A $25K Down Payment Assistance Grant from FHLB Dallas and First National Bank Texas Helps Dental Assistant Achieve Homeownership
EL PASO, Texas--(BUSINESS WIRE)--A dental assistant is now a proud first-time homeowner, thanks in part to a $25,000 grant that helped cover her down payment and closing costs. Guadalupe Hernandez received the Homebuyer Equity Leverage Partnership (HELP) grant from the Federal Home Loan Bank of Dallas (FHLB Dallas), through its member First National Bank Texas (FNBT). 'Buying a house was my first goal when I made the move to El Paso,' said Ms. Hernandez, who moved from Presidio to put down roots in El Paso, Texas. 'The HELP grant made it possible to buy a good home in a market where everything was either too expensive or too old to be a good long-term investment.' She credits her bank, FNBT, with making a key difference in the homebuying process. 'They were always a step ahead in the process and understood the specifics of my case, helping me qualify for a larger loan,' said Ms. Hernandez. FNBT, an FHLB Dallas member institution, provided Ms. Hernandez with her mortgage and facilitated the HELP grant toward her down payment and closing costs. HELP assists income-qualified, first-time homebuyers with down payment assistance and closing costs. Up to $25,000 per homebuyer is available in Texas and New Mexico and up to $20,000 per homebuyer is available in Arkansas, Louisiana and Mississippi. FHLB Dallas allocated $17 million for HELP this year, up from $15.5 million in 2024. The final round of funding for 2025, $4.25 million, opens on August 1. 'We're proud to play a part in supporting individuals like Ms. Hernandez on their homeownership journey,' said Greg Hettrick, senior vice president and director of Community Investment at FHLB Dallas. 'Through this down payment assistance grant, we hope to ease the financial burden and make homeownership more affordable for individuals and families across our communities.' About First National Bank Texas First National Bank Texas (FNBT) and First Convenience Bank (FCB), a division of FNBT, remain dedicated to providing customers with quality financial products and services. FNBT was originally founded in 1901 in the Central Texas town of Killeen, only 19 years after the city was established. From humble beginnings, FNBT has grown to over $4 billion in assets and operates in over 340 locations in Texas, Arizona, Arkansas and New Mexico. About the Federal Home Loan Bank of Dallas The Federal Home Loan Bank of Dallas is one of 11 district banks in the FHLBank System created by Congress in 1932. Electronic music hub to open near Pearl
Hey Hey Social is bringing a new tune to the Pearl area as Broadway News' newest tenant. Why it matters: The new concept focuses on community, electronic music and providing a much-needed air-conditioned reprieve for customers of Broadway News' popular food and drink trucks, like Mira Matcha, Mila Coffee and Fratello's. The big picture: Edgar Hernandez, a longtime DJ and co-owner of La Casa Frida, is spearheading the project. The goal is to create an indoor hub for the community that's already thriving at the food truck park, he tells Axios. "The space is empty. Why not remodel it, open it up for the community . . . where they can sit inside and have AC," Hernandez says. The mid-century space anchoring the property previously housed retail shops including Richter Goods and Chic'tique. Hernandez expects it to open by the end of the summer. The vibe: By day, Hey Hey Social will feature soft beats for coworking and laid-back hangouts. At night, it will transform into a lounge-like social spot with plans to eventually serve beer and wine. "The ultimate goal is to have a dedicated hub or venue for electronic music in all its forms," Hernandez says. Hernandez says it was intentionally remodeled to preserve its 1960s charm. What's next: Hernandez is planning weekend programming like "Breakfast and Beats" with Fratello's, plus open-deck nights to showcase aspiring DJs.

Ex-Patriots OC makes admission on Rob Gronkowski-Aaron Hernandez duo
Former New England Patriots offensive coordinator Bill O'Brien revealed some secrets as to how the Patriots offense was functioning at a high level with Rob Gronkowski and Aaron Hernandez as the tight ends. He sat down with Jon Meterparel on The Bill O'Brien Podcast with Jon Meterparel and admitted teams didn't know how to play against the Gronkowski and Hernandez duo. 'When we got Hernandez and we went 12 personnel, then teams didn't know how to play us," said O'Brien. "They would try base, and we would run them out of that with passes. And then they would go to nickel, and we could run it or throw it. Then, they would go to dime, and Bill Belichick was a genius on the sideline when it came to this stuff. He's like 'They're going dime, go fast, you're trapping them in dime.' So, we would trap teams in dime and just go tempo and run the football.' Gronkowski and Hernandez came into the league together in 2010. They played three seasons with one another and formed one of the greatest tight end duos of all time. It would be hard to find a greater mismatch for a defense than having to deal with Gronkowski and Hernandez at the same time. They were a true nightmare matchup for opponents. Hernandez was arrested and indicted on murder charges, abruptly ending his career with 175 receptions for 1,956 receiving yards and 18 touchdowns. Meanwhile, Gronkowski went on to win four Super Bowls in a career where he posted 621 receptions for 9,286 yards and 421 touchdowns. Many believe he is the greatest tight end in NFL history. One can only imagine how unstoppable the duo might have become if they had played with each other longer. Follow Patriots Wire on Twitter and Facebook.
