Blackstone-backed KRT gets Sebi approval to launch ₹4,800 cr REIT-IPO

Sattva Group and Blackstone-backed Knowledge Realty Trust (KRT) has received approval from the Securities and Exchange Board of India (Sebi) to launch its Real Estate Investment Trust (REIT) public issue.
The offering, expected to open in the first week of August, aims to raise ₹4,800 crore, making it one of the largest REIT IPOs in the country.
KRT has already raised ₹1,400 crore in a pre-IPO placement last month. The company had filed its Draft Red Herring Prospectus (DRHP) with Sebi in March 2025.
The company plans to use proceeds from the issue to reduce debt. "We plan to reduce our leverage by utilizing a significant portion of net proceeds from the fresh issue to repay certain indebtedness incurred by the Asset Special Purpose Vehicles (SPVs)," the company stated in the DRHP.
The company plans to reduce debt by 21 per cent using the funds from the IPO proceeds. "Our total borrowings as of September 30, 2024, were ₹19,948.29 crore. We expect our total debt on listing to be less than 21 per cent of our initial GAV at the time of listing of Units pursuant to the Issue," the company stated.
The company currently owns over 46 million square feet of office space across 29 properties, primarily located in Mumbai, Bengaluru, and Hyderabad. KRT's portfolio includes 30 office assets spread across major Indian cities.
Notable assets in the portfolio include One BKC and One World Center in Mumbai, Knowledge City and Knowledge Park in Hyderabad, and Cessna Business Park and Sattva Softzone in Bengaluru.
With a proposed fundraise of approximately ₹6,200 crore, Knowledge Realty Trust is poised to launch India's largest REIT IPO.
The REIT reported a net operating income of ₹3,432 crore in FY24, underlining the scale and profitability of its rental-yielding commercial properties.
Blackstone and Sattva Group, the two founding sponsors, will retain around 80 per cent ownership in the REIT post-listing. The sponsors have committed to a brand-neutral strategy for future expansion, aiming to grow KRT's portfolio through acquisitions.
The REIT is expected to launch investor roadshows this week, according to a PTI report, with the price band for the IPO likely to be announced on August 30.
Sattva Group, based in Bengaluru, has delivered over 74 million sq ft of real estate across commercial, residential, hospitality, and co-working segments, with an additional 75 million sq ft under development.
Currently, India has four listed REITs — Brookfield India Real Estate Trust, Embassy Office Parks REIT, Mindspace Business Parks REIT, and Nexus Select Trust. Among them, Nexus is retail-focused, while the others primarily own rent-generating office spaces.

NEW DELHI: Nxtra by Airtel , on Monday, extended its partnership with AMPIN Energy Transition to procure 125.65 MW of solar-wind hybrid energy through the inter-state transmission system (ISTS)-connected plants. The additional capacity will be delivered to Nxtra in two phases, each through captive solar-wind power projects in Rajasthan and Karnataka, respectively. AMPIN has been supplying solar power to Nxtra through intra-state, open access, in Uttar Pradesh, Maharashtra and Odisha. With this new deal, AMPIN will add 11 new states as well as new technologies such as large-scale ISTS renewable energy supply and the seamless supply of renewable energy from a single Independent Power Producer (IPP). The latest pact takes the total renewable energy partnership between the two companies to over 200 MW, according to a joint statement. Bharti Airtel 's data center unit said it expects the usage of renewable energy to maximise its infrastructural efficiency and drive deeper decarbonisation . 'By powering our digital infrastructure with over 200 MW of renewable energy through our partnership with AMPIN, we are setting new standards for the industry. This achievement highlights our leadership in using ISTS-backed clean energy to power our facilities sustainably, boosting reliability and ensuring tangible climate impact,'said Ashish Arora, CEO, Nxtra by Airtel. 'With this partnership, we demonstrate that through a seamless blend of inter-state and intra-state renewable energy solutions backed by a pan-India presence, we can take any customer through a nearly 100% energy transition,' said Pinaki Bhattacharyya, founder, MD & CEO, AMPIN Energy Transition. The data center company said it has adopted multiple interventions to reduce absolute scope 1 and 2 greenhouse gas (GHG) emissions across its operations. Nxtra joined the global RE100 initiative in June 2024, pledging to source 100% of its electricity from renewable sources. The company had earlier committed to achieving net-zero, aligned with the Science Based Targets Initiative (SBTi), and said it is enabling large-scale decarbonisation of its digital infrastructure.

