Sacramento region's housing market show signs of slowing, real estate experts say
The housing market across the Sacramento region is showing serious signs of slowing, with last month marking one of the worst June's for home sales in at least 25 years, according to real estate experts. In Fair Oaks, seller Erin Narveaz said she's been waiting nearly a year for her home to sell, far longer than expected. "We were thinking we were going to have it sold in a couple months, but it's been almost a year," Narveaz said. She's not alone. Many sellers across the region are facing a similar challenge: fewer buyers, fewer offers and rising frustration. "Just waiting for the right person and that's what we've been doing. That's the hard part," Narveaz added. Real estate agent Johnny Jennings, team lead at Make 4 More Realty, said the slowdown is evident. "May was hard. June was way harder," Jennings said. He believes part of the issue is that sellers haven't adjusted to the reality of the current market. "The market is challenging. The key is it has to be turn-key and has to be priced correctly," he said. For buyers waiting for interest rates to drop, Jennings warns not to count on it happening anytime soon. "What I'm hearing every single day is, 'We're waiting to see what the Fed does.' The Federal Reserve has given no indication they're going to drop rates in June and they're not going to do that in July either," he said. Still, Jennings believes the market may be on the verge of a shift. "We're at what I would call a shoulder market. Is the market going down or is it coming back up? I think a lot of people are sitting on the fence," he said. Currently, real estate experts say most pending home sales in the region received just one offer, a major drop from the competitive, multi-offer days of years past. The average home price across Placer, El Dorado, Sacramento, and Yolo counties now sits at around $638,000. But in roughly 40% of pending sales, sellers had to cut their asking price before a buyer finally made an offer. Until interest rates drop, experts said the sluggish pace may continue, with both buyers and sellers left waiting on the sidelines.

Suspect in deadly Fair Oaks stabbing skipped prison through mental health diversion, sheriff says
FAIR OAKS – Authorities are calling a man's death in Fair Oaks over the weekend "completely preventable" after they say the suspect skipped prison through mental health diversion six months ago. The stabbing happened in the parking lot of Players Sports Pub and Grill near the corner of Fair Oaks Boulevard and Sunrise Boulevard on Sunday around 8 p.m. Deputies said they located a 40-year-old man suffering from multiple stab wounds. The man, who has not been identified, died at the scene. Deputies said 25-year-old Jordan Murray and several other people were involved in a fight with the victim. But the victim walked away and all parties separated. Jordan Murray is accused of stabbing a man to death after he avoided prison time through mental health diversion, the Sacramento County Sheriff's Office said. Sacramento County Sheriff's Office Murray and another person involved in the fight encountered the victim a short time later, deputies said. This was when Murray pulled out a knife from his pocket and began swinging it, ultimately striking the victim across the chest. Murray was located and arrested Monday morning. The Sacramento County Sheriff's Office said Murray committed two robberies in 2024 in which he sprayed the victims in the face with an unknown caustic chemical. In the second robbery, deputies said he was caught trying to flee on an electric bike. But in November, the courts granted Murray mental health diversion for both felonies related to the robberies. "Only six months after his release from jail, Murray committed this completely preventable murder," the sheriff's office said in a statement. Murray is expected to make his first court appearance on Thursday. Sacramento Sheriff Jim Cooper said offenders have to obtain a diagnosis from a mental health counselor and not a doctor, saying it has become a loophole. "The law was supposed to be a compassionate alternative for non-violent offenders," Cooper said in a post on X. "However, it's become a loophole for career criminals, serving as a 'get out of jail free' card." Cooper said he testified three weeks ago to the Assembly Public Safety Committee for the law to be changed, but the bill was voted down. "We need to fix this law before this happens again," Cooper said.

California man accused in recent murder was let out of jail on 'mental health diversion' six months ago
A California man accused of murdering a man last week was released from jail in late 2024 because of his mental health, according to the Sacramento County Sheriff's Office. Jordan Murray, 25, is charged with murder in the May 18 stabbing death of a 40-year-old man in the Fair Oaks area, the sheriff's office said. In May and June 2024, Murray allegedly committed two violent robberies that landed him in jail, but he was released in November 2024 after courts granted him "mental health diversion." "Only six months after his release from jail, Murray committed this completely preventable murder," the sheriff's office said. The sheriff's office said deputies responded to an assault at around 8 p.m. on Sunday on Fair Oaks Boulevard, where the victim was found on the ground in the parking lot with multiple stab wounds. Life-saving measures were attempted, but he died at the scene. Homicide detectives and crime scene investigators began collecting evidence and interviewing witnesses, and learned that Murray and others were involved in a physical altercation involving the victim earlier that day. The victim walked away, which broke up the fight at the time, but later encountered Murray and one of the others from the altercation. Murray allegedly pulled a knife out of his pocket and began swinging it at the victim, slashing him at least once in the chest, causing a "mortal wound," police said. He was located Tuesday morning in South Sacramento County and taken into custody without incident. When announcing his most recent arrest, the sheriff's office said Murray robbed a Dollar Tree in May 2024 and another business in Fair Oaks in June 2024. During both robberies, Murray allegedly sprayed an employee in the face with an "unknown caustic chemical" before fleeing. Deputies apprehended him as he rode away from the second robbery on an electric bike. Murray was arrested and booked into the Sacramento County Main Jail on Tuesday, where he is being held without bail. Jail records show he is now charged with murder and felony robbery, on top of the previous two robbery charges. He is set to appear in court on Thursday.
