Mortgage price war erupts ahead of summer holidays

Britain's biggest mortgage lenders have slashed rates amid hopes of a Bank Rate cut next month. Nationwide, Halifax and Barclays are amongst the banks 'battling it out' by offering new and competitive rates to lure in buyers. The Bank of England is expected to cut the base rate in August, with markets pricing in a near-90pc likelihood. Traders have already priced in a cut in September, raising hopes of two further cuts this autumn. Halifax has launched a 3.84pc two-year fix, and Barclays is offering a 3.02pc five-year fix. But Nationwide has 'acted quickly to lower rates and undercut Halifax', Aaron Strutt, of brokerage Trinity Financial, said. Mr Strutt said: 'Nationwide is the latest big lender to lower its rates and undercut its competitors. Its new rates are cheap enough to top the best buy tables, especially if you have a large deposit. 'Five of the big six biggest lenders have lowered their rates, and no doubt other lenders will follow their lead. If you are offered a sub-4pc rate at the moment, you are doing pretty well. 'With £147bn worth of mortgages coming up for renewal between now and December, this latest round of rate cuts comes as welcome news for homeowners.' In May, the Bank voted to reduce its headline rate by 0.25 percentage points to 4.25pc, the fourth cut in a year. Swap rates – the main pricing mechanism for fixed-rate mortgages – have been declining steadily due to a lack of economic growth. Nicholas Mendes, of mortgage broker, John Charcol, said the week has 'kicked off with a flurry of rate reductions amongst lenders as they battle it out ahead of the summer holidays'. He added: 'The key message for borrowers right now is not to try and second guess the market. Most lenders will allow you to secure a rate up to six months in advance, meaning you can lock something in today as a safety net but still switch to a better deal if rates improve before completion.' The average two-year fixed rate was 5.07pc on Wednesday, according to analyst Moneyfacts. The average 5-year rate stood at 5.06pc. There are 6,857 residential mortgage products available.

Nationwide to give away free £280 bonuses - but only for certain customers

The world's largest building society is offering the bonuses to some new members - people eligible will receive £100 cashback, up to £120 in vouchers, and up to £60 more for referrals Nationwide, the world's largest building society, has announced plans to offer a group of customers up to £280 each in free bonuses. On Tuesday, July 1, it was revealed that some new members will receive £100 cashback, as well as £120 in vouchers, and up to £60 more for referrals. The building society is reintroducing these incentives with its FlexStudent current account, aimed at first-year university students. According to Nationwide, this account "attracted more than a quarter of the student current account market last year". It offers an interest and fee-free arranged overdraft of up to £1,000 in the first year, £2,000 in the second year, and £3,000 in the third year, along with commission-free purchases and cash withdrawals abroad. ‌ To qualify for these incentives, students must apply for a FlexStudent account from today and deposit £500 by December 2025, such as the first instalment of a student loan. The £100 cashback will be received within 14 days of the money being deposited into the account. ‌ Eligible accounts will also receive a £10 Just Eat voucher code every month for the first 12 months of the account being open. These can be used online and access will be provided within 14 days of the student becoming eligible, reports the Express. Students can also pocket an extra £40 in vouchers for bringing two mates on board, netting £20 each, while the mate nabs a cool £20 too. Exclusive to those with a FlexStudent account is access to FlexGraduate, a bespoke current account tailored for post-uni life, featuring an interest-free, fee-free arranged overdraft "designed to help students find their feet after university, allowing them time to pay off their overdraft once their course has finished". Savvy students could snag up to £280 in bonuses through the account: nabbing £20 when a pal refers them, plus getting £100 cashback, scooping £120 of Just Eat Vouchers, and for every duo of pals they successfully refer, bagging 2x £20 Just Eat vouchers.

Tesla Drops Killer Model 3 Lease Deal for July

View post: Nissan Sales Are Down, But These 3 Cheap Cars Are Flying Off the Lot Tesla Model 3 Lease deal for July If Tesla's mildly redesigned Model 3 has been on your shopping list for a while, the automaker's newest lease deal might make it more appealing for you. The lease deals vary depending on which model you choose and how much money you put down, but they seem to be nationwide. Always check Tesla's website yourself for potential personalized offers. The Model 3 Long Range RWD can be had for $349/month for 36 months with $3,000 down and 10,000 miles per year. The Long Range AWD model jumps to $549/month for 36 months with $3,000 down and 10,000 miles per year. Lastly, the Performance AWD has the highest cost, at $849/month for 36 months with $3,000 down and 10,000 miles per year. The down payments can be adjusted for lower monthly payments, but there are limits depending on the model you choose. Interested parties may also be eligible for the $7,500 Tesla incentive, along with a $1,000 off Military, First Responder, Teacher, and Student offer, or a $1,000 Tesla Credit and $1,000 cash from Lyft for verified Lyft drivers. Tesla Model 3 — Source: Tesla Would you rather have $0 down? Potential lessees who want to save money on the upfront costs can pay $0 at signing, with some adjustments to the monthly payment. We have estimated the monthly payments by spreading the amount at signing over the lease's term. Given the equal down payment, all models would carry an extra ~$83 per month. The Model 3 Long Range RWD would get a total estimated monthly payment of $432, the Long Range AWD would jump to $632, while the Performance AWD would increase to $932. The newest Model 3 was upgraded last year to a 79.7 kWh lithium-ion battery that bestows the car with 286 hp and a 0-60 mph time of 4.9 seconds in the single-motor RWD or 4.2 seconds in the dual-motor AWD. That former RWD setup will give you an EPA-estimated 363 miles of range, while the AWD drops down slightly to 346 miles. Charging speed is slightly lower in the AWD as well, with it adding up to 185 miles in 15 minutes compared to the RWD's 195 miles in 15 minutes. If power is your goal, though, you should opt for the Model 3 Performance. Its dual-motor AWD setup boasts a trim-topping 510 hp and a 0-60 mph time of 2.9 seconds. Its EPA-estimated range suffers heavily, however, dropping to 298 miles. Its charging abilities are also lacking compared to its siblings, adding up to 142 miles in 15 minutes. Other goodies, like sports seats and adaptive suspensions, are also included. 2024 Tesla Model 3 Performance — Source: Tesla The 24 cu ft of cargo space is the same across all three models, with the cabin sporting a 15.4-inch landscape-oriented touchscreen that controls infotainment and most vehicular functions, including shifting duties. No Android Auto or Apple CarPlay is available, putting the Model 3 at a heavy disadvantage compared to other EVs, but at least you can play games on the infotainment screen while you wait. The Model 3 Long Range RWD starts at $42,490, the Long Range AWD starts at $47,490, while the Performance AWD starts at $54,990.
