A rare plot of land next to Lake Windermere has come on the market for the first time in 300 years with a £1.2m guide price. The 32 acres of mixed ancient and semi-natural woodland fronts on to the the lake and estate agents have described the sale as a 'once in a lifetime opportunity'. The land, which provides direct access to the eastern shore of the lake, is being offered for sale by informal tender, final offers to be sent to estate agents by Thursday, September 18. The land is described as perfect for nature conservation, quiet enjoyment, and 'long-term stewardship'. Mark Barrow, director of H&H Land & Estates, said: 'It is impossible to overstate just how remarkable and a one off this opportunity is. 'Windermere for me is without a doubt the Lake District's most iconic lake and along with what can only be described as an unspoilt woodland paradise, this parcel gives the new owners direct access to their own private stretch of waterfront on one of the world's most admired and famous lakes. 'The potential this property offers is genuinely unique and it will appeal to the widest range of buyers, from local property owners and investors to lifestyle purchasers, conservationists, and those looking to secure their own secluded foothold in the heart of the Lake District National Park.' The woodland, which is free from environmental stewardship or woodland schemes, is crossed by a network of 'well-maintained' hardcore tracks and benefits from natural water supplies. The land will be sold as a whole, with a guide price of £1 million to £1.2 million, or in three lots, with guide prices ranging from £150,000 to £550,000. The first lot, with a guide price of £300,000 to £360,000, is made up of 7.92 acres of woodland with 184 metres of lake frontage and includes a site with lapsed planning permission for a proposed forestry building. The second lot, with a guide prices of £530,000 to £550,000, is made up of 12.12 acres of woodland with 350 metres of lake frontage. The third lot, which has a guide price of £150,000 to £210,000, is made up of 12.48 acres of woodland with around 80 metres of lake frontage.

Ella takes on Windemere swim to raise £1,350 in memory of her dad
A 25-year-old who described herself as a 'novice swimmer' braved choppy conditions to swim two miles of Lake Windermere as a tribute to her dad. Ella Mason was taking part in last weekend's Great North Swim and raised £1,350 for the Royal Preston Hospital's Critical Care Unit in memory of her dad William. Ella, from Clitheroe, took on the challenge to thank the unit's staff for going 'above and beyond' in the care they gave to William. Despite the treatment he received, William passed away in February, aged 61, after contracting a Staph (Staphylococcus) infection. Ella, who now helps run the family farm with mum Fiona and brother Matthew, said: 'Dad was never ill. 'He was physically strong, but he came down with what we thought was flu. "Dad was never one for doctors but mum took him to the Urgent Care Centre in Burnley. 'Initially, he was sent home, but when he went back, he was taken by ambulance to Royal Blackburn Hospital and then on to the Critical Care Unit in Preston. 'By this time, the infection had spread all the way down his spine, but staff on the Critical Care Unit took on a very complicated surgery to remove a spinal abscess, after which dad was put in an induced coma. 'We were never given any guarantees but dad was so strong, he came round. "He got to see Matthew, who had been working in Australia but immediately flew home when told dad was ill. "Dad received the most exceptional care from all the staff, who went above and beyond. They also cared for us as a family.' Ella added: 'The swim was tougher than I thought it would be because it was very windy and the waves were huge. "I lost my cap and goggles in the first quarter mile, which knocked my confidence, but I made it. I'm very grateful to everyone who sponsored me.' Ella raised her donation through an online fundraising page at the Arla Great North Swim's Enthuse website, and she's hoping to add to it by organising a 13-mile sponsored walk from dad's home village of Dunsop Bridge to Clitheroe on September 6. Lucy Clark, a fundraiser for Lancashire Teaching Hospitals Charity, which supports the Critical Care Unit as well as other units and wards at the Royal Preston and Chorley and South Ribble Hospitals said: 'Congratulations to Ella on achieving a tough swim in tough conditions. "We are incredibly grateful to her for her support. 'We know the last few months must have been very difficult for Ella and her family, so for her to go to the time and effort to thank staff in this way is so generous and means a great deal to everyone in the critical care team.'

Bury boss to celebrate anniversary with Lake District challenge
A Bury business owner is making a huge splash in Lake Windermere to celebrate the third anniversary of his company. Jobstore UK owner Gary Bradley has announced he will undertake a 5km open water swim in the late on June 13 to raise vital funds for charity partner, Positive Action in the Community (PAC). The company focuses specifically on giving easy access to 'good, meaningful work' to everyone and providing dedicated support for veterans transitioning to civilian careers. North West water supplier's profit doubles as it hikes customer bills
Water firm United Utilities' profit more than doubled last year before it hit customers with a steep rise in bills in April. The company's more than seven million customers across the North West are seeing their water bills rise by an average of 32% over the next five years. But the biggest annual rise came in April this year, when bills surged by an average of £86 for a typical household. The increase is designed to fund £13.7 billion of upgrades to its pipes and sewers, after the company was accused of illegally pumping raw sewage into Lake Windermere in recent years. But for the year ending March 31, as it geared up to charge customers more, United Utilities' pre-tax profits also more than doubled to £355 million. And it said on Thursday that it will increase its dividend payout to investors by 4.2% to 34.6p. Chief executive Louise Beardmore said: 'We have delivered another strong set of results for customers, communities and the environment in the North West.' She pointed to the company cutting sewage spills per storm overflow by a quarter last year. The company was recently accused of failing to report more than 100 million litres of untreated sewage that it illegally dumped into Windermere over a three-year period. Ms Beardmore told MPs in February that United Utilities' record on spills and flooding 'isn't good enough'. She took home a pay packet of £1.4 million last year, made up of a base salary worth £690,000, plus benefits, bonuses and long-term share awards. The UK's privatised water companies have faced growing public outrage over the extent of pollution, rising bills, high dividends, and executive pay and bonuses. The results come after a survey revealed households' trust in water companies has fallen to a new low amid the crisis. Fewer households – 53%, down 2% on last year to another all-time low – believe the amount water companies charge is fair, according to the Consumer Council for Water's (CCW) annual Water Matters study.
