A top fund manager who took just 12 minutes to buy his mega penthouse with a wellness centre and eight-car garage has sold it four years later for $17.5m.
In one of the biggest sales for Brisbane this year, the property at 1821/22 Refinery Parade in New Farm sold after negotiations overnight following four written offers.
Brisbane expat Ben Cleary, a director of multi-billion dollar fund manager, Tribeca Investment Partners, paid $10m for the property in 2020 — a record price at the time.
Place Estate Agents managing director Sarah Hackett negotiated the sale of the property, but declined to reveal the sale price.
Sources close to the deal have revealed it was bought by a local family with an international business for $17.5m.
Mrs Hackett said the vendors took 12 minutes to inspect the property back in 2020 when they were relocating to Brisbane from Singapore and then amalgamated two penthouses into one and undertook a full renovation.
'The most extraordinary thing about this apartment is the view,' Mrs Hackett said.
'360 degrees...I just don't think you can get a better position. The views can't be built out.'
She said the four written offers were all from local families, some who owned property across Australia.
'It's just proof that demand for apartment living is so strong,' Mrs Hackett said.
'We've got so many people wanting to downsize and forgo the maintenance of a big home and go to one level of living. They want something of scale, but without the upkeep.'
She said many people in New Farm, Hamilton, and surrounding suburbs, were looking to downsize to house-sized apartments.
'One of the perks of this penthouse was the body corporate provided a security guard with a dog every night.'.
Mr Cleary and his wife, Jane, were revealed as the buyers of a heritage-listed mansion in Sutherland Ave, Ascot, for $23m, which set a new home price record for Brisbane last year.
That sale was negotiated by Damon Warat of Ray White Ascot and Jordan Navybox of Cohen Handler Queensland.

Tech and retailers jump this morning Trump teases tariff letters as "big beautiful bill" passes Cleanaway and Santos ink deals; Magellan shrugs off outflows It's lunchtime in the east and the local market is tucking into a modest rally. The benchmark ASX 200 is 0.15% stronger, eyeing that mid-week record. Local traders took their cue from an abbreviated but exuberant session on Wall Street overnight, where traders clocked off at 1 pm for the Fourth of July holiday. The S&P 500, Nasdaq and Dow still managed to bang out fresh records. A 'big, beautiful' US$3.4 trillion fiscal bill has now slid through the House. The US Senate passed it 51–50 (VP Vance casting the tieâ€'breaker), the House followed 218–214 last night, and Trump will sign it later tonight. Trump also hinted at unilateral 'reciprocal' tariffs if trading partners don't play nice by July 9. He threatened to start firing off letters, 'maybe 10 a day', spelling out who's going to pay what to do business with the US. Elsewhere in the commodities space, iron ore has clambered back over US$96/t in Singapore as Beijing vows to stamp out 'disorderly' low-price steel competition. Gold eased nearly 1% after a strong US jobs data overnight torpedoed immediate Fed-cut dreams, though bullion's still up 25% year-to-date. Back home on the ASX, the baton has been passed from miners to tech this morning. Local software names shadowed the Nasdaq. Appen (ASX:APX) was up 8%, Life360 (ASX:360) by 3%. RBA rate-cut rumours for next week put a spring in shoppers' steps too. Wesfarmers (ASX:WES) and Myer (ASX:MYR) jumped 1% each. In the large caps news, Cleanaway (ASX:CWY) spiked 2% after the ACCC gave the nod to its $377m swoop on Contract Resources. Regulator Philip Williams said he didn't see competition issues in industrial services. Engineering contractor Monadelphous Group (ASX:MND) nudged 1.5% higher after locking in over $100 million worth of work with Technip Energies. And, Santos (ASX:STO) inked a mid-term deal with QatarEnergy Trading for roughly half a million tonnes of LNG a year over two years. STO shares were down 0.3%. The Block judge Darren Palmer and his cosmetics industry operative husband Olivier Duvillard have finally sold their Bondi Beach home. It fetched around $8.25m through Alexander Phillips and Vince Licata from PPD. Their patience paid off as it had been pulled from auction in April when its price guidance was $7.95m. The four-bedroom, four-bathroom Sir Thomas Mitchell Rd home, a three storey house cocooned by jungle-like plantings, had initially been listed last September with other agents. Palmer and Duvillard bought what was a 1930s California bungalow in 2015, paying $2.98m, before undertaking a rebuild in 2022 in collaboration with architect John Deuchrass with a coastal minimalist style. 'This is actually the longest-term house I've had in my entire life, except for when I was a child,' Palmer told Home Beautiful in January. PPD's Phillips secured the sale – a street record – to a database buyer on the first day of the new financial year. Last financial year the Phillips team secured 186 sales, worth $943m. His 2024 calendar year sales tally, which put him as Australia's top seller for the 10th consecutive time, had a $962m tally from 196 sales in 2024, according to the Real Estate Business (REB) industry website rankings. The Palmer/Duvillard couple also recently sold their Byron Bay retreat to Candice Rose O'Rourke, the founder of the Zulu & Zephyr lifestyle brand, and her husband Josh O'Rourke for $2.6m. Located just 100m from Tallow Beach, it came with a path to the beach from its back gate.

One of Australia's big four banks has challenged the Reserve Bank on its looming cash rate decision, revealing a big issue governor Michele Bullock will face if the board decides not to cut. Ahead of next week's monetary policy board meeting, Westpac chief economist and former RBA employee Luci Ellis has called out the central bank, questioning: 'What do they expect to learn in the next five weeks? (if they don't cut)' 'Could you front a media conference and explain why you decided to wait another five weeks to cut rates, when it was just a choice between now and August? … the answer is likely to be 'no', she said. 'The arguments to wait are not compelling, so we do not think that case should win the day.' The RBA is set to meet on Monday and Tuesday next week, and is expected to reduce the official cash rate by a further 25 basis points, bringing the official cash rate down to 3.60 per cent. Ms Ellis said the arguments against a hold, including waiting for quarterly economic data won't hold up. 'Nothing the RBA will learn in the subsequent five weeks will change the decision to cut,' she said. 'And explaining to the assembled mainstream media that you hesitated because (in essence) unemployment is 'too low' and employment growth is 'too strong' to do so will not land well with that audience.' Mortgage holders received a major boost last week with inflation coming in significantly lower than forecast, opening the door for a July rate cut. The latest consumer price index rose by 2.1 per cent for the 12 months to May 2025, beating expectations of 2.3 per cent. The all-important trimmed mean inflation rate, which the Reserve Bank considers when making decisions about the cash rate, came in at 2.4 per cent. This is the lowest level since November 2021. Falling inflation data was offset by stronger than expected employment figures which held at 4.1 per cent. While the RBA runs a dual mandate of both price stability and full employment, too many Australians in a job can be seen as having a negative impact on inflation, as more people can buy a limited amount of items, driving prices higher. Ms Ellis said a large swing in monthly data, like Australia saw in May can 'tell you enough about quarterly results' even if there is a future upsize surprise. 'Key components of domestic inflation – rents, home-building, insurance and personal services – all surprised on the downside, she said. 'Some of these components are still only measured quarterly and so are locked in for the June quarter read. 'Likewise, another monthly labour force release and the last-ever retail sales number will not change the current view on the economy. 'More information is usually better, but not always by enough to be worth waiting for.'
