Palace Stars Attract Transfer Attention as European Status Remains Unclear
Crystal Palace's Crucial Summer: Star Unrest, Transfer Threats and European Jitters Munoz's Mixed Messages Stir the Pot Daniel Munoz's revelation that he remains open to leaving Crystal Palace just months after signing a new contract will come as a sharp sting to Eagles supporters. The Colombian, such a lively and combative presence on the right flank, appears caught between his ambitions and his gratitude for life in south London, highlighted by a report by The Mirror. Advertisement 'I want to play for the best teams in the world, but they haven't spoken to me directly. I dream and work every day to achieve it, and I hope it can happen as soon as possible. I hope it's in this window, but if not, I'm very happy at Crystal Palace.' Such honesty will resonate with fans across the footballing landscape, but it also throws up uncomfortable questions for Palace, who have tied Munoz down until 2028. His training stint with Atletico Nacional hints at a player reconnecting with roots, but also possibly searching for the next platform in his career. European Uncertainty Lurks Away from the transfer sagas, Palace's status in European competition now feels far less certain. Originally set for the Europa League, the club could be demoted to the Conference League due to UEFA's ongoing probe into multi-club ownership breaches. Advertisement It's a story that hasn't yet dominated headlines, but it may soon have major implications. Missing out on Europa League exposure would not just impact the club's finances, it would make it significantly harder to retain players like Eberechi Eze and Marc Guehi, whose ambitions clearly lie at the elite level. Transfer Tussles Brewing Over Eze and Guehi Eze's £68million release clause is now the talk of the window, with Arsenal circling. Palace, according to The Mirror, remain firm on that price, aware that the Gunners, having shelled out £52m for Noni Madueke, could be tempted to push negotiations. Photo IMAGO Advertisement Arsenal's preference is to explore the possibility of landing Eze for a cheaper fee, though they're still prepared to put significant cash on the table. This battle of brinkmanship will test both clubs. Palace are reportedly pointing interested parties towards Eze's buyout clause and refusing to entertain anything lower. Eze is said to be open to a move, and if it doesn't happen now, it's likely only delayed. Meanwhile, Marc Guehi enters the final year of his contract with growing interest from Liverpool and Newcastle. That Liverpool's new manager Arne Slot is reportedly an admirer only increases the likelihood of a late-window approach. AC Milan's interest in Jean-Philippe Mateta further complicates the club's ability to prepare for a settled season. Rebuilding Plans Already Underway Walter Benitez from PSV and Borna Sosa from Ajax represent solid early additions, but Palace have so far avoided headline deals. Sporting CP's Ousmane Diomande is seen as Guehi's long-term replacement, though talks are stalling. The Ivorian has a £69m release clause, yet Palace would only sanction something around £40m-plus. Advertisement Their ability to replace quality with quality will define how fans look back on this summer. Letting Guehi or Eze go without statement reinvestment would set alarms ringing. Our View – EPL Index Analysis There's tension but also anticipation in the air for Palace fans. The idea of losing Munoz, Eze or Guehi is unsettling, but there's also belief in Dougie Freedman's ability to negotiate tough deals. If Arsenal think they'll get Eze on the cheap, they're dreaming. He's worth every bit of £68m, and then some. Munoz's comments feel more like ambition than intent to leave. He's been a revelation down the right and deserves admiration, not suspicion. If a European giant does come calling, so be it, but until then, he's ours. Advertisement Diomande would be a marquee replacement for Guehi, and fans would welcome that sort of ambition. There's frustration with the UEFA investigation clouding European qualification, but the mood remains expectant. Palace feel close to building something lasting. They just need to hold their nerve.

Crystal Palace star reveals he is open to leaving the club and 'hopes he can IN THIS WINDOW' as FA Cup winners face battle to hold onto another player
A Crystal Palace star has revealed he is open to leaving the club this summer despite only signing a new deal in April. The Seagulls are facing a summer of having to try and cling onto their star players, with the likes of Eberechi Eze, Jean-Philippe Mateta and Marc Guehi all linked with moves away. They haven't lost anyone yet, but another name has now been added to that list in a transfer window that could dismantle the FA Cup winners' squad. Having only signed a new contract in April, wing back Daniel Munoz has opened up on how he is keen to eventually depart to join a bigger club. Munoz, 29, joined Palace in January 2024 for £8.5million and has been one of their star players since. He has made 62 appearances for the club, scoring six goals to date. He had seemed settled at the club having signed his new deal until 2028, but, after a string of impressive performances, he has surprisingly spoken out and raised uncertainty over his future at Selhurst Park. 'I want to play for the best teams in the world, but they haven't spoken to me directly,' Munoz told Win Sports TV, via The Sun, in Colombia. 'I dream and work every day to achieve it, and I hope it can happen as soon as possible. 'I hope it's in this window, but if not, I'm very happy at Crystal Palace.' Any departure would be a major hit to Palace, who face stiff competition from Arsenal to maintain the services of Eze. Guehi, meanwhile, is linked with Liverpool, while Mateta is being monitored by a number of clubs. The news is a blow to Palace, who were kicked out of the Europa League on Friday amid multi-club ownership issues. An issue arose when it became clear John Textor, who also owned shares in French side Lyon, was also involved with Crystal Palace and had not settled the issue by March's deadline. Textor rushed to sell his shares, but the deadline had well passed, and the decision has now been made to not allow the Premier League side to take part next season - instead, they have been demoted to the Conference League. There was hope for Palace when Lyon were relegated to Ligue 2 due to financial issues, but their appeal was successful and they will play in the Europa League because they finished higher in their respective league than Palace - who came 12th in the English top flight.

