Bahrain's real estate sector ‘exhibits resilience in 2024'

Bahrain's real estate sector demonstrated resilience in 2024, navigating a slight contraction in transaction activity while maintaining overall stability, according to a new report by ASK Real Estate.
The report highlights that transaction volumes in 2024 decreased by 4.82 per cent compared to the previous year, with 24,863 transactions recorded.
However, the total transaction value experienced only a marginal reduction of 1.64pc, amounting to BD1.06 billion. This indicates a market trend leaning towards higher-value properties, suggesting continued interest in premium assets despite the dip in transaction numbers.
Land, residential, commercial, and industrial property rates remained stable throughout 2024. This stability is seen as a positive sign, reassuring investors and developers of the market's steadiness.
The hospitality sector continued its positive trend, with hotel occupancy rates rising from 52.88pc in 2023 to 54.85pc in 2024, a 1.97pc increase.
The Average Daily Rate (ADR) also improved by 3.76pc, reaching BD63.80, and Revenue Per Available Room (RevPAR) increased significantly by 8.36pc, to BD37.07. These figures reflect Bahrain's growing attractiveness as a tourism destination.
Karim Yazji, chief executive of ASK Real Estate, emphasised that the market's resilience reflects strong investor confidence.
'The real estate sector's consistency and reliability highlight the abundance of investment opportunities available. The government has played a pivotal role in driving sectoral growth by enhancing transparency and providing accessible, data-driven insights to stakeholders.'
Mr Yazji added, 'The encouraging indicators outlined in the report reinforce the sector's contribution to national economic development, while strengthening Bahrain's position as a premier investment destination in the region. Between 2021 and 2024, we've seen exceptional growth grounded in sound fundamentals.'
The report provides a broader economic context, noting that global economic growth remained moderate in 2024, around 3.2pc, and was hampered by factors like persistent inflation and tighter monetary policy in the first half of the year.
In contrast, GCC economies demonstrated robust growth in 2024, driven by high oil prices and diversification efforts.
Bahrain's economic highlights in 2024 include advancing to 21st globally in the IMD World Competitiveness Ranking, attracting $2.4 billion in investments through the Golden Licence initiative, and significant investments by the Abu Dhabi Fund for Development.
The report delves into specific sectors, noting the stabilisation and adjustments in retail, office rentals, industrial spaces, and residential properties. Off-plan sales remain attractive, particularly to foreign and GCC national buyers.
It also emphasises the growing importance of sustainability in the kingdom's real estate sector, outlining the benefits and opportunities for adopting green building practices. Looking ahead to 2025, the GCC economies, including Bahrain, are poised for continued growth, driven by diversification efforts and adjustments in oil production.

Bahrain Ranked as Most Cost-Efficient Fintech Hub in the GCC

Bahrain has been identified as the most cost-competitive location to operate a financial services firm with a tech hub in the Gulf Cooperation Council (GCC), offering a 48% cost advantage. This finding comes from a report published by Ernst & Young's (EY) US office. According to TradeArabia, the report examined the increasing significance of technology and innovation in shaping the financial services sector across the region. The study compared direct and indirect annual operating costs across Bahrain, Kuwait, Oman, Qatar, Saudi Arabia, and the UAE. Key areas analysed included office space, talent acquisition, business set-up fees, taxes, and visa and residency costs. 'In today's digital economy, establishing robust tech hubs is essential for financial services firms to innovate, compete, and stay ahead,' said Ali Al Mudaifa, Chief of Business Development at the Bahrain Economic Development Board. 'Bahrain is positioning itself as a regional leader in this space, offering a supportive environment that combines cost-efficiency, cutting-edge infrastructure, and a forward-looking regulatory framework.' The report positions Bahrain as an emerging hub for financial technology and innovation, supported by international rankings and the presence of global financial institutions. The IMD World Competitiveness Ranking placed Bahrain 4th globally for skilled labour and 6th for digital and technological skills. Notable multinational firms have established a presence in the country, including Citi's Global Tech Hub, which aims to employ 1,000 Bahraini coders, and JP Morgan's Global Technology Centre, expected to create 200 high-skilled roles. The EY report noted that in financial services tech hubs, over half of the workforce typically consists of software developers, web developers, and data analysts. Labour costs in Bahrain were found to be up to 24% lower compared to other GCC countries. Businesses can also save significantly on other operational costs, including an 85% reduction in annual business and licensing fees and up to 60% savings on office rental costs. Al Mudaifa added: 'The country's financial services sector not only provides cost advantages but also creates opportunities for sustainable growth and technological leadership in the GCC.' Bahrain's regulatory environment, overseen by the Central Bank of Bahrain, offers a category-based licensing structure that enables firms to engage in a range of activities under a single regulatory framework.

ADFD signs first financing agreement with Laos for Dhs73.5 million road project

Abu Dhabi Fund for Development (ADFD) has signed a financing agreement with the Government of Lao People's Democratic Republic to support the development of the Southern National Road 13, with a fund of Dhs73.5 million (US$20 million). The project aims to strengthen Laos' transportation infrastructure by enhancing road quality and improving traffic safety. Thereby, supporting the nation's economic growth while promoting environmental sustainability, and enhancing internal and cross-border connectivity. The agreement was signed virtually by Mohammed Saif Al Suwaidi, Director-General of ADFD, and Phouvong Kittavong, Deputy Minister of Finance of Lao People's Democratic Republic, in the presence of senior officials and representatives from both parties. Al Suwaidi said, 'This agreement reinforces the fund's ongoing commitment to supporting development initiatives in emerging economies through financing strategic projects that contribute to social stability and enhance quality of life.' He added that this project, a crucial initiative within Laos' infrastructure sector, marks a significant step in expanding ADFD's multilateral partnerships and fostering regional integration. Such projects aim to empower communities to help overcome development challenges while pursuing long-term stability and prosperity. Al Suwaidi further emphasised that through its global partnerships, ADFD remains committed to adopt a development-driven approach, prioritising sustainable and high-impact financing across key sectors including transportation, energy, water, and healthcare. These efforts enhance partner countries' capacities to implement their national development plans and deliver lasting socio-economic outcomes. Kittavong expressed the country's appreciation for the effective partnership with the UAE and ADFD, underscoring the fund's role in supporting in enabling development initiatives. He noted that the Southern National Road 13 project is a strategic initiative that directly benefits citizens by enhancing transport accessibility, improving efficiency, and strengthening both local and regional economic integration. He further emphasised that the new route plays a key role in supporting the development of the agricultural sector in Laos by improving farmers' access to markets and reducing transport costs, thereby enhancing food security and increasing household income. He added that the project also supports the enhancement of public services and contributes to providing citizens with sustainable development solutions. Furthermore, he reaffirmed the country's strong interest in expanding collaborative partnerships with ADFD across additional economic sectors in future phases of development. The project covers the construction and upgrade of around 50 kilometres of road, including expanding 20 kilometres from two to four lanes with pedestrian sidewalks, and upgrading another 30 kilometres of existing roadway. It also includes traffic safety enhancements, measures to ease congestion, improved stormwater drainage, the installation of two truck weigh stations, and support for technical capacity-building initiatives. The road is expected to benefit over 48,000 households each year, positively impacting more than 255,000 individuals. It aims to advance economic activity, enhance access to essential services and markets, reduce travel time, and lower transportation costs. WAM
