First-time buyer demand in cities soars - with one trendy Scottish city seeing a HUGE spike
First-time buyers have been flocking to cities over the last decade, new data shows. Across Britain's 50 largest cities, demand among first-time buyers has risen by 16 per cent since 2015, Rightmove said. This was at the expense of coastal towns, where the number of people looking to get on the property ladder flatlined thanks to soaring prices and poor connections. However, Dundee in Scotland, a city with a coastal outlook, managed to buck the latter trend and saw the biggest spike in demand from first-time buyers in the last decade. Rightmove's analysis compared demand from first-time buyers between January to May 2025 against the same period in 2015. Its figures suggest first-time buyer demand in Dundee surged by 176 per cent in the last decade. Dundee is Scotland's fourth largest city, and has been undergoing a rejuvenation in recent years thanks in part to its thriving arts, design and food scenes. It is home to the University of Dundee, the Law conservation site, the V&A Dundee and attractions like Broughty Castle. The city has various shopping centres and a myriad of restaurants and pubs. Kyle Anderson, managing director of McIntyre Properties in Dundee, told This is Money: 'This is a trend we have seen in recent years, given the level of investment and development in the city it has become a desirable place to live in many areas, but also remains relatively affordable compared to the rest of the country. 'There are different types of first time buyers as in any location, but many opt for the West End, as there are many traditional flats in this area which are close to the city centre. Others may go for some of the readily available former local authority houses a little further from the city centre as they are well-sized for couples, small families at a very affordable price point.' While Dundee took the top spot for first-time buyer growth, Edinburgh saw the second largest rise in demand in the period, climbing 91 per cent. Doncaster came in third place, with a 74 per cent increase in demand from first-time purchasers. Liverpool and Plymouth took fourth and fifth place, with demand from first-time buyers rising over 70 per cent in both cities. Glasgow, Preston, Winchester, Newcastle upon Tyne and Newport also performed strongly. Only London failed to follow the city trend. Overall first-time buyer demand in London fell 7 per cent versus ten years ago, with higher asking prices a likely contributor., Rightmove said. While most cities proved popular, on average, the number of future first-time buyers looking to move to popular coastal areas was 'completely flat' compared with ten years ago. For many first-time buyers, proximity to work and public transport is key, as is affordability. Colleen Babcock, Rightmove's property expert, said: 'We've seen a number of changes to the property market over the last ten years. 'Perhaps most notably is during the pandemic, when many people temporarily left cities and looked to the coast or countryside.' She added: 'Comparing where we are now versus a decade ago, it looks like there's even more appeal from potential first-time buyers to live in cities, though the data does show that it can vary quite widely from city to city, and it will also depend how first-time buyer friendly a particular location is in terms of the type of homes that are available for sale. 'Coastal areas haven't seen the same level of growth as cities from this type of buyer, and again it may be partly due to the availability of suitable homes in these areas for first-time buyers as well as affordability.' Mary Lou-Press, president of NAEA Propertymark, said: 'Coastal locations can offer a slower and more picturesque quality of life, compared to the vibrant fast-paced atmosphere of many cities. 'The latter can be appealing for younger people due to greater economic opportunities, cultural attractions, and diverse amenities. 'It's likely we will continue to see a shift in first time buyer activity within city centres as London remains increasingly desirable yet unaffordable for many people stepping onto the property ladder for the first time. 'This is likely pushing many to enter more affordable cities and it's unsurprising that Scottish cities are placed firmly at the top, as these can offer a blend of career opportunities, landmarks, and access to green spaces, all at a lower cost than many other major UK cities.' High-speed Airo trains are coming to Seattle
Seattle is a step closer to getting new, faster Amtrak trains. Driving the news: Construction has begun at Amtrak 's Seattle maintenance facility to help launch the company's new Airo trains, which can travel 125 miles per hour. Why it matters: The trains — which promise faster and more comfortable rides — are set to debut first on the Amtrak Cascades route, which connects Seattle to Portland and Vancouver B.C. The trains are slated to be in service on the route by the end of next year, according to Amtrak spokesperson W. Kyle Anderson. State of play: In the meantime, Seattleites may notice major work happening in SoDo. By the numbers: The $300 million maintenance facility will stretch 600 feet — almost two football fields. That's long enough to accommodate the full Airo "trainset," which can't be separated like older railcars, Anderson told Axios. 500,000 gallons of groundwater will be pumped out daily during construction, enough to fill 15 swimming pools. (The site sits on a former tidal bed filled with early Seattle landfill.) The facility will be anchored by steel piles driven 140 feet into the ground, which would stretch out 17 miles if lined up end to end. The bottom line: While Seattle's Airo facility is the second to break ground, after Philadelphia, it will be the first to open, per Anderson.

