The clip is not Mr Xu's first foray into creative marketing. In February, he had the listing for a house owned by an assistant director's family who know Hollywood actor Liam Neeson. They recruited the Taken star to voiceover their listing video as a humorous tribute to the hit franchise. And earlier this month, Mr Xu and colleague Eric Liu donned matador and bull costumes to film a clip for a house that has a Spanish Mission-style facade. As a keen Hawthorn supporter, Mr Xu already owned the outfit he needed for the latest video. The Mulgrave house would suit a variety of buyers, he added. 'I think it would be great for a family with one or two kids as there's four bedrooms and multiple living areas, or a couple who enjoy having a healthy and active lifestyle as locals can use the oval when footballers are not training,' he said, The main kitchen is fitted with stone-topped benches, a 900mm Smeg oven and gas stove, Haier dishwasher and an island breakfast bench. Sliding doors open onto a balcony, while an indoor entertainers' area includes a second kitchen with a Goldline gas stove and gas log fire. Upstairs, is a lounge room, study nook and two bedrooms with balcony access, including the main bedroom with a walk-in wardrobe and dual vanity ensuite. Head to the lower level for a terrace and garden with oval views, bathroom and laundry with a walk-in linen press and chute. Other highlights include a powder room, ducted heating and airconditioning and a double garage with internal access. The house will be auctioned at midday on August 2. An unusual advertising campaign for a Glen Waverley house that involved agents capering about in Spanish matador and bull costumes has paid off to the tune of $1.7m. BigginScott director Ming Xu, along with agency partner Eric Liu, filmed a listing video while dressed up as the characters. Inspired by the home's Spanish Mission-style facade, the clip showed the bullfighter defeat the bull. The colleagues once again donned the outfits at a weekend auction which saw the five-bedroom abode at 2 Callaghan Ave sell to a young couple, out of three bidders. Mr Xu said that the house was placed on the market at a $1.65m bid. And this was not his first time starring in a quirky campaign. In February, he had the listing for a Mulgrave house owned by an assistant director's family who know Hollywood actor Liam Neeson. They recruited Neeson to do the voiceover for their home's online clip, a tongue-in-cheek homage to the Taken films. 'I think creative marketing strategies help out in a number of ways including with social media videos that help to drive traffic to a property listing,' Mr Xu said. 'When buyers look at 20, 30 properties or more online, it will stand out in their mind.' Plus, seeing two agents dressed up in costumes for Saturday's auction helped to relax some nervous bidders, he noted. Closer to the city, a two-bedroom house at 1 Cremorne St, Fitzroy, was snapped up for $1.022m by a third-year university student whose mother helped him out financially and also with bidding on Saturday. Nelson Alexander partner Mark Verrocchi said the underbidder was a Sydney-based investor. 'The auction started with a $900,000 vendor bid and it was on the market near the top of the range, which was $1.022m,' Mr Verrocchi said. The university student, who was also supported at the auction by his partner and aunt, was 'ecstatic' to buy the home. 'For a compact parcel of land, it was an affordable entry point in Fitzroy, 'Mr Verrocchi added. According to PropTrack, Victoria recorded a preliminary 70.7 per cent clearance rate from 421 early results this week. More than 670 auctions are scheduled across the state next week.

Two Melbourne real estate agents are going the extra mile to steer buyers towards a house with an out-of-the box listing video showcasing a Spanish matador character battling a bull. BigginScott Glen Waverley director Ming Xu, along with his colleague Eric Liu, are managing the advertising campaign for 2 Callaghan Ave, Glen Waverley, that's for sale with $1.7m-$1.8m price hopes. Taking inspiration from the five-bedroom home's Spanish Mission-style facade, the agents donned matador and bull costumes for the clip. Dressed as the bull, Ms Xu chases Mr Liu and other colleagues they recruited for the filming through the residence. The matador eventually defeats the bull with a fake sword before everyone involved enjoys a tasty beef dinner at the house. Mr Xu has made other creative listing videos in the past, including one voiced by Hollywood actor Liam Neeson. Earlier this year, Mr Xu had the listing for a Mulgrave house owned by an assistant director's family who know Neeson. They recruited him to star in their home's online advertising clip, a humorous tribute to the Taken film franchise. Mr Xu said it took about two hours to film the Glen Waverley video. 'It's good fun, I think I told Eric, 'I'm going to be the bull', Mr Xu said. 'It did not take much convincing for him to be the matador.' The video's aim was to showcase the house's Mediterranean-inspired build which Mr Xu described as a standout among Glen Waverley's many French Provincial-esque homes. A Bayside-based builder constructed the residence, featuring a formal lounge room, rumpus room, lake views from the upstairs balcony and entertainer's deck, about 19 years ago. The kitchen is fitted with stone benches, an insinkerator, Electrolux oven, DeLonghi gas stove, Miele dishwasher and breakfast bench. A tiled dining area boasts a bay window with plantation shutters, while multiple sets of sliding doors provide access to the garden where there's a lemon tree and magnolia border trees. The main bedroom suite has double-glazed windows, a walk-in wardrobe and dual vanity spa ensuite. Other highlights include a powder room, laundry, solar panels, video intercom and a double garage with internal access. The house falls within the Brentwood Secondary College zone and is close to schools, Monash University, sports facilities, shopping centres and public transport. The house will be auctioned at 3pm on July 5.
