'With our first project in Germany, which was a test-run in one of the most stable and mature European markets, already successfully having been completed and handed over, and a project in France currently being underway, we are also exploring other lucrative markets, including the UK where will soon be launching 5-6 high rise towers in Central London, in a prime area right on River Thames, with more than 1.5 million square feet of net sellable area, Australia, Canada and the US, amongst others,' Azizi said.
