Church-Owned Land Could Help Fill Affordability Gap

Forbes03-07-2025
A rendering of the lobby at Maxwell Downtown Brooklyn, a new residential high-rise being built on ... More Archdiocese of Brooklyn land. Some 40% of the units at Maxwell Downtown Brooklyn are designated affordable.
According to a survey for the Pew Charitable Trusts conducted last September, a majority of Americans back a range of zoning initiatives that would increase housing availability and affordability. Such policies will be necessary to address the spectacular shortage of approximately 4 to 7 million homes nationwide.
One solution could be founded on utilization of unused and underused land owned by churches and religious groups. Local governments and real estate developers have forged partnerships with faith-based organizations that own a total of 2.6 million acres of land across the U.S.
It's part of a new movement called YIGBY (Yes in God's Backyard) that could create more than 800,000 new housing units. The effort has gained legislative traction in states as diverse as Virginia, New York, California and Colorado.
Among hurdles facing those who would like to build new affordable communities is a mountain of red tape dictating what and where new properties can be built. This includes restrictive land-use covenants and zoning ordinances. 'In the midst of today's economic downturn and heightened partisanship, tapping into creative partnerships with public, private and civic entities is essential to solving the housing availability and accessibility [issue]
'At the cornerstone of these efforts stands faith-based and religious institutions, which own 2.6 million acres of land across the country, but are often unclear on how to unlock the potential of this real estate. The Northview Housing Development exemplifies how religious organizations, developers and municipalities can unite under shared values to spark responsible development and create much-needed housing.'
When complete, Northview will feature 254 workforce residences to be offered to working and active seniors in North Davidson County, Nashville. 'By partnering with Born Again Church and Urban Campus and Core to construct this new living environment on the church's campus, we are not only expanding housing access but uplifting North Nashville's livability and cultural foundation,' Nicholson says.
Borough of churches
It makes sense church-owned land has assisted creation of affordable housing in Brooklyn, N.Y. After all, Brooklyn has been nicknamed the Borough of Churches since the 19th Century, owing to the many churches and religious institutions in the borough.
The heart of Downtown Brooklyn is the site of Maxwell Downtown Brooklyn, a 40-story mixed-income high-rise built on land owned by The Archdiocese of Brooklyn by The Michaels Organization through a partnership with Triangle Equities.
To be developed on the stie of the ministries' former office building, Maxwell Downtown Brooklyn will designate 40% of the building's units as affordable. Plans call for the residential tower to be complemented by a 20,000-square-foot community ministry center for the St. Boniface Parish. Amenities offered at the building will include 24-hour concierge, community kitchen, fitness center and indoor-outdoor rooftop lounge.
'As a staple of the Downtown Brooklyn community for over 150 years, the church cares deeply about the neighborhood, working with our team to ensure that the community's needs are being met by this development beyond housing,' says Brett Goldman, executive vice president of leasing for Triangle Equities. 'It was truly a privilege to partner with the church to develop its new space within the Maxwell as it continues to serve the residents of Downtown Brooklyn.'
Rock solid
Another example of the phenomenon is Village at Solid Rock, a 77-unit affordable development in Colorado Springs, Colo., where rents extend from $700 to $1,400 a month, according to renters' household incomes. Being developed through a partnership between Commonwealth Development Corp. and Solid Rock Christian Center, Villages at Solid Rock will offer residents access to a playground and fitness center as well as services to include homework help, financial literacy education, job search and family living skills delivered by property manager Greccio Housing.

