No short-term recovery expected in housing market, says MJ Gleeson

Housebuilder MJ Gleeson said the UK housing market 'lacks confidence' and is not expected to substantially improve in the short term. It came as the Sheffield-based company said profits over the past year have been hit by planning delays, the absence of a market recovery and rising costs. The company said it had also come under pressure from a combination of 'increased build costs and flat selling prices' in its Gleeson Homes business. On Friday, the company announced an overhaul of management in the homes business as part of efforts to reduce costs. The London-listed firm said Mark Knight has stepped down from his role of chief executive of Gleeson Homes as a result and left the business. MJ Gleeson said the group has seen some interest from customers but pointed to prolonged weakness in demand. The company said: 'The housing market lacks confidence and remains subdued and the board does not see a short-term catalyst for any substantial improvement. 'However, as reflected in our robust sales rate, there are customers for well-located homes at the right price.' The company said it completed the sale of 1,793 homes in the year to June, up slightly from 1,772 homes a year earlier. It added that profits for the past year are set to be within market guidance of between £21 million to £22.5 million. It said profits for next year are however set to be at the 'lower end' of expectations. Graham Prothero, chief executive of MJ Gleeson, said: 'This was a challenging year for Gleeson. 'As well as external factors, it had become clear that our commercial delivery was not where we needed it to be. 'Over the last nine months we have therefore been implementing at pace management changes which will significantly benefit the business through full-year 2026 and beyond. 'These changes will also ensure the delivery of our strategic objectives.'

Gleeson Homes is expected to pay £316,056 to mitigate the impacts of the new estate, the Local Democracy Reporting Service said.A spokesperson for the firm said: "The site (on land west of Pont Road) lies on the edge of a residential area in close proximity to services and facilities, including access to sustainable travel options such as bus services and footpath links. A housebuilder has announced the appointment of a new a sales director for its Cumbria region. Gleeson Homes, which has its Cumbrian office in Penrith, has appointed Emma Sanderson to the role, bringing with her nine years of experience in the housebuilding industry and more than a decade in financial services. She previously served as sales director at Oakmere Homes, where she helped grow the business from two developments to seven. Frazer Thompson, regional managing director at Gleeson Homes, said: "I am delighted to be welcoming Emma to the team as sales director with her extensive industry track record and in-depth knowledge. "Cumbria is a key area in Gleeson's regional network and has significant potential for growth. "Emma will be instrumental in establishing a comprehensive sales capability in the region as we enter our next phase of growth and continue in our mission to provide affordable, high-quality homes." Before entering the property sector, Ms Sanderson spent 13 years at HSBC as a premier manager. In her new role with Gleeson, she will lead the sales function across Cumbria, working with the regional team to drive performance and support the company's growth plans. Ms Sanderson said: "Gleeson has a clear proposition and an unwavering commitment to quality and affordability, and I look forward to working with the team to drive sales, maximise conversions and deliver the company's significant growth potential. June 3 (Reuters) - Britain's MJ Gleeson (GLEG.L), opens new tab said on Tuesday its low-cost housebuilding unit Gleeson Homes will report annual operating profit about 15%-20% below expectations, citing higher build costs, flat selling prices and a failed land disposal deal. MJ Gleeson - which specialises in affordable housing - operates two divisions, Gleeson Homes and Gleeson Land. The former accounted for 95% of the company's total revenue in 2024. "The pace of the housing market recovery has not been sufficient to offset the cumulative impact on Gleeson Homes' gross margin of a number of headwinds through the year," the company said in a statement. It added that factors including planning delays, which will result in the business selling from fewer sites than previously forecast, will continue to impact the unit's margins into fiscal year 2026.

Plans for 550 homes to be built as part of the Lincolnshire Lakes village scheme west of Scunthorpe have been submitted to North Lincolnshire Council. The project by applicants Hargreaves Land Limited includes a GP surgery with pharmacy, a small nursery and a food shop. Included in the plans are landscaping and habitat areas created to support water voles. The scheme is part of the wider redevelopment of the area, which includes plans to create a series of new villages in one of the largest housing projects in the UK, according to the council. Planning permission for the Lincolnshire Lakes scheme was first granted in 2016. The development is expected to create 6,000 new homes and a business park, set around artificially created lakes connected by water channels. According to the Local Democracy Reporting Service, the proposals for the site named Village One are on land east of the A1077(M), north of Brumby Common Lane. Permission is being sought for a new road off the M181/A1077(M) roundabout and a pedestrian and cycle link to Scotter Road.
