Plans to demolish garage in Abergavenny
Plans have been submitted to Monmouthshire County Council for the demolition of the garage at 36 Belgrave Road and its replacement with a modern rear and side extension.
Submitted by Mr and Mrs Johns, the proposal also includes formalising an existing loft conversion and reconfiguring the home's internal layout.
As part of the development, a new high-level window is proposed for the side elevation.
Certificate of lawful development application in Mitchel Troy
Elsewhere, land north of Glen Trothy Caravan Park is the subject of a planning application.
Applicant Allied Mail Ltd has applied for a certificate of lawful development to confirm the land's existing use for mixed commercial and agricultural purposes.
The land lies within the Mitchel Troy and Trellech ward in Monmouthshire and falls under the jurisdiction of Mitchel Troy Community Council.
Allied Mail Ltd is based at Wyeside Commercial Centre on Hadnock Road in Monmouth.
The company is being represented by Powells Chartered Surveyors.
Tree felling proposed in Trellech
A proposal has been submitted to fell two spruce trees in Monmouthshire.
Gina Thomas has applied to remove the trees from her garden at Spring Villa on Catbrook Road in Trellech, near Monmouth.
The trees are covered by a Tree Preservation Order (TPO), meaning permission is required before they can be removed.
The work would be carried out by JG Tree Services, based in Pontypool.
Tree removal proposed in Whitebrook
In a separate application, a Silver Birch tree, leading dangerously towards a house, power line, and oil supply pipe, has been earmarked for removal.
The tree is located on New Mill Road, Whitebrook.
New driveway entrance proposed for The Old Vicarage
A new driveway entrance has been proposed for The Old Vicarage in Llanover Road.
The plans aim to improve visibility and highway safety, with the existing access to be permanently closed.
The project, led by Mr and Mrs Spear, also proposes enhancements to on-site parking and turning.
The application requests a change of use of land for the new drive access.
New stable block proposed in Monmouthshire
Plans have been submitted for a new stable block in Monmouthshire.
The proposal, lodged with Monmouthshire County Council, outlines a single-storey building to be constructed at Kilfrew Farm on Nannys Lane in Kingcoed.
The structure would provide shelter for livestock and include an adjacent storage area.
The proposal has been submitted under the council's fast-track full planning permission process.
Proposed stables and hay barn at farm
An application which proposes the construction of stables and a hay barn for private use at Home Farm, Llwynau Lane, Pen Y Cae Mawr, has also been submitted.
This application, submitted by Mr and Mrs Beach, is listed for fast-track full planning permission.
Request for listed building consent at Llagybi Fawr property
Another application has been submitted for Llangybi Fawr Parish.
This application requests listed building consent to replace five existing timber-framed windows on the southern elevations of Maple Nook, Llandowlais Farm.
The windows serve various parts of the home, including four bedrooms.
The application was submitted by Mr Gavyn Huzzey.
Extension plans in Chepstow
Finally, a planning application has been submitted for a small single-storey extension at 9 Gwentlands Close, Chepstow.
The homeowner, Mrs Sharlene Jobson, is seeking a certificate of lawful use or development.
All applications are currently under consideration.

Portskewett bungalow refused on road safety grounds
Craig Senior was refused planning permission for the bungalow which would have been built on land at the back of number 65 Main Road, Portskewett. He appealed to Welsh planning body Planning and Environment Decisions Wales which sent independent inspector Anthony Thickett to view the narrow track that was proposed as an access from Main Road to the bungalow. He concluded Monmouthshire County Council was right to refuse planning permission and wrote in his report: 'I note the site is within walking distance of a number of facilities but the proposed development would inevitably lead to an increase in the use of an access which is substandard with regards to its width and visibility to Main Road. 'For these reasons, I conclude that the proposed development would have an adverse impact on highway safety.' Mr Thickett said the track already serves nine properties, including number 65, and a field though four properties have drives on to main road and he thought a further off street parking space has been created but said: 'From my observations, the occupiers of at least five properties (not counting No. 65) actively use the track to access garages and parking spaces to the rear of the houses.' He described its visibility at the access to Main Road as 'poor in both directions' with a wall and telegraph pole to the east and a wall to the west while a line of parked cars either side of the track 'limited visibility even further'. READ MORE: Extension for Portskewett shop approved by councillors As the track isn't wide enough for vehicles to enter and exit at the same time Mr Thickett said drivers waiting to turn in would restrict the 'free flow' of traffic on Main Road and stated: 'Drivers approaching the track would have little warning of vehicles exiting the track and vice versa.' He also said vehicles turning left, from the track, to pass a vehicle waiting to enter the track, would have to cross on to the wrong side of the road, due to the line of parked cars. Mr Thickett also said he didn't believe widening the track to provide a footway would overcome the poor visibility to Main Road.

Restaurant threatened with £2,500 fine in row over its signs Il Gusto restaurant in Abergavenny has been threatened with enforcement action over the two internally-illuminated signs that have been in place for more than three years Il Gusto's signs illuminated at night on the popular Frogmore Street in Abergavenny, Monmouthshire (Image: Local Democracy Reporting Service ) A family-owned Italian restaurant could be forced to remove its illuminated signs and may face a hefty £2,500 fine in a row over lighting. Il Gusto in Frogmore Street in Abergavenny was told its bright signs on the restaurant's front are not in keeping with the conservation area. Last month it emerged the restaurant had been embroiled in a legal row with Monmouthshire County Council over the signage after the local authority told the building's owner Peter Woolley it would have no choice but to seek prosecution at magistrates' court should action not be taken to alter the signage. Bemused Mr Woolley has claimed in an interview with the local newspaper the Abergavenny Chronicle: "The attack on my tenants is based solely on a subjective opinion." He pointed to there being no fixed rule on what constitutes lighting which is not in keeping while other restaurants and stores in the town use similar lighting at the front of their premises. The legislation enforced by the local planning authority states: 'Signage should not unacceptably detract from the character or appearance of the area and would not result in undue visual clutter.' The owner of the building said he is baffled by what has happened (Image: Local Democracy Reporting Service ) Article continues below Il Gusto has now submitted an application to retain the two internally-lit fascia signs flanking its arched entrance. Mr Woolley said he has sought retrospective planning permission to keep the signs which have been in place for more than three years and were initially used by former tenants Amos and later adapted for Il Gusto. Mr Woolley's planning document highlights the "extensive illuminated frontage" of the Tesco store opposite Il Gusto in Frogmore Street. The supermarket's lighting was lauded as "a clear example of development that contributes significantly to the overall illumination level and modern visual character" of the town's conservation area in a 2016 appraisal by the planning department. The statement further clarifies that Il Gusto aimed to "closely reflect" the previously approved colour scheme used by the nearby Prezzo restaurant. They chose black UPVC panels with "discreet" white backlit lettering and the signs are only lit until the restaurant's closing time at 10pm. "These examples demonstrate that lighting is an accepted and established element within the conservation area's character. In this context the modest and discreet illumination of Il Gusto's signage is entirely in keeping with its surroundings and does not detract from the area's character or heritage value," the statement reads. Article continues below "Enforcing action against an independent restaurant for using illuminated signs – when similar signs by national brands have been allowed – raises serious concerns about fairness and consistency. It risks sending the wrong message that local independents aren't being treated equally." A spokesman for the council said last month: 'The local planning authority are collaborating with the owners to address the unauthorised signage to ensure the special character of the conservation area is protected.'
