MHADA reduces prices for more than 6,200 EWS houses in Thane district

The Konkan Housing and Area Development Board (KHADB), which falls under the Maharashtra Housing and Area Development Authority (MHADA), recently reduced the sale prices of 6,248 houses under the Pradhan Mantri Awas Yojana (Urban) in Thane district. These residences in Shirgaon and Khoni villages of Kalyan are now on sale at revised rates on a 'First Come, First Served' basis. 'The price cuts are intended to benefit residents of the EWS (Economically Weaker Section) category,' said Revati Gaikar, Chief Officer, KHADB. 'Eligible homebuyers are invited to apply for the scheme while stocks last,' she added. Sanjeev Jaiswal, Vice President and CEO, MHADA, approved the price revision. The sale price of 5,236 units in Shirgaon has been reduced by Rs 1,43,404 per unit from Rs 2,072,146. The new sale price of each of these units is now Rs 19,28,742. The cost of 1,012 houses in Khoni has been reduced by Rs 1,01,800 per unit from the original price of Rs 2,013,500. The homes are now up for sale at a new rate of Rs 19,11,700 each.

According to MHADA, there is no deadline for purchasing homes under the First Come, First Served category; sales will continue until all units are sold. Income slab criteria Under the EWS category, individuals with a family income of up to ₹ 6 lakh per annum are eligible to apply. Those earning between ₹ 6 lakh and ₹ 9 lakh can apply under the Lower Income Group (LIG) category. Applicants with a family income between ₹ 9 lakh and ₹ 12 lakh fall under the Middle Income Group (MIG) category, while those earning above ₹ 12 lakh per annum are eligible under the High Income Group (HIG) category. Sanjeev Jaiswal, vice president and chief executive officer of MHADA, told reporters in April 2025, "The MHADA is planning to announce a lottery draw of about 5,000 homes this September-October. " Jaiswal said, "The affordable homes will be announced in different locations of Mumbai, and the details are being finalised. MUMBAI: The price of 6,248 flats in Thane, built as part of a government scheme for lower income groups, has been reduced between ₹1.01 lakh and ₹1.43 lakh, by the Konkan board of the Maharashtra Housing and Area Development Authority (MHADA). The reduction was due to a lack of response from buyers when the flats were launched in 2024. To provide housing to the economically weaker section (EWS) struggling to buy their own homes, the Maharashtra government is implementing the Pradhan Mantri Awas Yojana in urban and rural areas through MHADA. The Konkan Housing and Area Development Board, a regional unit of MHADA, built the 6,248 flats at Khoni and Shirgaon in Kalyan and Badlapur in Thane district. The Konkan board launched these flats in 2024 at a 'First come, first served' basis for the EWS, but when buyers did not respond as expected, the board proposed to reduce the prices. 'Sanjeev Jaiswal, vice president and Chief Executive Officer (CEO) of MHADA, has approved the revised sale price proposal for the flats. As per this approval, the sale price of 5,236 flats under the Economically Weaker Section (EWS) category at Shirgaon has been reduced by ₹1,43,404 per flat. The revised sale price of each flat will now be ₹19,28,742. The sale price of 1,012 flats at Khoni has been reduced by ₹1,01,800 per flat, bringing the new sale price per flat to ₹19,11,700,' said MHADA officials. 'This move will directly benefit eligible applicants, who want to buy these homes under a 'First come, first served' basis,' said Revati Gaikar, chief officer of the Konkan Board. The reduction will cost about ₹85.38 crore in revenue compared to earlier prices, but MHADA hopes these reduced prices will make housing even more affordable for the EWS.

MHADA Konkan Board launches ‘Book My Home' portal for sale of 13,395 unsold flats in Mumbai Metropolitan Region

The Konkan Housing and Area Development Board (KHADB), a subsidiary of the Maharashtra Housing and Area Development Authority (MHADA), on Wednesday initiated an online application process for the sale of 13,395 unsold flats in the Mumbai Metropolitan Region (MMR) through the 'Book My Home' portal. The portal and the application process were started on Wednesday by Sanjeev Jaiswal, Vice President and CEO, MHADA. The portal enables potential homebuyers to see and choose flats in real time under the 'First Come, First Served' (FCFS) category. Earlier, the applicants in the FCFS scheme had no control over which flat they would get. 'With the 'Book My Home' portal, applicants can now see the available flats in real time and select their desired unit and floor according to their eligibility. The portal also gives detailed information at the scheme and flat level, enabling users to make informed decisions,' said Revati Gaikar, Chief Officer, KHADB. The unsold flats are within MHADA projects in Virar (Bolinj), Khoni, Shirdhon, Gotheghar, and Bhandarli. All these units fall under the MMR, with prices varying between Rs 17 lakh and Rs 30 lakh, subject to the area and location of the flat. The whole process from registration to flat choice is entirely online, and there is no manual intervention. Candidates have to upload scanned copies of their Aadhaar card, PAN card, and self-declaration at the time of registration. These documents are automatically verified by a digital system, after which candidates can view the list of available flats. Applicants, upon verification, can book a flat by choosing their desired unit from the available inventory in real time. The booking is done on an FCFS basis.
