Johor seeks idle federal land for affordable housing

Onn Hafiz (second row, centre) and Mohd Jafni (to his right) with recipients of Johor affordable housing scheme certificates and other guests in Bukit Indah 2. — THOMAS YONG/The Star JOHOR is seeking use of 161ha of idle Federal Government land in Kempas, Johor Baru, to build more low-cost houses. State housing and local government committee chairman Datuk Mohd Jafni Md Shukor said an application highlighting Johor government's intended use for the plot was sent to Putrajaya earlier this year. 'About 2,000 affordable houses could be built on the land. 'We are only seeking a portion of the overall plot that belongs to the Health Ministry. 'It has been sitting in a prime location without development for more than a decade,' he told reporters at Dewanraya Bukit Indah public hall in Bukit Indah 2, Iskandar Puteri. 'If permission is granted, the state will find its own budget and collaborate with the relevant housing funds and developers for as long as it takes to build as many affordable houses as possible,' he added. Mohd Jafni had earlier accompanied Johor Mentri Besar Datuk Onn Hafiz Ghazi who handed out Johor Affordable Housing (RMMJ) scheme certificates to home owners. He said the state was also looking to upgrade unused or unoccupied federal agencies' quarters to turn into affordable housing for civil servants. 'There is a four-storey block of quarters in Kulai that suits this criteria. 'However, if Putrajaya does not have the budget to repair the building, the state government is willing to fork out the funds and then offer the units to the rakyat as part of the RMMJ scheme. 'With Johor undergoing rapid development and new hospitals opening soon, there are surely many civil servants like doctors and nurses who would want to own a house,' he said. The state government earmarked RM200mil for RMMJ units in the Kempas plot as well as the upgrading of underutilised government quarters in Kulai, he added. 'Johor has taken its own initiative to develop more RMMJ units for the people and hopes for Putrajaya's support in the matter,' said Mohd Jafni. Earlier during the event, Onn Hafiz said out-of-the-box solutions were needed to ensure home ownership. The repurposing of unused federal land for the development of affordable houses was one such answer, he pointed out. He said there was pressing need for RMMJ units as the state government received more than 85,000 applications so far. 'We are not just handing out empty promises as we have already completed 10 main RMMJ projects in various districts. 'We expect to see the completion of more RMMJ developments in Iskandar Puteri, Tebrau, Kulai, Pontian, Batu Pahat, Kluang and Segamat this year and next year,' he said. Onn Hafiz added that millions of ringgit have been spent to repair and upgrade dilapidated homes statewide. He promised that the state would deliver 100,000 RMMJ units by 2030.

Johor eyes vacant Health Ministry land in Kempas for affordable housing

JOHOR BARU, June 13 — The Johor government plans to ask Putrajaya to return vacant federal land in Kempas to develop more affordable homes under the Johor Affordable Housing Scheme (RMMJ). Menteri Besar Datuk Onn Hafiz Ghazi said the state is eyeing a parcel owned by the Health Ministry, The Star reported today. 'We have already completed 10 RMMJ projects and we expect to see the completion of more affordable housing developments in Iskandar Puteri, Tebrau, Kulai, Batu Pahat, Kluang and Segamat for this year and next year,' Onn Hafiz was quoted as saying. On May 27, Kempas assemblyman Ramlee Bohani proposed that unused federal land be repurposed through land swaps for public housing.

Johor seeks return of unused land to build more affordable homes

JOHOR BARU: Johor wants the Federal Government to return unused land to the state so that more affordable homes may be built. Mentri Besar Datuk Onn Hafiz Ghazi said the state is currently looking at a plot of land in Kempas, which is owned by the Health Ministry. 'For the rakyat to own Johor Affordable Housing Scheme (RMMJ) homes, we have to come up with out-of-the-box solutions. 'If the ministry is not using (the land), return it to the state government so we can develop RMMJ units for the rakyat,' he said before presenting RMMJ ownership certificates to homeowners at the Taman Bukit Indah hall here on Friday (June 13). Aside from collaborating with Putrajaya, Onn Hafiz said the state would also work with the developers and state agencies such as the Johor Islamic Religious Council to develop more RMMJ units. He stressed that there was a pressing need for affordable homes, as the state government has received more than 85,000 RMMJ applications so far. He said the state would keep to its promise of delivering 100,000 RMMJ units by 2030. 'We have already completed 10 RMMJ projects and we expect to see the completion of more RMMJ developments in Iskandar Puteri, Tebrau, Kulai, Batu Pahat, Kluang and Segamat this year and next year,' he added.

No agents appointed for Johor affordable housing applications

JOHOR BARU: The Johor government has not appointed any agents or middlemen to handle affordable housing applications, including those under the Rumah Mampu Milik Johor (RMMJ) scheme. State Housing and Local Government Committee chairman Datuk Mohd Jafni Md Shukor stressed that all applications must be made directly by the applicants via the official e-Rumah Johor online portal. "Since the implementation of e-Rumah Johor at the end of 2022, developers are required to register and sell their units transparently through the online platform," he said today after the Johor Housing Development engagement session. "The system is legally enforced to eliminate fraud and prevent third-party interference in the application process," he added. Prior to 2022, applications were submitted manually and handled directly by developers. Jafni urged the public not to fall prey to advertisements or individuals claiming to offer affordable homes on behalf of the state or private developers. He said that despite the mandatory digital system, scams involving fake agents were still reported. "There were 18 fraud cases in 2023 alone, involving losses totalling RM155,000. "In some cases, applicants were charged up to RM15,000 by individuals posing as housing agents," he said. "Most victims were desperate applicants whose documents did not meet the eligibility criteria." He warned the public against engaging with any so-called agents claiming to secure housing approvals. "All applications must go through the e-Rumah portal. Those needing assistance should visit the state secretariat office in person," he said.

RM155,000 lost in 2023: Johor govt warns public to avoid middlemen scams over affordable housing

ISKANDAR PUTERI, June 5 — The Johor government today reminded the public that no middlemen or agents have been appointed in the Johor Affordable Housing (RMMJ) application process. State Housing and Local Government Committee chairman Datuk Mohd Jafni Md Shukor said that scams have still been occurring, with individuals posing as middlemen and charging applicants illegal fees of up to RM15,000. 'These cases have been reported to the police and successfully uncovered with 18 cases of fraud involving a total loss of RM155,000 in 2023,' he said at the Johor state housing development management engagement session here today. Mohd Jafni said that prior to 2022, housing applications in Johor were handled manually and were dependent on developers. However, since the implementation of the Johor e-home system at the end of 2022, all developers must now register and sell their residential units transparently through the online portal. 'This measure is part of the law which aims to eliminate fraud and prevent the intervention of middlemen in the home application process,' he said. He added that most victims' applications did not meet basic requirements for the homes, making them easy targets.
