Organised by Fo Guang, the Seremban branch of the Buddha's Light International Association Malaysia (BLIA), the non-competitive event drew participants of all ages and backgrounds for a morning dedicated to active wellness. BLIA Malaysia Seremban branch chairman Andy Hoi said the event not only provided an excellent platform for physical activity but also reinforced the importance of vegetarianism and environmental awareness. 'At BLIA, we believe in the power of community and wellness. VegRun 2025 is about building a healthier and more united society, one step at a time. 'We're proud to be part of this meaningful movement,' he said, adding that this year's event exceeded expectations with a record turnout. The event was held at the d'Tempat Country Club in Bandar Sri Sendayan with property developer Matrix Concepts Holdings Bhd (Matrix Concepts) as the main partner and venue sponsor. Hoi said the strong support of Matrix Concepts reflected their shared commitment to community well-being, sustainability and fostering a healthier, more connected society. Matrix Concepts' involvement in the event, said executive director Kelvin Lee, reflected the group's commitment to support such initiatives. 'At Matrix Concepts, we believe vibrant communities are built on healthy lifestyles and a shared sense of environmental responsibility. 'Supporting VegRun reflects our dedication to sustainability and to bringing people together for a greater purpose. MBSB IB remains bullish on property sector amid OPR cut, Johor catalysts
KUALA LUMPUR: MBSB Investment Bank Bhd (MBSB IB) remains sanguine on the property sector, given the healthy buying interest in the second half of 2025, with the Johor-Singapore Special Economic Zone and the Johor Bahru–Singapore Rapid Transit System continuing to be catalysts to the sector. In a note today, the investment bank said the recent overnight policy rate (OPR) cut will boost buying sentiment for properties. 'Hence, we maintain our positive stance on the sector, with Mah Sing Group Bhd, UOA Development Bhd and Matrix Concepts Holdings Bhd as our top picks. 'We like Mah Sing as its strategy of selling affordable residential property will sustain its new sales growth while the recent OPR cut will increase affordability among buyers, specifically first-time home buyers,' it added. MBSB IB said it also favours UOA Development for its decent dividend yield of 5.6 per cent, compared to the compressed Malaysian Government Securities (MGS) yield of 3.4 per cent and average real estate investment trust (REIT) yield of 4.4 per cent. 'Besides, UOA's recent maiden venture into the Johor property market will support new sales growth in the future. 'Meanwhile, we see a strong catalyst from MVV City to Matrix Concepts, which will provide an earnings catalyst on top of the stable contribution from Bandar Sri Sendayan. Making recycling convenient, rewarding in Bandar Sri Sendayan

A DEVELOPER has unveiled a drive-through recycling centre in its Bandar Sri Sendayan township, underscoring its commitment to environmental sustainability and community empowerment. Pusat Pandu Lalu KITARecycle at d'Tempat Country Club in the township near Seremban, Negri Sembilan, allows residents to conveniently drop off recyclables such as paper, plastics, aluminium, e-waste and fabric. The initiative by Matrix Concepts Holdings Bhd is supported by integrated solid waste management and public cleansing provider SWM Environment, Seremban City Council and fabric recycling social enterprise Kloth Cares. Matrix Concepts co-chief executive officer Chai Keng Wai said the initiative was built around a rewards-based recycling system via SWM Environment's KITARecycle app, which empowers users to convert recyclables into redeemable points and ultimately, cash. 'Our ambition with the recycling centre is simple – to make recycling easy, rewarding and a natural part of everyday life. 'At the heart of this initiative is a simple but powerful idea, that people are more likely to care when they see the impact of their actions,' Chai said. Since its inception in 2019, the KITARecycle programme has collected over 716 tonnes of recyclable waste in Negri Sembilan. Through the app, users can register to track their recycling activities, earn points and redeem them for cash rewards. A unique QR code system ensures a smooth experience for both regular and first-time users. 'Plans are underway to expand the recycling centre concept across Matrix's townships and developments in the Klang Valley and Johor,' said Chai. 'Together with SWM Environment and Kloth Cares, our long-term goal is to achieve 50 tonnes of recyclables collected within the first 12 months of this facility's opening.' He said Matrix Concepts was also setting up KITARecycle stations within its business entities, including the group's headquarters, healthcare facilities, educational institutions and hospitality division, reinforcing their commitment to consistent, accessible and organisation-wide recycling practices. Recyclable items eligible for KITARecycle points collection include paper products such as old newspapers, magazines and cardboard, plastics like PET bottles and containers, aluminium cans, steel items, used cooking oil and e-waste. Kloth Cares fabric upcycling bins have also been incorporated into the initiative to address the growing challenge of textile waste, with donated clothes sorted based on material and condition, with wearable items reused or repurposed. Non-wearable textiles are processed into rags and cleaning cloths, or transformed into new fabric-based products. State local government development, housing and transport committee chairman J. Arul Kumar, who launched the recycling facility, lauded the initiative as a commendable example of public-private collaboration. 'This programme reflects how sustainability can be championed at all levels, from corporations to individual households. 'It supports Negri Sembilan's green agenda and is fully aligned with Malaysia's vision for smart, low-carbon cities,' he said. Also at the launch were Matrix Concepts group executive director Kelvin Lee Chin Chuan, SWM Environment corporate general manager Mohd Norlisam Mohd Nordin and Kloth Cares co-founder and director of operations Sarah Kedah.