US travel bookings rebound for August, boosting companies' revenue outlook

By Doyinsola Oladipo NEW YORK -U.S. travel companies including air carriers United Airlines and Southwest Airlines and hotel operators Hilton Worldwide and Wyndham Hotels have issued a collective sigh of relief as budget-conscious Americans have started booking travel again after many put vacation plans on pause earlier this year. U.S. consumer sentiment rebounded in July from a shaky June, dinged by inflation, a weakening U.S. dollar, and President Donald Trump's trade war. That translated to a rise in spending, with travel companies seeing an uptick in bookings and now expecting stronger fourth-quarter revenue growth. Companies that primarily service price-sensitive customers or the domestic U.S. market have higher expectations for August, with some seeing the end of the third quarter as an inflection point for what has otherwise been a rocky environment in 2025. "Just as quickly as demand stepped down in early February due to this uncertainty, it appears that demand is now stepping up," United Airlines Chief Commercial Officer Andrew Nocella said on a post-earnings call, saying uncertainty has dropped in recent weeks after five months of weak demand. Hotel operator Hilton echoed those sentiments, saying the freeze in corporate and business travel spending was finally "thawing." "Given our overweighting to the domestic market, we would expect to be an outsized beneficiary of any recovery in the domestic demand environment," said Southwest CEO Robert Jordan on an investor call. The company said demand stabilized in the second quarter, and its recent bookings showed clear signs of improvement. Most U.S. airline and hotel operators withdrew or cut their financial forecasts in April and May as President Trump's trade war threw the industry into its most uncertain time since the COVID-19 pandemic. Still, there is lingering uncertainty over how the economy will fare in an ever-evolving tariff landscape and with inflation still above the U.S. Federal Reserve's desired 2% rate. Super 8 motel operator Wyndham said that it was seeing more strength in revenue per available room, an important metric in the hospitality industry, in states like Wisconsin, Michigan, Minnesota, and Missouri, indicating steady demand from blue-collar everyday travelers. "In August, we'll see a stronger summer travel season," said CFO Michele Allen. American Airlines said it expects revenue to improve sequentially in August and September. Alaska Air Group Chief Commercial Officer Andrew Harrison said closer-in bookings are coming in stronger, with "very good" activity in August. However, the uptick in demand will be more evident for hotels and airlines in the fourth quarter. For airlines, "a continuation of these demand trends is needed as a catalyst for airline stocks" as weak demand for main cabin seats has forced airlines to offer sales to fill planes, Andrew G. Didora, Bank of America equity research analyst, said in a note. Is C3.ai the Enterprise AI Stock to Watch?

