West-Acre for €950,000 could become a fore-ever home

As good as built all over again, and good as new, is West Acre, a very substantial, super-sized family home of 4,300 sq ft, on three acres, in Cork's Corran, Waterfall. A short haul out to the west from the city and suburbs, it comes complete with a putting green for golf fun and a stable block.
The current owners bought here back in 2003, but what they bought isn't what you see now: what was possibly a 1980s era home was largely removed and replaced with a far larger five-bed home, with all of the current accommodation on the one level, all under a new roof, with little other than some of the original walls kept.
Moving 20 years on, it's now downsize time for the family with two sons at the late teens/college going years, who've loved the freedom to roam, the pristine golf green to putt about on, and as one's now a car driver 'we'll even throw a pony into the sale,' the owners joke.
West Acre is just listed this week with agent Sean McCarthy, of ERA Downey McCarthy, with a €950,000 AMV which is based not only on the demand for the area — always popular with affluent buyers in tech and medics due to proximity to CUH, the Bons and Marymount, as well as to third level colleges and Ballincollig — but also due to is scale and quality.
The redesign was commissioned pretty much after the purchase 22 years ago, with the services of Kinsale-based architect Richard Rainey drafted in, and it more than doubled the original size, with a sort of staggered front to back geometric floor plan a bit like the letter Z, which allows for lots of windows, corners, and corner windows, as well as having a slight internal split level and lots of patios sections, with different aspects for various times of the day, and play.
The main living and day rooms are at one end, off and around an L-shaped entry hall with overhead Veluxes, along with an extensively book-shelved study, gym with glazed external access door/bedrooms six, and plant room and with large kitchen/dining room with Siematic units, high end appliances, Britannia range cooker, Neff coffee maker, large white stone island plus fireplace.
A walnut floored living room by the kitchen/diner shares a chimney with the kitchen for a back-to-back fireplace with stove and has patio access. A separate sitting room diagonally across the expansive hall has twin corner windows, either side of a large chimneypiece with open fire, and the owners say their home has always been a great party house, at Christmasses indoors, and outdoors in kinder weather and summer months.
This home's rear section has three of its five/six bedrooms en suite, two with dressing rooms (depending on bed/gym usage) with the furthermost one also having a dressing room, and external access, making for an attractive main suite retreat.
Overall condition, décor and presentation are excellent (underfloor heating, American walnut flooring etc) as befits a home with a price guide at this sort of 'just shy of €1m' level (see also following p10/11 Waterfall home feature,) and as good as the internal quality are the landscaped gardens and grounds, divided into various sections, with privacy, paths and circular drive inside stone entrance pillars, with electric access gates, CCTV and more.
VERDICT: Waterfall's West Acre doubled up size and quality-wise back in 2004, overseen by an architect, and its owners' own tastes ensure it has stayed fresh and modern ever since, even down to the on-trend colour black on the external walls. There's even room (and stables) for a pony or two, but in case you haven't yet got to the pony, this Corran home is also on a bus route.....

THE REPUBLICAN-LED US Senate narrowly approved President Donald Trump's mammoth domestic policy bill today by the narrowest of margins, despite misgivings over delivering deep welfare cuts and another $3 trillion in national debt. Republican leaders had struggled to amass support during a record 24-hour 'vote-a-rama' amendment session on the Senate floor, as Democrats offered dozens of challenges to the most divisive aspects of the package. The bill had been named the 'One Big Beautiful Bill' – but Senate Democrats leader Chuck Schumer invoked budget rules to delete the title of the bill on the floor this morning. NEWS: I just got the name struck off this bill with a move on the floor of the Senate. It is no longer named 'One Big Beautiful Bill.' The bill is a BIG, UGLY BETRAYAL of the American people by the Republicans. And the American people will remember it. — Chuck Schumer (@SenSchumer) July 1, 2025 Despite the name being struck off, the bill lives on – if not in legislative text. Senate Republican leader John Thune was able to turn around two moderates considering siding with Democrats, to deliver a 50-50 vote, with Vice President JD Vance narrowly breaking the tie. Three Republican senators voted against the bill along with the Democrats. The sprawling text now heads to the US House of Representatives, where it faces unified Democratic opposition and multiple Republicans balking at slashed health care and food aid programs for poor Americans. The bill itself is a mixed bag in terms of policy, and could also affect clean energy programs, student loans, and food assistance, but perhaps the most consequential changes will be to Medicaid. Trump's bill proposes a $4.5 trillion extension of his first term tax cuts, contentiously offset with $1.2 trillion in savings mainly targeting the Medicaid health insurance program that will strip coverage from an estimated 12 million low-income and disabled Americans. It also rolls back billions of dollars in green energy tax credits while providing a $350 billion infusion for border security and Trump's mass migrant deportation program. The president made clear that the goal remains to get the bill through the House in the coming days and sign it into law by Friday's 4 July Independence Day holiday, although he acknowledged that the self-imposed deadline could slip. 'It's going to get in, it's going to pass, and we're going to be very happy,' he told reporters as arrived in Florida to view new migrant detention facilities. Advertisement 'Bad legislation' Polls show the bill is among the most unpopular ever considered across multiple demographic, age and income groups, and Democrats hope to leverage public anger ahead of the 2026 midterm elections when they aim to retake the House. Backed by extensive independent analysis, they say the bill's tax cuts would disproportionately benefit the wealthy at the expense of social safety net programs for the poorest Americans. 'It's bad legislation,' Arizona Senator Mark Kelly told MSNBC. 'If this passes, this is a political gift for Democrats.' A handful of senators in the Republican majority had also threatened to flip sides over the bill, echoing Democratic concerns that the bill would add more than $3.3 trillion to the nation's already yawning budget deficits over a decade. The most high-profile opposition has come from outside Congress, however, in the shape of tech billionaire and estranged former Trump aide Elon Musk, who balked at the bill's debt implications and stripping of clean energy subsidies. Musk – whose businesses include rocket company and government contractor SpaceX, which has about $22 billion in federal contracts – has been campaigning against the bill since quitting as a Trump advisor in May. A furious Trump said he would consider deporting Musk and ending federal funds for his companies. 'Elon may get more subsidy than any human being in history, by far,' Trump posted in a retort on social media, 'and without subsidies, Elon would probably have to close up shop and head back home to South Africa.' Focus on House Although the House of Representatives has already passed their own version of the bill, it will have to come back to the lower chamber for a final rubber stamp before it reaches Trump's desk. House Republicans were watching anxiously from the sidelines to see if their Senate colleagues would adopt changes that would be hard for Speaker Mike Johnson to sell to his lawmakers. Fiscal hawks in the lower chamber are furious at what they say is $651 billion of extra deficit spending in the Senate's tweaks. A House vote could come as early as Wednesday but even with full attendance, House Republicans can only afford to lose three votes. Two people allegedly involved in surveillance of 'spy' case man are named in court case

