Maharashtra to form committee to make Bhiwandi ‘largest logistics hub in Asia'

The Maharashtra government will form a committee in order to realise the plan of making Bhiwandi the largest logistics hub in Asia. The committee will include officials from the Industries and Urban Development Department and Bhiwandi East MLA Rais Shaikh, Industries Minister Uday Samant announced in the Legislative Assembly. During the discussion in the Assembly, MLA Rais Shaikh drew the government's attention to developing Bhiwandi as a logistics hub. 'There is a need to appoint an IAS officer for the Bhiwandi Surrounding Notified Area. 60 villages and Bhiwandi city together have an area of 144 square kilometers, which is 30 percent of Mumbai. All the powers of local bodies are with the authority. Government land worth Rs 3,000 crore is being encroached upon and needs to be saved. If the government is serious about this issue, Bhiwandi will have the biggest share in making the state's $1 trillion economy,' said MLA Rais Shaikh in the Legislative Assembly. Responding to this, Industries Minister Uday Samant said that the largest logistics hub in Asia can be built in Bhiwandi. 'The government agrees to the technical difficulties such as appointing an IAS officer and taking back the powers of MMRDA. Therefore, accepting the request of MLA Rais Shaikh, we will form a committee of four or five people including officials from Industries, Urban Development, and we will move forward after finalising the policy,' announced Minister Uday Samant.

First list of Dharavi eligible slum households released

Mumbai: The first list of slum households (annexure-II) eligible for housing has been released by the Dharavi Redevelopment Project (DRP). The list for 505 structures of Meghwadi and Ganesh Nagar, slums on the railway land at Mahim, was uploaded on the agency's website on Monday. Tired of too many ads? go ad free now Those eligible for free housing in Dharavi will get a 350sq ft tenement, and those post-2000 will get a 300sq ft tenement outside Dharavi, either on the salt pan lands in the eastern suburbs, the Kurla Dairy land, or at Aksa in Malad. DRP, a govt agency, is part of the Navbharat Mega Developers Pvt Ltd (NMDPL), the special purpose vehicle executing the Dharavi slum redevelopment project. Its CEO is the chairman of NMDPL. The DRP/SRA, which is in charge of the survey of slum structures and determining eligibility, has numbered over one lakh structures, and over 80,000 slum households have submitted documents for verification. Sources said the two slums are in sector 6 of the Dharavi Notified Area, and it is the first draft annexure-II that has been released by DRP. The occupants are eligible for housing in various categories. Out of the 505 tenements surveyed here, 101 are pre-2000 structures, and the occupants are eligible for in-situ rehabilitation with free housing. Another 56 tenements will be deemed eligible for in-situ rehabilitation after they pay Rs 40,000 as a transfer fee for ownership. These occupants purchased the pre-2000 slum structure from the previous occupants. Occupants of 13 tenements settled in Dharavi post-January 1, 2000, and prior to January 1, 2011. They will be eligible for subsidised housing outside Dharavi on payment of Rs 2.5 lakh. Another 59 tenements are eligible for the affordable rental housing scheme outside Dharavi. Besides these, occupants of 238 tenements have not submitted all the requisite documents to establish their eligibility for housing under the various schemes. Sources said if the households failed to make the submission by July 5, they would not make it to the final annexure-II list. Activist Raju Korde, founder-member of Dharavi Bachao Andolan, said that from the list it is clear that nearly 75% of the residents will be relocated outside Dharavi. "The govt's agenda to throw Dharavikars out of Dharavi is exposed with this list," he said. S V R Srinivas, CEO of DRP and chairman of NMDPL, said the agency is trying to speed up the process, though verification from different agencies is pending.

Mumbai's Dharavi redevelopment project: Adani Group to develop 43% of land for free sale in the open market

Construction on 43% of the total 108.99 hectares allocated for the Dharavi redevelopment project will be available for free sale in the open market, according to the Master Plan approved by the Maharashtra government. Under this free sale component, Navbharat Mega Developers Private Limited (NMDPL), a special purpose vehicle (SPV) formed as a joint venture between the Maharashtra government and the Adani Group, will be allowed to develop property units on approximately 47.95 hectares. According to sources, the joint venture is likely to launch the first phase of the free-sale component, including residential properties, by the end of the year, timed around the festive season. Over 50% of the residential units in this phase are expected to fall within the affordable and mid-income segments. According to the Master Plan presentation for the Dharavi Notified Area, which spans 251 hectares, the net developable area stands at 108.99 hectares, just over 269 acres. Of this, 47.20 hectares have been allocated for the rehabilitation of Dharavi residents, while 47.95 hectares are designated for the saleable component, which will include residential, commercial, and retail units available in the open market. Additionally, the plan earmarks approximately 40 hectares (about 99 acres) for open spaces. A real estate consultant, speaking on condition of anonymity, said, 'Given the pace of construction and the ongoing survey for the rehabilitation component, there is strong buzz in industry circles that the official launch of the sale component is likely around Diwali or by the end of the year.' The consultant also estimated that approximately 140 million sq ft of built-up area could be released for open market sale. However, real estate consultants believe that the Dharavi redevelopment project could command nearly double this rate, given the comprehensive ecosystem and infrastructure planned as part of the project. Here's why it can be tough According to the Master Plan presentation for the Dharavi redevelopment project, an estimated 72,000 tenants are eligible for rehabilitation. Of these, over 13,000 are non-residential tenants, while the rest are residential. Under the Maharashtra Slum Rehabilitation Act, each eligible resident will receive one rehabilitation unit, regardless of the number of tenements they currently occupy. These units will be 350 sq ft in size, an upgrade from the standard 300 sq ft units offered in other slum redevelopment projects. The first commencement certificate for the rehab portion's construction was received on January 14, 2025, and the end date is seven years later, on January 13, 2032. The timeline for the entire project, including the sale component, is 17 years. An email query sent to NMDPL did not get any response. The story will be updated if a response is received.