Key Points The opportunity in enterprise AI is huge. has the ingredients to build a sustainable enterprise AI business. There are risks that could derail expansion. 10 stocks we like better than › Artificial intelligence (AI) is transforming the way companies operate. But while much of the spotlight has been on consumer applications like ChatGPT, a quieter -- and potentially more lucrative -- revolution is unfolding behind the scenes: enterprise AI. (NYSE: AI) is one of the few publicly traded companies positioned squarely in this space. It offers a specialized platform to help large organizations build, deploy, and scale AI applications tailored to their business needs. With big-name customers and a first-mover advantage, the company has captured the attention of investors. But is it the best way to play the enterprise AI boom? Let's break it down. What is enterprise AI -- and why it matters Enterprise AI refers to the application of artificial intelligence in business operations, encompassing functions such as supply chain management, customer service, cybersecurity, fraud detection, and other related areas. Unlike consumer AI, which targets individual users, enterprise AI helps companies automate processes, make data-driven decisions, and boost productivity at scale. The enterprise AI is no small market. According to a study by International Data Corp., global enterprise AI spending is expected to reach $423 billion by 2027, driven by demand across various sectors, including manufacturing, energy, healthcare, and finance. McKinsey estimates that AI could generate up to $4.4 trillion in added productivity growth, with enterprise use cases accounting for a significant portion of that. In short, this is a massive and rapidly growing space, and we're still in the early stages. How fits into the picture Founded in 2009 by Thomas Siebel, core purpose has always been to deliver AI solutions to enterprises. Its value proposition lies in its three major platforms -- C3 Agentic AI Platform, C3 AI Applications, and C3 Generative AI. The C3 Agentic AI Platform is a development suite that enables organizations to build, deploy, and manage large-scale AI applications rapidly. Enterprises can also rely on C3 AI Applications -- prebuilt, industry-specific solutions -- for industries such as energy, manufacturing, aerospace, and defense, to accelerate their AI transformations further. What sets apart is its focus on heavy, regulated industries, such as defense, oil and gas, utilities, and manufacturing, partnering with major companies like Baker Hughes and Shell to build industry-specific AI solutions. Unlike newcomers who have little domain knowledge, AI tools are built with a specific purpose, catering to the complex operational needs of large enterprises in these sectors. With deep domain understanding, it is positioned to leverage any new AI technology and scale faster in the future. For instance, it introduced its third platform, C3 Generative AI, a library of domain-specific, agentic AI applications that allow employees to interact with enterprise systems. These solutions position the company for expansion in the years to come, even after it delivered its record year in fiscal 2025 (year ended March 31, 2025), when revenue rose 25% to $389.1 million. In other words, it's not just chasing the hype like many AI companies; it's building the infrastructure for enterprise AI! What risks should investors watch? Despite its strategic positioning, riding the massive AI tailwind, faces two significant risks: cash burn and competition. The company remains unprofitable. In fiscal 2025, it posted a net loss of $289 million. Although it has a solid cash balance of over $700 million, sustained losses could still pose a significant problem as it doubles down on investments to grow market share. The silver lining is that revenue is ramping up quickly, so if the AI company can maintain a lean cost structure, it stands a good chance of reducing its losses and achieving a break-even point. Still, this could be a few years down the road. Then there's competition. Enterprise AI is heating up fast. Cloud giants like Microsoft (via Azure and OpenAI), Amazon (via Bedrock), and Oracle are embedding AI into their platforms. Many existing customers may eventually prefer bundling AI solutions directly through their cloud providers -- a significant risk to long-term expansion. And let's not forget the elephant in the room for enterprise AI, Palantir Technologies, which will forever be a head-on competitor for Fortunately, the AI market is vast and growing, providing sufficient room for multiple players to succeed. Still, investors should track how performs compared to its peers in the coming quarters. What does it mean for investors? is a high-risk, high-reward play on enterprise AI. Its platform and early customer base provide a solid foundation. If management executes well, could become a key enabler of the AI transformation happening across global enterprises. The downside is that the path to profitability remains uncertain, and competition is intensifying rapidly. For investors bullish on the enterprise AI trend, is one of the most direct public vehicles available. Be prepared for volatility, though, and keep a close eye on the company's performance moving forward. Should you buy stock in right now? EQT and CPP Investments to acquire Neogov

EQT and Canada Pension Plan Investment Board (CPP Investments) have agreed to purchase Neogov, a provider of HR and compliance software for US public sector agencies, from Warburg Pincus and Carlyle. The deal places Neogov's valuation at over $3bn, inclusive of debt, as reported by Reuters from sources familiar with the matter. However, the financial specifics of the deal were not publicly disclosed by the involved parties. Neogov, which was established in 2000 and based in El Segundo, California, offers cloud-based human capital management solutions. The company is said to cater to approximately 10,000 public sector organisations across North America. Its software supports various stages of the employee lifecycle, from recruitment and onboarding to performance management and compliance monitoring. This ensures adherence to local policies and regulations. The company also runs a public sector job board in the US, and manages brands like PowerDMS and NEOED, which extend its services into public safety and education sectors. Warburg Pincus initially invested in Neogov in 2016, while Carlyle joined as a minority investor in 2021. Neogov CEO Shane Evangelist said: 'Local governments are the backbone of our communities. Our mission is to help them operate more efficiently and serve citizens more effectively. EQT and CPP Investments share our vision and bring the experience and capital to help us scale faster. 'Our priorities include advancing product innovation and AI capabilities to help public sector agencies drive increased efficiency and compliance adherence. EQT and CPP Investments' deep expertise in software and broad network of advisors will be instrumental to supporting Neogov's growth.' This acquisition will see EQT X fund being invested by 60-65% when considering closed or signed investments and announced public offers, less any anticipated syndication. EQT global technology team partner and co-head Arvindh Kumar said: 'We are excited to partner with Shane and the NEOGOV team, who are operators at the highest levels. The team brings a deep understanding of the challenges that public sector agencies face, and we're proud to support a company that has earned such trust in the public sector.' The completion of this transaction remains subject to customary conditions and regulatory approvals, with expectations to finalise in the coming months.
