Rock Developments unveils Rock Green project in New Heliopolis with EGP 7bn investment

Rock Developments has officially announced the launch of its newest residential project, Rock Green, in New Heliopolis City, with total investments reaching EGP 7bn. The development spans 17 feddans and reflects the company's broader strategic vision to expand and diversify its real estate portfolio across Egypt. Emad Doss, CEO of Rock Developments, stated that Rock Green will feature over 466 residential units ranging in size from 116 to 236 square meters, in addition to 40 private villas. The project is set to be implemented in three distinct phases. Parthena Doss, board member at Rock Developments, revealed that the company is targeting EGP 1.5bn in sales from the first phase alone. She further noted that the company's land portfolio now exceeds 5 million square meters, encompassing more than 20,000 units spread across ten large-scale developments, with a total investment value surpassing EGP 20bn. Rock Developments also holds the distinction of being the largest developer in Sheraton Heliopolis, with over 70 residential and commercial buildings completed to date. The company operates as a joint Egyptian-Canadian venture with more than 45 years of experience in the local real estate market. Rock Developments has built a robust and diverse portfolio across Greater Cairo. Its residential projects include Rock Green and Rock White in New Heliopolis, Rock Yard in Sheraton, Rock Eden in 6th of October City, Rock Ville in Obour, and Rock Vera in New Cairo. On the commercial and administrative front, the company has developed Rock Capital 1 in the New Administrative Capital, Rock Gold Mall in New Cairo, and a number of retail and mixed-use plazas in Obour, 6th of October, and Sheraton. Looking ahead, the company is planning to launch five new projects during the second half of the year. These projects will be located in key strategic areas across East and West Cairo, as well as within the New Administrative Capital, reinforcing Rock Developments' ongoing commitment to market expansion and innovation. According to Parthena Doss, the Rock Green compound will offer semi-finished apartments and villas, with average unit sizes hovering around 150 square meters. The company is offering payment plans extending up to eight years, with delivery of the first phase expected in 2029. She emphasized that the project has been carefully designed to meet the lifestyle needs of modern residents. Rock Green will include a wide range of integrated services and amenities. These include an Olympic-standard walking and jogging track, a state-of-the-art gym, social and leisure spaces, an electric vehicle charging station, and designated parking for bicycles. The compound will also feature a luxurious entrance, tranquil areas for yoga and outdoor work, a quiet reading zone, a large central park, a dedicated children's play area, a closed dog park, and several thoughtfully designed community zones to promote interaction and well-being. As part of its 2025 expansion strategy, Rock Developments aims to achieve EGP 5 billion in contracted sales by the end of the year. This target will be driven by the launch of five new projects spanning residential, commercial, and administrative sectors in high-demand areas, as the company continues to solidify its position as a leading player in Egypt's evolving real estate market.

Doss said that the project enjoys a prime strategic location—just one minute from Suez Road, three minutes from El Shorouk City, seven minutes from Madinaty, 15 minutes from Fifth Settlement, and 30 minutes from Cairo International Airport. Yara Sameh Egyptian actress Jamila Awad has landed her next major movie role, starring alongside Motasem Al Nahar, Ahmed El Fishawy, and Sawsan Badr in the romance film "Hen Yaktab Al Hob". The film, written by Saja Mohammed Al-Khalifat and directed by Mohamed Hany, marks Al Nahar's first time starring in an Egyptian film. Principal photography will commence soon. Awad can be seen in Egyptian-Canadian actor Mena Massoud's first-ever Egyptian film, ' Fi Ez El Dohr ' (In Broad Daylight). The cast also includes Shereen Reda, Eman Elassi, Mohamed Ali Rizk, Mahmoud Albezzawy, Mahmoud Hegazy, and more. 'Fi Ez El Dohr' is a thriller-suspense genre that revolves around an international gang whose head is Massoud, and as his gang commits crimes across the world, he finds himself caught up in romance. The film was written by Karim Sorour and directed by Morcous Adel in his first directorial debut. Adel Saad produced the pic via his new production company, Signal Films. Awad, born on April 6, 1991, was raised in an artistic home as her father is film director Adel Awad, her mother is actress Randa, and her grandfather is comedian Mohamed Awad. She made her breakthrough playing Hania, a young drug addict, in the 2015 TV series 'Taht El-saytara'. The actress is best known for her roles in TV productions such as 'La tutafiy alshams'(2017), 'Ella Ana' (2020), and 'Harb Ahlia' (2021). The US$30 million plan to overhaul tourism around Egypt's pyramids