Two people who were allegedly involved in surveilling and harassing the man at the centre of the "spying" row between two rival HR giants have been added as defendants in a High Court case related to the affair. Retired private investigator, Mark Murran, otherwise known as Rock Investigations, was allegedly the driver of a car involved in following and surveilling Keith O'Brien, a former Dublin-based payroll manager with Rippling, a US-headquartered multibillion-dollar HR software provider, the court heard. Cliona Woods of Dublin-based Gotham Services was allegedly involved in organising "discreet surveillance". Both were joined as defendants in Mr O'Brien's action over the matter. Both "categorically refute" Mr O'Brien's allegations of intimidation and harassment and say the surveillance was discreet, their barrister John O'Regan told the court on Tuesday. The case was back before Mr Justice Brian Cregan to deal with a number of applications in advance of the hearing of the case, including changing the defendants from "persons unknown" to the two named defendants. Deel Inc It was also back in to consider whether Deel Inc, the other US-based HR firm involved, should also be joined to the case. Deel allegedly paid Mr O'Brien, of Balrothery in north Dublin, to pass on Rippling's trade secrets to it, a claim it denies. Imogen McGrath SC, for Mr O'Brien, said the defendants had consented to an order not to surveil Mr O'Brien pending determination of the proceedings. Counsel said she was not making an application to join Deel as the purpose of the case was to resolve the dispute between her client and the defendants. There may also be a third defendant but her side needed time to write to that potential defendant, she said. Counsel also said there was a significant dispute over whether the surveillance amounted to harassment which the defendants say it did not. Mr Justice Cregan said he had been mulling over the issue and he was considering joining Deel at the motion of the court. While this was against the wishes of the O'Brien side, he did it in the context of an earlier claim that the surveillance was an interference with the administration of justice as Mr O'Brien is a defendant and witness in separate proceedings being brought over the alleged spying affair by Rippling against Deel. It was also in circumstances where Deel's lawyers had, in a pre-litigation letter in reply to Mr O'Brien's solicitor, said it had no knowledge of the particular alleged surveillance being carried out. The judge said: Now that letter is either a blatant lie or a misrepresentation. He said the defendants were employed by Deel which meant it was directly implicated. Ms McGrath asked the court to first allow the parties (her client and Deel) to exchange pleadings in the normal way. Paul Gardiner SC, for Deel, said he took "grave exception to what the court said". He believed the court should not be pronouncing on a letter as misrepresentation until it had heard all the facts. His side had written that letter according to what it believed to be true at the time, he said. If the plaintiff says it did not want Deel joined, it was not for the court to say it should, he said. His client had actually invited the O'Brien side to do so but it chose not to. Counsel also pointed out that Mr O'Brien has entered into a co-operation agreement with Rippling, has agreed not to seek any reliefs against him in the separate Rippling/Deel case and has waived all claims against him. The judge said he knew that joining a defendant to proceedings at the court's own motion was an exceptional jurisdiction but that was in the circumstances of the allegations of intimidation and a letter which appeared to be manifestly misleading. He said he wanted to reflect on the matter and will decide at the end of the week whether to hear submissions from the parties on the issue. He also said given that Mr Gardiner accepted the letter was incorrect, he did not see why counsel took "such umbrage at my interpretation". Ms McGrath said she thought Mr Gardiner "is making a mountain out of a very small molehill". He continued the injunctions restraining surveillance of Mr O'Brien and requiring the defendants to preserve any evidence which may be used in the case.