Takeaways: Heat closes tumultuous regular season with loss on career day for Jaime Jaquez Jr.
A Miami Heat regular season that will be remembered for the Jimmy Butler drama is over. But the Heat hopes its postseason is just beginning. The Heat's tumultuous regular season came to an end in a 119-118 loss to the Washington Wizards on Sunday afternoon at Kaseya Center. Up next for the Heat is a win-or-go-home play-in tournament game against the Chicago Bulls at United Center on Wednesday. The Heat closed the regular season with an underwhelming 37-45 record. It marks the Heat's worst regular-season record since finishing the 2014-15 season at 37-45 and it's only the sixth time the Heat has finished the regular season with a losing record in Pat Riley's 30 seasons with the organization. With the Heat entering the final day of the regular season already locked into 10th place in the Eastern Conference and a play-in tournament matchup against the Bulls, Miami sat a chunk of its usual rotation on Sunday. The Heat was without Bam Adebayo (rest), Tyler Herro (rest), Andrew Wiggins (right hamstring tendinopathy), Alec Burks (lower back discomfort), Pelle Larsson (sprained right ankle), Kevin Love (personal reasons), Nikola Jovic (broken right hand), Dru Smith (left Achilles surgery) and Isaiah Stevens (right foot discomfort) against the Wizards. That left only eight Heat players available on Sunday: Kyle Anderson, Josh Christopher, Haywood Highsmith, Jaime Jaquez Jr., Keshad Johnson, Davion Mitchell, Duncan Robinson, Terry Rozier and Kel'el Ware. Meanwhile, the Wizards also had little to play for Sunday after already clinching one of the worst three records in the NBA for the best lottery odds at the top pick in this year's draft. Washington played just seven players in the regular-season finale. The Heat lost Sunday's game in dramatic fashion, using an 11-1 run to rally from a seven-point fourth-quarter deficit and take a four-point lead with 8.5 seconds to play. Two Heat players who were expected to play big roles this season but fell out of the rotation in recent weeks got the chance to play extended minutes on Sunday. One took full advantage and one did not. Jaquez, who received four DNP-CDs (did not play, coach's decision) in the previous nine games, finished the regular-season finale with a career-high 41 points on 17-of-25 shooting from the field, 2-of-6 shooting on threes and 5-of-7 shooting from the foul line to fo with 10 rebounds and seven assists. It's been a disappointing sophomore NBA season for Jaquez after he became just the seventh Heat rookie in franchise history to be selected for the All-Rookie First Team. But Jaquez ended the regular season on a positive note with Sunday's performance. However, Rozier's struggles continued. He closed the last game of the regular season with two points on 1-of-9 shooting from the field and 0-of-4 shooting on threes. Rozier, who began the season as a starter and is the fourth-highest paid player on the roster, has received nine DNP-CDs in the previous 15 games. The good news is the Heat escaped the regular-season finale relatively healthy. None of the nine available Heat players needed to leave Sunday's game early because of an injury. But with Larsson, Love and Jovic all also missing time leading time ahead of the final day of the regular-season, it remains to be seen if any of them will be available for Wednesday's play-in game in Chicago. Smith is out for the rest of the season after undergoing surgery on his ruptured Achilles in December. Christopher and Stevens aren't eligible to take part in the playoffs because they are on two-way contracts. The Heat now waits to learn where it will pick in the first round of this year's draft. The Heat will enter the May 12 NBA Draft Lottery with either the 10th or 11th lottery seed depending on the result of the Sunday's game between the Phoenix Suns and Sacramento Kings. If the Suns lose, the Heat would be locked into the 11th lottery seed that comes with a 9.4 percent chance of landing the top pick and a two percent chance of snagging a top-four pick during next month's draft lottery If the Suns win, the Heat and Suns would be tied for the 10th-worst record in the league. The 10th lottery seed comes with a 13.9 percent chance of getting a top-four pick and a 3 percent chance of landing the top pick during the draft lottery. What happens if multiple lottery teams finish with the same record? Their lottery ball combinations are merged and then divided equally. For example, if two teams are tied, they would each get half of the combined combinations. A random drawing is then held to break the tie and determine the draft order if none of the involved teams jump into the top-four selections during the lottery. But if the Heat wins two road play-in games this upcoming