58-acre South Wicklow farm snapped up pre-auction

A 58-acre holding in South Wicklow, featured here on May 28, was due for online public auction on Wednesday June 18, but it was sold beforehand. Located just 1.7km from the village of Knockananna and 11km from Tinahely, the holding was close to the border with Carlow and Wexford, with a public road running through it. The farm was due to be offered in four lots, with David Quinn of Gorey-based auctioneers Quinn Property, describing it as a 'valuable parcel of land' which enjoyed 'an excellent location along the L2004'. The property is in grass with parts of rough grazing and suitable for a number of agricultural uses, with easily accessible fields ideal for grazing or tillage. Prior to the auction, the farm was guiding in the region of €350,000 (€6,000/acre). With such substantial acreage as this, it is unsurprising that the interest pre-auction would be significant. 'There was a nice bit of interest in the property,' Mr Quinn said afterwards, without disclosing what the final price agreed was. He did say, however, it was in excess of the guide price. 35-acre Wexford holding fetches almost €28k/acre at auction

Last featured here just two weeks ago, a 35-acre farm near Gorey, County Wexford, was successfully sold at an online auction last week on Wednesday, May 28. The property had a pre-auction expectation of between €15,000 and €20,000/acre, its location next to the picturesque village of Coolgreaney giving it something of an edge that might bring its value above its purely agricultural usage. The high-quality lands have extensive road frontage and a natural water course. They were in tillage until recently. Prior to the sale, auctioneer David Quinn of Gorey-based Quinn Property said that there were 10 registered bidders – 'mostly local farmers and businessmen.' Lot 1 (4.25 acres) and Lot 2 (30.35 acres) were offered initially, reaching a combined value of €530,000 (€15,100/acre). There appeared to be a stronger appetite for the entire holding (Lot 3). When it was offered to the virtual floor, rapid bidding brought the value to €850,000 (€24,300/acre). Lots 1 and 2 were offered once more and this time the combined value hit €890,000 before another bid on Lot 3 brought it to €910,000. It was only when another round on Lots 1 and 2 brought the combined total to €940,000 that bids on Lot 3 ceased and the property was then declared on the market. Four more bids on Lot 1 brought it to €140,000 (€32,200/acre) and a final bid on Lot 2 resulted in €830,000 (€27,300/acre). With a combined figure of €970,000 (€27,700/acre), it was well in excess of its expectations. Read More Good-value acreage in 58-acre Wicklow farm for June auction

Two Wicklow properties totalling over 90 acres to be sold at auction

Located in Ballymaghroe, 1.7km from the village of Knockananna, the expansive 58-acre property, which is fit for 'a range of agricultural uses' will be sold in one or more lots on June 18 at 12 pm. Comprising lands that are currently in grass and have good road frontage, the property is being offered in four lots. Lot 1 is c. 14.413 acres of good quality grassland with outbuildings, while Lot 2 (c. 17.385 acres) and Lot 3 (c. 26.353 acres) are suitable for rough grazing and have potential for forestry plantation, subject to the relevant planning permission, and Lot 4 is the entire. Noting that the property will 'suit a range of agricultural uses', offering level, easily accessible fields ideal for grazing or tillage, a spokesperson for Quinn Property said: 'The holdings` convenient location and natural layout make an attractive investment for both farming and future development potential. 'Planning for a residence may be achievable, subject to planning permission.' On June 27 at 11 am, a c. 35.6-acre forestry holding in Rosnastraw, 4km from Tinahely, will be sold at a guided price of €220,000 for the 'prime parcel of forestry land'. Featuring extensive road frontage onto the R748, the property is currently growing a crop of mature timber, comprising mainly Sitka Spruce and Scots Pine and a small quantity of Oak, with the Scots Pine planted in 2000 and the remainder in 1994. 'Due to the extensive road frontage, there may be site potential, subject to the relevant planning permission being obtained,' the Quinn Property spokesperson said. 'Whether you're an investor, conservationist, timber harvester, or outdoor enthusiast, this property offers abundant resources and endless potential.'

Good-value acreage in 58-acre Wicklow farm for June auction

Coming up for auction on Wednesday June 18 next is a 58-acre farm in South Wicklow, close to the borders of Carlow and Wexford. The holding is at Ballymaghroe, just 1.7km from the village of Knockananna, 6.5km from Hacketstown, 14km from Aughrim and 11km from Tinahely. 'We're delighted to introduce this valuable parcel of land to the market,' says selling agent David Quinn of Gorey-based auctioneers and online sales specialists Quinn Property. 'The lands enjoy an excellent location along the L2004.' All the land is currently in grass and will suit a range of agricultural uses, the selling agent says. 'It offers easily accessible fields, ideal for grazing or tillage,' Mr Quinn said. 'And the holding's convenient location and natural layout will make an attractive investment for both farming and future development potential." The agent added planning permission may be an achievable goal at some future point on the property. Similarly to most auctions from the same company, this will be an online auction. The ample road frontage allows for the farm to be split into separate lots, which will be presented as follows: Lot 1 consists of 14.4 acres of good quality grassland with a range of outbuildings (price guide: €10,000-€12,000/acre; Lot 2 consists of 17.4 acres of rough grazing suitable for forestry plantation (price guide: €4,000/acre); Lot 3 is 26.3 acres of rough grazing suitable for forestry plantation (price guide: €4,000/acre); Lot 4 is the entire 58-acre holding including the outbuildings.
