Scotland's most expensive streets revealed – including 53 mega-homes in ‘Millionaire's Row'

One part of the country dominated the list THE NUMBER of millionaire housing rows in Scotland is increasing after a new record was set for £1million-plus sales. Credit: Alamy Edinburgh's New Town, West End and Morningside dominated the sales with St Andrews and Bearsden also featuring. The research from estate agents Rettie & Co shows the market remains dominated by the East of Scotland, including Edinburgh, which accounted for nearly 80 per cent of £1 million-plus sales in Scotland in 2024. The EH3 postcode in Edinburgh, which includes the New Town and West End, is the number one location for seven figure sales with 53 in 2024. Its appeal is said to reflect sustained demand for 'centrally located, architecturally significant homes within walking distance of key city amenities, excellent schools, and cultural institutions'. The EH10 Edinburgh district, which includes Morningside, took second spot with 50 sales. St Andrews in Fife continues to be a strong performer with 24 sales over £1 million in the KY16 postcode last year. The G61 postcode in Bearsden, East Dunbartonshire, was the only West of Scotland area to feature in the top 10 with 16 sales. Simon Rettie, managing director of Rettie & Co, said: 'Scotland's prime residential market continues to demonstrate remarkable resilience, with 2024 marking a record-breaking year for £1 million-plus home sales. 'While Edinburgh and the East remain dominant, it's encouraging to see continued activity emerging in the West. 'Buyers are showing confidence again - a trend we expect to build through 2025.' The top 10 postcodes in Scotland are EH3, EH10, EH4, EH9, EH12, KY16, EH1, G61, EH16 and EH13. Dr John Boyle, director of strategy and research at Rettie, said: 'The Scottish £1 million-plus market has weathered recent economic headwinds and emerged with renewed strength, culminating in a record number of sales in 2024. 'Edinburgh continues to lead the way, underpinned by its established prime districts and resilient buyer demand, while the wider East of Scotland market has consolidated its position as the engine of high-value transactions. 'Encouraging signs are now emerging in the West, with areas like Bearsden showing growth. Meanwhile, the sharp increase in sales just below the £1 million threshold points to a strengthening middle-prime segment, likely to feed future growth in the top tier. 'This is reflected on the ground, with strong demand continuing to drive competition in desirable neighbourhoods. 'With interest rates stabilising and market confidence improving, the outlook for Scotland's high-value residential market in the remainder of 2025 is one of cautious optimism.'