week and makes the playoffs, it would not be part of the lottery and its first-round pick this year would go to the Oklahoma City Thunder — a lottery-protected selection first sent out by Miami in the 2019 trade to acquire Butler. But the Heat is still monitoring the Golden State Warriors' pick that it acquired in the Butler trade in February. Miami will get Golden State's first-round selection this year as long as it falls between No. 11 and No. 30. The only chance of the Warriors keeping their first-round pick this year would be if they end up in the play-in tournament, lose in the play-in and then overcome long odds to get a top-four pick during the lottery. The Warriors enter Sunday in sixth place in the Western Conference and will only fall to seventh place and play-in tournament territory if they lose at home to the Los Angeles Clippers and the the Minnesota Timberwolves also beat the Utah Jazz on the final day of the regular season. Both those games begin at 3:30 p.m. on Sunday. The Warriors enter the final day of the regular season tied with the Timberwolves for the league's 20th-worst record. When teams finish with the same regular-season record but aren't in the lottery, their draft order is determined by a random drawing. Next up for the Heat are two must-win games to extend its season. As the East's 10-place team, the Heat will need to win two consecutive road play-in games just to qualify for the playoffs as the conference's No. 8 seed and clinch a first-round matchup against the top-seeded Cleveland Cavaliers. With the East's play-in seeding set at No. 7 Orlando Magic, No. 8 Hawks, No. 9 Bulls and No. 10 Heat, here's the challenging path to the playoffs that Miami faces ... The East's play-in game between the No. 7 Magic and No. 8 Hawks will be played on Tuesday in Orlando at a time still to be determined and aired on TNT. The winner of this matchup earns the conference's seventh playoff seed and will face the second-seeded Boston Celtics in the first round of the playoffs. The East's play-in game between the No. 9 Bulls and No. 10 Heat will be played on Wednesday in Chicago at a time still to be determined and aired on ESPN. The loser of this matchup is eliminated from playoff contention. Then the East's play-in game between the loser of the Magic-Hawks matchup and the winner of the Bulls-Heat game will be played on Friday in either Orlando or Atlanta and aired on TNT. The winner of this matchup earns the conference's eighth playoff seed and will take on the top-seeded Cavaliers in the first round of the playoffs. To make the playoffs this season, the Heat will need to do something no other team has done. No 10th-place team in either conference has ever advanced past the play-in tournament since this current play-in format was first instituted for the 2020-21 season.

Heat -- without Adebayo and Wiggins -- takes control in fourth to beat undermanned 76ers
Takeaways from the Heat's 117-105 win against Philadelphia on Monday at Kaseya Center: ▪ The Heat unraveled in the third quarter and allowed an undermanned team that had lost 11 in a row to hang around far too long. But Miami took control in the fourth and won a game in which five of the two teams' six best players were sidelined by injuries. The Heat entered having blown a double-digit lead in an NBA-high 21 losses and having squandered an NBA-high 20 fourth-quarter leads in losses this season. It looked like it might happen again, as the 76ers erased a 14-point deficit with a 22-6 third quarter spurt that left them up seven. With the game tied at 88 and just over four minutes left, Duncan Robinson, Kyle Anderson, Davion Mitchell, Kel'el Ware and Jaime Jaquez Jr. super-charged a rally that put the Heat up nine. Miami outscored the 76ers 34-22 in the fourth to break open a game that was tied after three. A loss would have been disastrous for Miami, which clings to hopes to move up from 10th in the jockeying for Eastern Conference playoff position. Next up: a critical game on Wednesday in Chicago, which leads the Heat by a half game for ninth and has already clinched the tiebreaker against Miami. The Heat played with Bam Adebayo (back spasms) and Andrew Wiggins (sore hamstring), while the 76ers played without injured Joel Embiid, Tyrese Maxey, Paul George and several other rotation players. With Adebayo missing only his third game of the season, Erik Spoelstra opened with a starting group of Ware, Haywood Highsmith, Pelle Larsson, Alec Burks and Tyler Herro. Miami surged ahead by 14 points in the second quarter, but that lead evaporated and the game went to the fourth tied at 83 before a group of reserves led a furious 15-3 fourth quarter spurt. The supporting cast was very helpful, to the point that Miami didn't need a huge game from Herro, who had 20 (including two fourth quarter