Hong Kong's tycoons are damaging the city's credit culture

How creditworthy are Hong Kong's billionaire tycoons? Despite the glamour and prestige they project, the city's old money are dishing out one nasty surprise after another. As bankers and investors wake up to the reality that they might never be made whole, the easy credit culture long afforded to the elite will inevitably come to an end.
New World Development's decision not to repay coupons on its perpetual notes was a rude awakening, but it was by no means an outlier. Emperor International, a fellow developer that sells luxury apartments, said it had HK$16.6 billion (S$2.7 billion) in bank borrowings that are either overdue or have breached loan covenants, which may result in immediate repayment requests.
Emperor is a household brand in Hong Kong. The 82-year-old patriarch Albert Yeung started with a jewellery store in the late 1960s, selling Rolex and Omega watches. But over the years, the 'king of clocks and watches' expanded into media and real estate. Emperor Entertainment, in particular, is closely associated with local culture. It manages a roster of canto-pop singers and actors, such as Nicholas Tse.
Or consider Far East Consortium International, which went public more than half a century ago. The builder, known for projects at the city's iconic old Kai Tak airport, has pan-Asia ambition. It has joined forces with Chow Tai Fook – New World's parent – to develop a casino complex in Brisbane ahead of the 2032 Summer Olympics.
Just like New World, Far East is sowing confusion among its US$360 million perpetual note holders. In its latest annual report released in late June, the company said it would no longer pay dividends. Investors are now worried that it would follow its business partner's footsteps by not repaying coupons.
The builder's open market operations are equally alarming. In the fiscal year ending March, it bought US$4 million principal amount of perpetuals but resold at a loss.
This is a sharp turn of events. Last September, Far East won a concession from its investors, buying time to redeem debt. The builder promised then that it would 'aim to initiate partial call' in the first quarter of 2025. Its own trading activities suggest it has not done so.
Until recently, the city's old money had it easy. The name brand itself spelled investment grade. As at last June, nearly 70 per cent of New World's bank loans were unsecured. In addition, local borrowers could issue bonds governed by English law. By comparison, dollar notes from mainland developers, such as China Evergrande Group, had to follow New York law. For issuers, this law might be more stringent in the event of consent solicitation, where a company asks to change the terms of its securities.
But that leniency is running thin. Granted, New World managed to eke out an US$11.2 billion loan refinancing deal – perhaps because when it owes banks so much money, it owns them. Others may not be so lucky. Already, lenders are tightening the screws on smaller developers, asking for more collateral and halting new loans altogether. As for bond investors, they no longer assume Hong Kong businessmen would act any differently from those in the mainland. They are not. BLOOMBERG

[NEW YORK] Oil prices eased on Friday (Jul 25) and settled at a three-week low as traders worried about negative economic news from the US and China and signs of growing supply. Losses were limited by optimism US trade deals could boost global economic growth and oil demand in the future. Brent crude futures fell 74 US cents, or 1.1 per cent, to settle at US$68.44, while US West Texas Intermediate (WTI) crude fell 87 US cents, or 1.3 per cent, to settle at US$65.16. Those were the lowest settlement levels for Brent since Jul 4 and WTI since Jun 30. For the week, Brent was down about 1 per cent with WTI down about 3 per cent. European Commission President Ursula von der Leyen will meet US President Donald Trump on Sunday in Scotland. In the US, new orders for US-manufactured capital goods unexpectedly fell in June while shipments of those products increased moderately, suggesting business spending on equipment slowed considerably in the second quarter. That could boost Venezuelan oil exports by a little more than 200,000 barrels per day (bpd), news US refiners would welcome, as it would ease tightness in the heavier crude market, ING analysts wrote. Iran said it would continue nuclear talks with European powers after 'serious, frank, and detailed' conversations on Friday, the first such face-to-face meeting since Israel and the US bombed Iran last month. Venezuela and Iran are members of the Organization of the Petroleum Exporting Countries (Opec). Any deal that could increase the amount of oil either sanctioned country could export would boost the amount of crude available to global markets. OPEC said the joint ministerial monitoring committee (JMMC) scheduled to convene on Monday does not hold decision-making authority over production levels. Four Opec+ delegates said an Opec+ panel is unlikely to alter existing plans to raise oil output when it meets, noting the producer group is keen to recover market share while summer demand is helping to absorb the extra barrels. Opec+ includes Opec and allies like Russia. In Russia, the world's No 2 crude producer behind the US, daily oil exports from its western ports are set to be around 1.8 million bpd in August, down from 1.9 million bpd in July's plan, Reuters calculations based on data from two sources show. In the US, energy firms this week cut the number of oil and natural gas rigs operating for the 12th time in 13 weeks, energy services firm Baker Hughes said in its closely followed report on Friday. [BENGALURU] European shares closed lower on Friday (Jul 25), as investors assessed mixed corporate earnings while awaiting updates on a framework of an EU-US trade deal that officials said could be reached as early as this weekend. Investors navigated the peaks and troughs around a potential agreement between the two large economies after a busy week of trade discussions with the US culminated in deals with Japan, Indonesia, and the Philippines. The pan-European Stoxx 600 index dropped 0.3 per cent to session lows after US President Donald Trump said there was less chance of an agreement with the EU, but pared losses after EU diplomats reiterated that a deal of 15 per cent duties on European goods was still in the works. The index last closed 0.2 per cent lower with most regional bourses in red, but on a weekly basis, the Stoxx index was on track for modest gains. 