
LBS posts strong FY2025 start, earnings surge on robust sales, demand
The people-first property developer reported a 15 per cent quarter-on-quarter revenue increase in Q1 FY2025 to RM329.2 million, up from RM287.1 million in the preceding quarter. This was driven by active construction progress across key developments, particularly in the Klang Valley, which contributed over 86 per cent of total revenue.
Major contributors included flagship projects such as KITA @ Cybersouth, LBS Alam Perdana, Prestige Residence, and the Idaman series.
The group also saw its pre-tax profit more than double to RM32.5 million from RM15.8 million in the previous quarter.
Commenting on the results and outlook, executive chairman Tan Sri Dr Lim Hock San said the group recorded RM281.2 million in sales and RM256 million in bookings during the quarter.
"This performance is driven by the robust demand for the state-of-the-art light and medium factories in our Alam Perdana Industrial Park, further boosted by Cameron Centrum, following the successful launch of Centrum Iris, its second precinct and largest mixed development, earlier this year," he said in a statement.
Lim said that the strong uptake in both these projects reflects the strong market confidence in the developments and reinforces the group's strategy of delivering market-driven projects that cater to real demand.
Guided by its 8 x 8 Strategy, LBS plans to launch projects worth RM8 billion in total gross development value (GDV) over the next three years. With 3,793 acres of land landbank and RM1.61 billion in unbilled sales, the group is well-positioned for sustainable growth.
"This, combined with our sizeable 3,793 acres of land landbank and RM1.61 billion in unbilled sales, means we are well positioned for sustainable growth, providing clear visibility of our future revenue and earnings.
"Moreover, we are exploring opportunities to expand our presence in Melaka with our recent MOU (memorandum of understanding) to develop a mixed-use industrial development project with an estimated GDV exceeding RM7 billion," Lim said.
"We are excited about the potential growth opportunities and looking ahead, we maintain a cautiously optimistic outlook and will continue to respond with agility to evolving market demands while building on our strengths to drive sustainable growth," he said.
The board has proposed a final single-tier dividend of 1.10 sen per share in respect of the financial year ended Dec 31, 2024, subject to shareholder approval at the upcoming 25th AGM on June 26, 2025.
Upon approval, the total dividend payout for 2024, including a first interim single-tier dividend of 1.00 sen per ordinary share and a special single-tier dividend of 2.60 sen per ordinary share, is 4.70 sen per ordinary share or RM73.2 million in total.
This represents a 30 per cent payout ratio, in line with the group's dividend policy.

Four Gombak industrial land parcels for sale at RM38m, company plans payout amid lack of new investment options
KUALA LUMPUR, July 11 — Jasa Kita Bhd's wholly owned subsidiary, JKB Development Sdn Bhd, today entered into a conditional sale and purchase agreement with Logik Damai Sdn Bhd to dispose of four parcels of freehold industrial land for RM38 million. In a filing with Bursa Malaysia today, the company said the four parcels, measuring 14,086 square metres and including a single-storey detached warehouse and a guard house, are located in Gombak, Selangor. 'The group is principally involved in the trading and distribution of industrial tools and equipment, including electric power tools, electric motors, mechanical hand tools, mechanical air tools, and bathroom products. 'As part of its business operations, part of the subject property is currently being used as a warehouse to store inventories,' it said. In conjunction with the proposed disposal, the company intends to revise the utilisation of proceeds from the earlier disposal by JKB Development of a leasehold industrial land in Setapak, Kuala Lumpur, which was sold for RM43.08 million and completed on June 4, 2024. It also announced a proposed special cash dividend of 12 sen per ordinary share in Jasa Kita, amounting to approximately RM53.95 million, to be distributed to entitled shareholders on a date to be determined and announced later. The company said the proposed disposal and tenancies would allow the group to meet its objectives without disrupting its existing business operations. These objectives include unlocking and monetising the value of the subject property, improving the group's financial position and performance, while allowing continued use of the property for ongoing business activities through the proposed tenancies. 'With regard to the proposed variation and special dividend, and considering the lack of suitable business opportunities and assets, the company believes distributing the proceeds as a special dividend is an appropriate way to reward shareholders,' it added. Barring any unforeseen circumstances and subject to the necessary approvals, the proposals are expected to be completed by the fourth quarter of 2025. Power rate hike will hit middle class, says DAP man
Kepong MP Lim Lip Eng and DAP adviser Lim Guan Eng said the government should put the new power tariff rates on hold. PETALING JAYA : A DAP leader has criticised Tenaga Nasional Berhad's move to increase power tariffs, saying the decision showed the national utility company was disconnected from the current realities on the ground. Kepong MP Lim Lip Eng claimed that while the restructured tariffs meant the industrial and commercial sector would be paying higher rates, domestic users, especially those from the middle class, would also be impacted. He said the middle class did not receive full subsidies like the B40s and would not be able to bear the additional cost. 'Young families who have just bought homes, factory workers renting shared air-conditioned rooms, and small traders like tailors and hawkers are now faced with soaring monthly bills, even though their usage is for basic needs, not luxury,' he said in a statement. Lim, who is also the Kuala Lumpur DAP secretary, said the decision to revise the rates was ill-timed and misguided. He claimed that many consumers were caught by surprise when they were billed based on the new rates without proper explanation, while glitches plaguing TNB's mobile app compounded matters. 'This raises the question of whether TNB was truly prepared before rolling out such a major change,' he said. Under the new tariff scheme, effective from July 1 to the end of 2027, the base average tariff increased to 45.4 sen/kWh from 39.95 sen/kWh. The Energy Commission said, however, that some 23.6 million domestic users in Peninsular Malaysia would enjoy fairer electricity rates and, in turn, lower costs of living. TNB said consumers using less than 600 kWh a month were exempted from the new retail electricity tariffs. Lim also called for the government to put the new tariff rates on hold. Meanwhile, DAP adviser Lim Guan Eng said the power bill hike should be reviewed in light of new risks following the US's decision to impose a 25% reciprocal tariff on Malaysian goods. 'A freeze or a pause in the 14.2% hike in electricity tariffs for businesses is necessary to help Malaysians face the 25% reciprocal tariff imposed by the US,' he said in a statement. Separately, he welcomed Bank Negara Malaysia's reduction of interest rates, but said more was needed to protect companies and families. On July 9, the central bank reduced the overnight policy rate by 25 basis points to 2.75% from 3%, in view of global economic growth and consumer spending. 'Our economy could be further strengthened, businesses prosper and people's lives better if the government can pause or freeze all hikes in utility charges,' Guan Eng said. The former finance minister hoped the matter would be raised at a meeting between Pakatan Harapan chairman Anwar Ibrahim and the coalition's MPs on Monday.
