Data centre NTT DC REIT makes tepid debut after Singapore's biggest IPO in 4 years

A file photo of the SGX Centre in Singapore. — Bloomberg SINGAPORE: Singapore's NTT DC REIT, a data centre real estate investment trust, had a lacklustre market debut on Monday after riding a wave of AI interest to raise $773 million in the city-state's biggest IPO in four years. NTT DC REIT shares ticked higher to $1.03 in the first 30 minutes of trade on the Singapore Exchange, versus their $1.00 per unit offer price. The benchmark stock index was up 0.4%. NTT DC REIT, whose primary backer NTT Ltd is part of Japanese telecommunication giant Nippon Telegraph and Telephone Corp, has six data centres in Austria, Singapore and the United States, valued at $1.6 billion. Its cornerstone investors include Singapore sovereign wealth fund GIC with a 9.8% stake - the second-largest investor after NTT Ltd with 25%. The listing underscores global investors' growing appetite for data centres in the Asia-Pacific region driven by high growth potential and strong demand for artificial intelligence services. NTT DC REIT's IPO was Singapore's biggest since the $977 million IPO of Digital Core REIT in 2021, LSEG data showed. It was also Southeast Asia's biggest IPO since the $942.9 million IPO of Thai Life Insurance in 2022. GROWING IPO PIPELINE The Singapore Exchange has seen growing interest from listing hopefuls since announcing measures in February to strengthen its equities market, including a 20% tax rebate for primary listings. "There is a broad base of potential REIT IPOs on the horizon, including data centre, industrial, logistics, hospitality, commercial and retail assets," said Art Karoonyavanich, global head of equity capital markets at DBS. "This marks the first time we have such a pipeline within a 12-month horizon and these IPOs could raise anywhere between S$600 million ($468.27 million) to around a billion." Beyond REITs, Hong Kong-listed China Medical System (CMS) in set to debut a secondary listing on the SGX on Tuesday. "We believe that upon completion of the proposed secondary listing on the SGX, CMS will be able to attract funds focusing on Asia-Pacific investments and local capital in Southeast Asia, thereby optimising the shareholder structure," CMS told Reuters. Other firms seeking to list in Singapore include Foundation Healthcare as well as Centurion which plans to list an employee dormitory REIT. Singapore's growing IPO market comes against a backdrop of a strong stock market where the benchmark index has risen more than 8% this year and set all-time highs in the past nine trading sessions, LSEG data showed. - Reuters

HLIB Picks Gamuda, IJM As Benefactors From A Sector Robust In 2H

Hong Leong Investment Bank Bhd (HLIB) is maintaining its OVERWEIGHT call on the construction sector, citing a promising second half anchored by data centres (DCs), infrastructure rollouts and continued private sector demand. Gamuda and IJM remain the research house's top picks with BUY ratings and target prices of RM5.50 and RM2.96, respectively, supported by robust balance sheets and strong orderbook prospects. The KLCON Index managed to outperform the broader FBM KLCI by 3.6% in a volatile first half, despite multiple negative events. The sector saw a sharp recovery of 29% from April lows, attributed to rescinded GPU restrictions, reaffirmed capex from Big Tech, healthy contract flows and solid 1Q earnings. Gamuda and Sunway Construction delivered 1H gains of 1.1% and 29.6% respectively, outperforming the broader sector. Year-to-date (YTD), total contract awards reached RM28.9 billion, representing a 39.5% year-on-year growth. Notable contracts include the RM8.3 billion Penang LRT Segment 1 to the SRS Consortium (60% Gamuda), RM2.94 billion KSSC redevelopment to MRCB and the RM2.47 billion variation order for LRT3, also to MRCB. However, DC-related contracts in 1H fell 31% year-on-year to RM3.3 billion, which HLIB attributes to timing factors as several large-scale hyperscale tenders were only recently called. Looking into 2H25, HLIB expects a surge in DC awards, including five multibillion-ringgit tenders from a US-based hyperscaler. Larger contractors such as Gamuda, IJM and SunCon are anticipated to benefit most, leveraging their financial strength, execution track records and integrated value chain offerings. The firm remains cautious on potential AI chip export restrictions affecting Malaysia but believes such risks are partially mitigated by the sector's dependency on Western hyperscalers, with exemptions likely to be granted. On the impact of the reimposed 6% SST on construction, HLIB notes that most non-residential projects are protected by contract clauses that allow for cost pass-throughs. Government and residential projects remain exempt, narrowing the range of exposure. For DC projects specifically, the firm believes the impact will be muted due to contract structures like FIDIC and sustained demand despite cost pressures. SunCon's target price has been revised upward to RM6.70 (from RM5.93), following higher replenishment assumptions in FY25–27. HLIB now expects FY25 contract wins to hit RM7.3 billion, factoring in SunCon's growing edge in hyperscale DC execution, including ahead-of-schedule completions for projects like K2 and Yellowwood. Despite possible sector headwinds from the AI chip issue, slower property markets and subsidy rationalisation, HLIB sees room for further rerating, with forward valuations still attractive at 19.1x P/E and 1.3x P/B. Ringgit dips slightly against dollar after mixed Fed signals

KUALA LUMPUR : The ringgit opened slightly lower against the US dollar on Friday, supported by a slightly firmer US Dollar Index (DXY) and mixed signals from the US Federal Reserve (US Fed). At 8am, the local note eased to 4.2440/4.2640 against the greenback from Thursday's close of 4.2410/4.2505. The US DXY edged up by 0.10%t to 97.652 points overnight, reflecting mild gains in the greenback. Bank Muamalat Malaysia Bhd chief economist Afzanizam Rashid said the Fed's policy direction remained uncertain, as officials delivered mixed signals. 'St Louis Fed president Alberto Musalem advocated waiting before cutting rates, while San Francisco Fed president Mary Daly favours two rate cuts this year,' he noted. He added that initial jobless claims came in lower than expected at 227,000 last week, signalling continued strength in the US labour market. 'Meanwhile, the four- and eight-week US Treasury bills saw strong demand from investors, resulting in lower yields,' he said. On the domestic front, Afzanizam noted that the ringgit appreciated by 0.15% to RM4.2458 yesterday, indicating a positive market response to Bank Negara Malaysia's recent 25-basis-point cut in the Overnight Policy Rate (OPR). 'On that note, the ringgit is likely to maintain a steady course today, hovering around RM4.23 to RM4.24,' he added. At the open, the ringgit was mostly higher against a basket of major currencies, except the Japanese yen. It strengthened against the British pound to 5.7629/5.7901 from 5.7716/5.7845, and rose versus the euro to 4.9663/4.9897 from 4.9751/4.9863. However, it slipped slightly against the Japanese yen to 2.9015/2.9154 from 2.9014/2.9081. The local note trended mixed against Asean currencies. It gained against the Thai baht to 13.0144/13.0834 from 13.0196/13.0548 at yesterday's close, and was almost flat versus the Philippine peso at 7.51/7.55 from 7.51/7.53. However, it traded marginally lower vis-à-vis the Singapore dollar at 3.3174/3.3333 from 3.3159/3.3236, and slipped slightly against the Indonesian rupiah to 261.5/262.9 from 261.3/262.1 previously.