Daniel Munoz drops Palace transfer bombshell as Arsenal plot Eberechi Eze swoop
Crystal Palace are hoping to keep hold of both Daniel Munoz and Eberechi Eze this summer, however, it appears they have a fight on their hands to retain the services of two of their FA Cup-winning heroes Daniel Munoz has revealed he's open to leave Crystal Palace this summer despite signing a new deal with the Eagles in April. The FA Cup-winning Colombian wing-back, who has become a cult hero at Selhurst Park with his lung-busting surges up the right flank, is now under contract in south east London until June 2028. However, speaking to media back in his homeland where he has been stepping up his training with former side Atletico Nacional, Munoz has now claimed he's keen on a new challenge - even though he also reaffirmed that he's happy in Croydon. He told Win Sports TV: "I want to play for the best teams in the world, but they haven't spoken to me directly. I dream and work every day to achieve it, and I hope it can happen as soon as possible. I hope it's in this window, but if not, I'm very happy at Crystal Palace." READ MORE: Tottenham's dream XI for new season with Thomas Frank completing stunning £115m swoop After Lyon were handed a reprieve following their potential relegation to Ligue 2, there is now believed to be a high likelihood that Crystal Palace could be demoted from the Europa League to the Conference League following UEFA's extensive investigation into alleged breaches of multi-club ownership rules. Meanwhile, Palace have already wrapped up two summer signings in the form of PSV goalkeeper Walter Benitez and Ajax left-back Borna Sosa but there has been no big-money business to date. Furthermore, Arsenal now look poised to make a formal approach to Crystal Palace over Eberechi Eze, who has a £68million release clause, following several rounds of discussions with his representatives CAA Base. Palace are optimistic they can fend off interest by pointing the Gunners towards the 27-year-old's buy-out clause as they have no desire to negotiate below that figure. Arsenal's preference is to explore the possibility of landing Eze for a cheaper fee, though they're still prepared to put significant cash on the table after coughing up £52m for Chelsea winger Noni Madueke. The England international is open to the move and Marc Guehi could also yet depart Selhurst Park before the transfer deadline as he's now into the final year of his contract. Guehi is being eyed by Liverpool and is also of long-term admiration to Newcastle while striker Jean-Philippe Mateta is being courted by AC Milan. Sporting CP defender Ousmane Diomande is viewed as the ideal replacement for Guehi but so far, talks with the Portuguese champions have proven complex. Diomande has a release clause worth up to £69m but Palace value the Ivory Coast international in the region of £40m - though they would be prepared to go north of that figure in what could prove to be a club-record deal.

These 10 towns have the lowest property taxes per year in Bergen County
Taxes; one of the few certainties in life. And New Jersey is notorious for them. A recent study by WalletHub pegged New Jersey as home to the worst property taxes in the nation. That's not necessarily surprising. New Jersey is sandwiched between New York City and Philadelphia, with all the perks of those two cities. Proponents of the state argue that New Jersey boasts better quality schools, access to major talent pools and universities, access to top transit hubs like the ports of Newark, Interstate 95, and some of the nation's busiest airports. Plus great food! But surely there are some cheaper places across North Jersey where property taxes are lower. We broke out the 2023 average property taxes from the state Department of Community Affairs (which are the most recently published numbers), for the cheapest towns and cities in Bergen County: Teterboro: $2,108 East Rutherford: $7,509 Carlstadt: $7,937 Moonachie: $8,603 Hackensack: $9,212 Rochelle Park: $9,284 Garfield: $9,392 Mahwah: $9,794 Cliffside Park: $9,982 Elmwood Park: $10,001 The $10,000 cap on state and local property tax deductions, more commonly called SALT, is set to expire at the end of this year. Congress and the White House are gauging whether the deduction should be raised - up to $20,000 or $100,000 depending on the proposal - or scrapped entirely.