Aadhar Housing Finance, backed by private equity giant Blackstone, made its stock market debut in 2024. The prospective stake sale would mark a significant foreign investment move in the Indian financial services sector, and is seen as a vote of confidence in the long-term growth of affordable housing finance in India. This will follow a larger, nearly $2 billion (Rs 17,335 crore) capital commitment by Blackstone along with two of its sponsors or limited partners (LPs). This will be through the transfer of most of Blackstone's existing three-fourths shareholding into a new 'continuation' vehicle, similar to what it did in Mphasis in 2021. Blackstone declined to comment on the identity of the incoming investor or the specifics of the deal. ADQ and Sheikh Tahnoon's office have also not responded to media queries. Market participants see the development as a positive signal for the company's prospects and stability of ownership. The stock reacted accordingly, recording one of its sharpest single-day gains since listing. Aadhar Housing Finance touched a new 52-week high of Rs 538 during intraday trading, reflecting growing investor interest amid stake sale buzz and strong technical momentum. From a technical view, Aadhar Housing's RSI (14) is at 60.5, indicating neutral to bullish momentum. It's not overbought or oversold, suggesting the stock has room to rise further without being overextended. Additionally, the stock is showing bullish signals on moving averages. It is currently trading above all 8 key Simple Moving Averages (SMAs)—from the 5-day to the 200-day SMA. This broad-based strength across short-, medium-, and long-term averages reinforces the uptrend and suggests sustained buying interest.

Hong Kong's CK Hutchison seeks Chinese investor to join Panama Ports deal

A Hong Kong conglomerate that's selling ports at the Panama Canal said Monday it may seek a Chinese investor to join a consortium of buyers, a move that could please Beijing but bring more US scrutiny to the geopolitically fraught deal. CK Hutchison Holdings' initial plan to sell its port assets to a group that includes US investment firm BlackRock Inc. pleased President Donald Trump, who has alleged that China interferes with the critical shipping lane's operations in Panama. However, they apparently angered Beijing and drew a review from Chinese anti-monopoly authorities. A Beijing-backed newspaper posted scathing commentaries about the deal, with one describing it as a betrayal of all Chinese. Beijing's offices overseeing Hong Kong affairs have reposted some of these commentaries, widely seen as an indication of Chinese leaders' stance. A Hutchison subsidiary has operated ports at both ends of the Panama Canal since 1997. After months of uncertainty brought by tensions between Washington and Beijing, Hutchison said in a statement that the exclusive negotiations period with the consortium has expired. However, it added the Group remains in discussions with members of the consortium with a view to inviting major strategic investor from the PRC to join as a significant member of the consortium, referring to the People's Republic of China. It said they needed to change the membership of the consortium and the structure of the transaction for the deal to be able to pass reviews by all relevant authorities." The awkward position Hutchison found itself in for months highlights the challenges Hong Kong business elites face in navigating Beijing's expectations of national loyalty, especially when relations between China and the United States are strained. Hong Kong has overhauled its electoral system to ensure the city is run by patriots. CK Hutchison is owned by the family of Hong Kong's richest man, Li Ka-shing. It announced March 4 that it would sell all its shares in Hutchison Port Holdings and in Hutchison Port Group Holdings to the consortium that also includes BlackRock subsidiary Global Infrastructure Partners and Terminal Investment Limited, a subsidiary of the Mediterranean Shipping Company. In May, Hutchinson co-managing director, Dominic Lai told shareholders that Terminal Investment was the main investor. Its parent company is led by Italian shipping scion Diego Aponte, whose family reportedly has a longstanding relationship with Li's. The initial deal, valued at nearly $23 billion including $5 billion in debt, would have given the consortium control over 43 ports in 23 countries, including the ports of Balboa and Cristobal, located at either end of the canal. That agreement also required approval from Panama's government. The deadline for their exclusive negotiation period ended on July 27.