'It's hard to spin it as a good deal, but it would at least avoid much higher US tariffs and retaliation from the EU,' said Jack Allen-Reynolds, deputy chief euro zone economist at Capital Economics. 'The reported deal with the US would take a major downside risk off the table for now, weakening the case for further interest rate cuts.' Also weighing on stocks were elevated bond yields that got a lift after the European Central Bank's comments on Thursday tempered expectations of imminent interest rate cuts. Puma was the biggest percentage loser on the benchmark index, falling 16 per cent, its largest daily drop in more than four months. The sportswear brand cut its full-year outlook and reported weaker-than-expected quarterly results. London-listed sports retailer JD Sports slipped 0.7 per cent after Puma's results. On the flip side, LVMH gained 3.9 per cent after the French luxury group reported quarterly results, with analysts pointing to hopes on the horizon as the group said it saw signs of recovery in the Chinese market. The broader luxury index rose 1.8 per cent and was the top sectoral performer. Automobile stocks gained 1.4 per cent, boosted by Volkswagen's 4.6 per cent rise after the CEO of Europe's biggest carmaker said cost cuts must be accelerated in response to tariffs. Earlier in the session, shares took a hit on the company's slashed full-year sales and profit margin forecasts. Still, Traton, a truck unit of German automaker Volkswagen, fell 4.1 per cent. Carrefour gained 5.5 per cent after Europe's biggest food retailer reported its half-year results. EDINBURGH/LONDON - US President Donald Trump, dogged by questions about his ties to disgraced financier and sex offender Jeffrey Epstein, arrived in Scotland on July 25 for some golf and bilateral talks that could yield a trade deal with the European Union. Mr Trump told reporters before leaving the US that he will visit his two golf properties in Scotland and meet with British Prime Minister Keir Starmer and Scottish leader John Swinney. Mr Trump said he and Mr Starmer would discuss the US-British trade deal and perhaps even 'improve' it, but gave no details. He said Washington was also working hard on a possible trade deal with the European Union, which he said was very keen to make a deal. European Commission president Ursula von der Leyen said later she would meet Mr Trump in Scotland on July 27. EU diplomats say a deal could result in a broad 15 per cent tariff on EU goods, mirroring a framework agreement with Japan reached this week and half of the 30 per cent Mr Trump is threatening to impose by Aug 1. White House officials, frustrated by the ongoing focus on the Epstein saga, are hoping the controversy dies down while Mr Trump is abroad, one person familiar with the matter said. Deepen ties As part of the visit, Mr Trump will open a second 18-hole course on the Aberdeen property named in honor of his mother, Mary Anne MacLeod, who was born and raised on a Scottish island before emigrating to America. As he left the White House, Mr Trump told reporters that he looked forward to meeting both Mr Starmer and Mr Swinney, who had publicly backed Democratic candidate Kamala Harris in the 2024 US presidential election. 'We have a lot of things in Scotland. I have a lot of love - my mother was born in Scotland,' he said. 'The Scottish leader is a good man, so I look forward to meeting him,' Mr Trump said. The trip, initially billed as a private visit, gives Mr Trump and Mr Starmer a chance to deepen their already warm relationship, with key issues on the agenda to include ending Russia's war in Ukraine, British and US sources said. British officials have been heartened by what they see as a clear shift in Mr Trump's rhetoric on Ukraine and Russia in recent weeks, a British source said. The deteriorating situation in Gaza is also likely to come up. Mr Starmer on July 24 said he would hold an emergency call with France and Germany over what he called the 'unspeakable and indefensible' suffering and starvation being reported there, and called on Israel to allow aid to enter the Palestinian enclave. Gaza health authorities say more than 100 people have died from starvation, most of them in recent weeks. Human rights groups have said mass starvation is spreading even as tonnes of food and other supplies sit untouched just outside the territory. Since being elected in 2024, Mr Starmer has prioritised good relations with Mr Trump, stressing the importance of Britain's defence and security alliance with the US and being careful to avoid openly criticising Mr Trump's tariff policies. Britain sealed the first tariff-reduction deal with the US in May, which reaffirmed quotas and tariff rates on British automobiles and eliminated tariffs on the UK's aerospace sector, but left steel tariffs in place. Mr Starmer is expected to press for lower steel tariffs, but sources close to the matter said it was unclear if any breakthrough was possible during Mr Trump's visit. Mr Trump has described Scotland as a 'very special place' and made a similar trip there in 2016 during his first run for the presidency, but he will not necessarily get a warm welcome. About 70 per cent of Scots have an unfavourable opinion of Mr Trump, while 18 per cent have a favourable opinion, an Ipsos poll in March found. Scottish police are girding for protests on July 26 in both Aberdeen and in Edinburgh, the country's capital. Mr Trump will return to Britain from Sept 17-19 for a state visit hosted by King Charles. It will make Trump the first world leader in modern times to undertake two state visits to Britain. The late Queen Elizabeth hosted him at Buckingham Palace for a three-day state visit in June 2019.
