'Our activity in the US is a long-term strategic diversification play. We currently see great opportunities in both markets, albeit driven by different forces. In the US, the tight supply pipeline driven by high interest rates and low construction starts is predicted to create an acute shortage in the coming years,' said Maher Sweid, Managing Partner of Sweid & Sweid. 'In contrast, Dubai is witnessing a significant amount of oncoming supply, but the demand growth has been impressive and unprecedented.'
For Sweid & Sweid, The Nelson represents the latest chapter in a growing portfolio of UAE and U.S. projects. With a track record of identifying opportunities in high-growth, economically diverse markets, the firm continues to expand its footprint across both countries. 'Ultimately, we believe that disciplined capital, applied at the right moments in the cycle to the right product, will continue to generate outsized returns,' added Sweid.
Austin's real estate market is at a critical juncture. After years of rapid development, new construction in the city has slowed down considerably, while demand remains strong. According to CoStar, the first quarter saw the strongest absorption rate ever recorded, with 5,470 units sold. However, new construction starts have dropped to their lowest level since 2011, indicating a significant tightening in the supply pipeline.

SREENIVASA REDDY (ABU DHABI) The UAE has emerged as the top-performing projects market in the GCC region during Q2 2025, overtaking Saudi Arabia as the region's leading destination for project awards, according to the latest Kamco Invest report. The UAE's share of total GCC contract awards surged to 49.2% in Q2 2025, up from 38.9% a year earlier, despite a regional downturn in project total value of project awards in the UAE reached $14 billion during Q2 2025. The country maintained its lead in the region, having already overtaken Saudi Arabia in Q1 2025. For the first half of 2025, total contract awards in the UAE amounted to $44.4 billion, down 12.1% year-on-year — a relatively modest decline compared to the broader regional contraction.'This notable shift reflects the successful implementation of wide-ranging structural reforms and carefully targeted investments aimed at accelerating the country's economic diversification agenda,' the Kamco Invest quarterly report sectors, the Gas Sector emerged as the most dominant, accounting for 37.6% of the UAE's total project awards during Q2 2025, with contracts valued at $5.3 billion. Although this marked a decline of $300 million compared to the same period last year, the Gas Sector retained the top spot, followed by the Construction Sector with $4.9 billion and the Transport Sector with $1.7 terms of growth, the Industrial Sector recorded a year-on-year increase of 35.8% in awarded contracts, while the Chemical Sector rebounded to $150 million in Q2 2025 from zero awards a year developments during the quarter included a $400 million, three-year contract awarded to ADNOC Gas to supply 0.7 million tonnes of LNG to Europe's SEFE (Securing Energy for Europe). Despite the UAE's gains, the overall GCC projects market saw a sharp 58% decline year-on-year in Q2 2025, falling to $28.4 billion—the lowest in 14 quarters. The decline was led by a 72.5% plunge in Saudi Arabia's project awards, which stood at $9.8 billion during the period. For the full first half, total GCC project awards dropped 38.9% to $86 billion, compared to $140.7 billion in H1 2024.

The video showed Byron embracing a colleague during a Coldplay concert, prompting public scrutiny and internal company discussions. According to a statement posted on social media, Astronomer's board of directors accepted Byron's resignation and announced they would begin the search for a new CEO. The tech company clarified that Byron has not made any official public statement, countering widespread online claims suggesting otherwise. In fact, Astronomer previously posted on LinkedIn emphasizing that reports stating Byron addressed the matter were false, also correcting misidentification of a third individual seen in the viral video. The incident occurred on Wednesday at Gillette Stadium in Foxborough, Massachusetts, where Byron was captured on the 'kiss cam' with Kristin Cabot, Astronomer's chief people officer. The two appeared on the screen before quickly ducking out of view. In response, the company reiterated its commitment to upholding strong values and accountability, stating, 'Our leaders are expected to set the standard in both conduct and accountability, and recently, that standard was not met.' Astronomer, founded in 2018, focuses on solving problems in data and artificial intelligence. The company acknowledged that public awareness about them 'may have changed overnight' due to the viral clip but stressed that their mission remains unchanged. On Friday, the company announced that Pete DeJoy, Astronomer's co-founder and chief product officer, will take over as interim CEO. Following the announcement, Byron's LinkedIn account was made private and he was removed from the company's leadership page.