[CAIRO] Some 2.5 million people visit the Pyramids of Giza each year with hopes of an epic experience befitting one of the World's Seven Wonders. But for decades, a trip to Egypt's most famous tourist spot meant battling crowds and parrying aggressive hawkers. Now, thanks to a US$30 million revamp that rethinks the experience, seeing the pyramids is finally inspiring more awe than agony. A network of buses whisks visitors around the site, the hard-sells have been tamed – and you can even enjoy some fine dining overlooking the 4,600-year-old monuments. All this officially debuts on Jul 3 – a milestone seven years in the making. In 2018, the Egyptian government signed a public-private partnership deal with Egyptian billionaire Naguib Sawiris' Orascom Pyramids Entertainment (OPE) to overhaul the Giza Plateau, the area west of Cairo on which the ancient structures sit. A soft launch began in early April, allowing OPE to make improvements and address shortcomings ahead of a wider reveal, OPE executive chairman Amr Gazarin said. The firm will operate the location for the next 11 years, drawing revenue not from ticket sales – which the government is solely entitled to – but from VIP tours, sponsorship deals and commercial leases on the grounds. The opening date coincides with the long-awaited inauguration of the Grand Egyptian Museum – the US$1 billion flagship attraction sitting about a mile away. Taken together, the two projects represent some of the biggest strides yet in Egypt's goal of doubling annual visitors to 30 million within a decade. It's a target that would put it roughly on par with Greece, making it one of the most-visited countries in the world. New gate, new rules One of the key changes was to make the Giza Plateau car-free. Instead of driving up a winding road in the shadow of the Great Pyramid, visitors now enter via a gate on a highway 1.5 miles to the southwest. Sign Up Sign Up After passing through the so-called Great Gate and buying tickets, visitors navigate a gleaming hall of introductory exhibits before boarding new hop-on, hop-off buses. Within minutes, they can be dropped off at the feet of the three colossal pyramids, each built from 80 tonnes limestone blocks. The iconic Great Sphinx lies further below. At bus stops around the site they will find facilities that were long-lacking, including upgraded restrooms, formal souvenir stores and cafes. And, with the opening of several eateries in recent years, you can finally order a meal on-site. Khufu's, which serves up a deluxe twist on Egyptian staples and has a terrace overlooking the pyramid built for the pharaoh of the same name, has been ranked one of the Middle East and North Africa's top restaurants by the World's 50 Best. 'It wasn't a good experience before, for sure,' said Mariam Al-Gohary, 37, an Egyptian-Canadian citizen who visited the pyramids in mid-May for the first time in 15 years. 'Now it's like going to the museum,' said Al-Gohary, who works in human resources in Calgary, Alberta. 'It looks like what you would expect a big tourist destination.' Visitor numbers were up almost 24 per cent in April compared to the year before, according to the Tourism Ministry. Egypt's tourist sector is already on a tear and saw record arrivals in the opening months of 2025, though, so it's unclear how much the project itself drove the increase. Tackling horsemen OPE's Gazarin says Egyptian authorities are also helping the company tackle a critical issue: hawkers offering horse and camel rides. They have long been accused of being aggressive and overcharging as they literally and figuratively take tourists for a ride. Al-Gohary from Calgary recalled that when she and her friend rode camels in 2010, the owner demanded extra money to have the animals kneel so they could dismount from them – an infamous ploy. She avoided them altogether on this year's visit. For first-time visitors, it's now easier to avoid getting swept up by the scams. The new setup has denied horsemen and hawkers the access they had to the old entrance, where they were accused of accosting tourists. Authorities have allocated horsemen a separate and relatively isolated area, but many have been defiant and pushed for positions closer to the pyramids. It's a work in progress, says Gazarin, who expects Egyptian authorities to gradually tighten the limits to better ensure enforcement. 'People were afraid to go to the pyramids' because of the issue, he said. He rues the fact the pyramids draw just 2.5 million visitors a year – half of them Egyptian. By comparison, over 12 million went to the Colosseum in Rome in 2023. But Gazarin knows it will take time to build up those numbers, especially in the face of regional conflicts that create some amount of local unpredictability. What matters, he says, is that the numbers trend upwards. 'It's unacceptable the world's most important monument attracts just above one million foreigners.' BLOOMBERG