We Think That There Are More Issues For Matrix Concepts Holdings Berhad (KLSE:MATRIX) Than Just Sluggish Earnings
The subdued market reaction suggests that Matrix Concepts Holdings Berhad's (KLSE:MATRIX) recent earnings didn't contain any surprises. We think that investors are worried about some weaknesses underlying the earnings. This technology could replace computers: discover the 20 stocks are working to make quantum computing a reality. One key financial ratio used to measure how well a company converts its profit to free cash flow (FCF) is the accrual ratio. In plain english, this ratio subtracts FCF from net profit, and divides that number by the company's average operating assets over that period. This ratio tells us how much of a company's profit is not backed by free cashflow. As a result, a negative accrual ratio is a positive for the company, and a positive accrual ratio is a negative. That is not intended to imply we should worry about a positive accrual ratio, but it's worth noting where the accrual ratio is rather high. For the year to March 2025, Matrix Concepts Holdings Berhad had an accrual ratio of 0.29. Unfortunately, that means its free cash flow was a lot less than its statutory profit, which makes us doubt the utility of profit as a guide. Even though it reported a profit of RM214.0m, a look at free cash flow indicates it actually burnt through RM469m in the last year. We saw that FCF was RM330m a year ago though, so Matrix Concepts Holdings Berhad has at least been able to generate positive FCF in the past. The good news for shareholders is that Matrix Concepts Holdings Berhad's accrual ratio was much better last year, so this year's poor reading might simply be a case of a short term mismatch between profit and FCF. Shareholders should look for improved cashflow relative to profit in the current year, if that is indeed the case. Matrix Concepts registers RM1.38bil new property sales in FY25
KUALA LUMPUR: Matrix Concepts Holdings Bhd recorded new property sales of RM1.38bil in the financial year ended March 31, 2025 (FY25), a 10.4% increase over sales of RM1.25bil in the previous year. In a statement, the property developer said the new property sales was underpinned by a strong performance across its core township developments Sendayan Developments and Bandar Seri Impian, alongside its Klang Valley high-rise project, Levia Residences. There was also maiden contribution from industrial land sales at Malaysia Vision Valley City (MVV City). In FY25, Matrix Concepts posted a net profit of RM214.1mil, down from RM244.31mil in the previous year, on revenue that was also lower at RM1.19bil against RM1.34bil in FY24. The group's earnings per share dipped to 16.37 from 19.52 sen previously. In the fourth quarter alone, Matrix Concept's net profit was RM42.67mil, down from RM60.6mil in 4QFY24, while revenue fell to RM305.17mil from RM353.14mil in the comparative quarter. It said the weaker set of figures was primarily due to the timing of launches and revenue recognition for properties sold in Sendayan Developments and Bandar Seri Impian. "Despite the impact of the timing differences on topline, the group achieved a significant improvement in gross profit margin at 51% in FY25 compared to 46.4% for FY2024. "The margin expansion was primarily driven by a favourable mix, including accelerated recognition from industrial and commercial property developments," it said. In FY25, Matrix Concepts launched projects with a total gross development value (GDV) of RM1.45bil, a 9.8% increase from RM1.32bil previously. "The collective take-up rate for FY25 launches stood at 73% as at March 31, 2025, reflecting robust buyer confidence," it said. Moving forward, chairman Datuk Mohamad Haslah Mohamad Amin said the group is positioned for transformative growth in FY26, supported by a launch target of RM1.6bil GDV in new projects. "These upcoming launches include the first phase of the MVV City's industrial land, a key catalyst for our next growth phase. "Spanning 2,382 acres with a projected GDV of RM15bil, the MVV City development is poised to provide a clear earnings trajectory in the near term and reinforce our long-term confidence," he said.