threes) and seven turnovers. Ware nearly had a double double in the first half alone (eight points, 11 rebounds) and finished with 19 points, 17 rebounds and a block in one of the most impressive efforts of his rookie season. The 17 rebounds tied Udonis Haslem and Omer Yurtseven for most rebounds in a game by a Heat rookie. Davion Mitchell, continuing to inject a spark off the bench, chipped in 12 points, nine assists, four rebounds, a block and a steal and hit two key baskets down the stretch. Duncan Robinson hit five of his six three-pointers on an 21-point night and had 12 key fourth-quarter points. Larsson scored all 12 of his points in the first half. Kyle Anderson continued to fill the box score, contributing eight points, eight rebounds, six assists and two blocks and making a handful of big plays in the fourth. Philadelphia hung around in large part thanks for 29 points from Quentin Grimes. The Heat, 19-21 at Kaseya Center, finishes its regular season home schedule against Washington at 1 p.m. Sunday. ▪ Injuries to the Heat's best players continued – a sad irony in the post-Jimmy Butler era: This time, it was Herro returning from a one-game absence and Adebayo and Wiggins sitting out. After missing six in a row with a hamstring injury, Wiggins participated in shootaround on Monday and seems positioned to return for Wednesday's big game in Chicago. The Heat's FanDuel Sports Sun telecast reported there's optimism that both Adebayo and Wiggins also will be available Wednesday. Butler's lack of consistent availability was one of the factors in the Heat bypassing the 2026-27 contract extension he coveted. But while Wiggins has played in only 15 of 30 games since the trade, Butler has played in 26 of 27 games for the Warriors. Four different ailments have sidelined Wiggins since joining the Heat - a hamstring, strained ankle, leg contusion and stomach illness. As for Adebayo, Spoelstra said the spasms began after Saturday's loss to Milwaukee and 'we will treat him day to day.' ▪ The Heat bench, which has been very good over the past eight games (six wins, two losses), continued to give Miami a lift. Players who are usually reserves almost entirely fueled a 10-0 run in the second quarter and gave Miami a needed spark during that 16-3 fourth quarter surge. The Heat's first half run featured threes from Highsmith (who started Monday) and Robinson; a beautiful bounce pass from Anderson to a cutting Robinson for a layup; a Mitchell blocked shot and an Anderson pass to Jaime Jaquez Jr for a layup. In the fourth, Jaquez hit a big three and had a key block; Anderson made several key plays (including two baskets and a lob to Ware for a dunk); Mitchell hit a big driving layup and a three-pointer; and Robinson hit a three and converted a three-point play on a driving layup and foul. Jaquez (five points, five rebounds) logged 14 minutes after playing just 40 minutes in the Heat's past eight games, including none in the past two. Heat point guard Terry Rozier was a healthy scratch. Anderson and Mitchell have helped the Heat's bench become an asset over the past two weeks. On Monday, the Heat outscored the 76ers with 22 with Mitchell on the court and by 17 with Anderson on the court. Heading into Monday, the Heat had outscored teams by 59 points with Anderson on the court in Miami's past seven games and by 76 points with Mitchell on the floor in the past eight games. ▪ Ware moved into a tie for third for most double doubles by a rookie in team history. His 14th on Monday equaled Grant Long's 14 double doubles in Miami's inaugural season (1988-89). Sherman Douglas had 18 in the Heat's second season and Rony Seikaly had 18 in the Heat's first season. They share the team rookie record in that category. Ware's 22 double figure rebound games are now two ahead of Seikaly's previous team record of entered 20th in the league in rebounds per 36 minutes at 11.9, a figure ahead of Rudy Gobert, Evan Mobley, Adebayo (10.1) and dozens of others. His 11 first half rebounds tied Adebayo for most boards by a Heat player in a half this season. ▪ Now the biggest game of the season awaits. A loss on Wednesday in Chicago (36-42) means the Heat (36-43) almost certainly would finish ninth or 10th in the conference and probably 10th. A 10th place finish would require Miami to win two road games to qualify for the playoffs. But a Heat win over Chicago - combined with a Cleveland win at home against the Bulls on Tuesday night - would leave Miami needing only wins against the Pelicans and Wizards to claim the ninth seed, at the very least. Heat wins against Chicago, New Orleans and Washington - combined with a Chicago loss to Cleveland and two Atlanta losses in its last four games - would give Miami the eighth seed. The Heat has been eliminated from contention for the seventh seed.
