Dubai property sales in February soar to $13.8bn

Dubai's real estate market has continued its strong start to 2025, with property sales in February totalling AED51.1 billion ($13.8 billion), up 40% over last year, according to fäm Properties.
The last month's total of 16,099 transactions also represented a 35.5% increase in volume over February 2024, making it one of the best ever months on record, it stated.
Data from DXBinteract shows that villa sales totalling AED18.8 billion climbed dramatically
by 99.7% to 3,679 compared with February last year, while plot sales worth AED9.6 billion also soared in volume by 74.7% to 608.
Apartment sales worth AED21.4 billion climbed 21.3% in volume to 11,364, while a total of 447 commercial property transactions amounting to AED1.2 billion represented a 40.1% increase in volume over February 2024. The average price per sq. ft was up by 3.4% to AED 1,551, said the report.
"The data once again highlights the robust nature of Dubai's real estate market and the steady growth it has experienced over the past few years," said its CEO Firas Al Msaddi.
"This reinforces Dubai's position as a safe and reliable hub for real estate investment, further boosting investor trust and attracting attention from local, regional, and global markets," he added.
Dubai property sales for the month of February have now risen by 449% in value over the last five years – from AED9.3 billion (4,100 transactions) in 2020, AED7.3 billion (3,700) in 2021, AED15.4 billion (6,200) in 2022, AED27.1 billion (9,400) in 2023 and AED36.5 billion (11,900) last year.
The most expensive individual property sold in February was a luxury villa at Hadaeq Sheikh Mohammed Bin Rashid which fetched AED140 million, said Msaddi.
The most expensive apartment sold during the month went for AED116 million at The Rings - 1 at Jumeirah Second.

The overall residential market saw a 38% increase in total value, growing from AED 190.8 billion (BHD 19.57 billion) to AED 262.7 billion (BHD 26.95 billion), with transaction volume up nearly 23%. Apartment transactions in the same month grew by 42% to reach 13,736, with a value spike of 48%, reaching AED 26.8 billion (BHD 2.75 billion). 'The surge in villa transactions across most months this year highlights a growing demand for larger, family-oriented homes, a trend we've seen strengthen in recent years,' said Firas Al Msaddi, CEO of fäm Properties. Apartments still strong Despite the villa boom, apartment sales have also grown steadily. Monthly apartment deals averaged 12,262 in H1 2025, up from 10,551 last year, with an average monthly value of AED 24 billion (BHD 2.46 billion). 'At the same time, we're witnessing sustained interest in apartments, particularly among investors and younger buyers seeking long-term value and rental yield, and this level of activity underlines consistent investor confidence in Dubai,' Al Msaddi added. Market watchers suggest that as Dubai continues to diversify its economy and attract global talent, the twin-track growth in villas and apartments will likely continue through the second half of the year.

This marks a 40 percent year-on-year surge. The second quarter alone recorded AED 184 billion (approximately BHD 18.8 billion) worth of transactions, the highest quarterly figure in the city's real estate history. According to fäm Properties, Q2 delivered 53,118 transactions. This surpassed the previous record of AED 147.2 billion (approximately BHD 15.0 billion) in Q4 2024 by 25 percent. The total number of deals also rose, climbing 5.39 percent above the earlier high of 50,400 set in Q3 last year. Momentum across all segments The market's momentum extended across the board. Plot sales reached AED 32.2 billion (approximately BHD 3.3 billion) from 1,384 transactions, showing a 49 percent jump in volume over Q2 2024. Villas recorded 10,019 sales worth AED 66.5 billion (approximately BHD 6.8 billion), which was up 38.3 percent in volume compared to the same period last year. Apartment sales climbed to AED 81.6 billion (approximately BHD 8.3 billion), reflecting an 18.7 percent rise year-on-year and a 22.7 percent increase over Q1 2025. The median price per square foot continued to rise, reaching AED 1,607 (approximately BHD 163.9) in Q2. This compares with AED 1,514 (approximately BHD 154.4) in Q2 2024 and AED 958 (approximately BHD 97.7) in the same quarter in 2021. Developers drive growth New project launches were the primary growth driver, with 66 percent of sales coming from first-time developer sales. The remaining 34 percent were from the resale market. Among apartment developments, Binghatti Elite and Sobha Solis each recorded 712 first-sale transactions. Timez by Danube and Sobha Orbis were also among the top five performers. On the villa side, Me'Aisem Second led in value at AED 14.8 billion (approximately BHD 1.5 billion), followed by Al Yelayiss 1 with AED 6.47 billion (approximately BHD 660 million) and DIP Second with AED 10.05 billion (approximately BHD 1.03 billion). Luxury properties also made an impact. The most expensive villa sold was priced at AED 365 million (approximately BHD 37.2 million) on Palm Jumeirah. The highest-priced apartment fetched AED 170 million (approximately BHD 17.3 million) at Peninsula Dubai Residences. Area-wise winners In terms of volume, Jumeirah Village Circle topped the list with 4,930 transactions, followed by Business Bay, Al Yelayiss 1, Wadi Al Safa, and Dubai South. Me'Aisem Second recorded the highest total value at AED 14.94 billion (approximately BHD 1.52 billion) from just 844 transactions. Citywide impact The 30 km Blue Line will link nine districts including Dubai Creek Harbour, Academic City, and Dubai Silicon Oasis. 'Transportation is the one thing that benefits everyone, even those not using it,' he said. 'When others take the train, you drive with less traffic. When a city becomes more fluid, your asset appreciates.' Gulf relevance With cities across the GCC seeking to enhance livability, efficiency, and sustainability, Dubai's Blue Line offers a high-profile example of how strategic infrastructure can serve as a foundation for longterm urban resilience and economic growth.
